About 140 acres flat to undulating country, soil being of good quality; the balance of section runs from easy to steep hills of fair quality, all covered with mixed bush, of which a fair portion has been worked for milling-timber; well watered. Altitude varies from 300 ft. to 2,000 ft. About six miles and a half from Flat Creek Post-office.

Marlborough County.--Heringa Survey District.--Part Tinline Block No. 3.

Sections 9 and 10, Block VII : Area, 1,123 acres ; capital value, £600 ; instalment on deferred payment (excluding interest), £30 ; half-yearly rent on lease, £13 10s.

Altitude from 250 ft. to 2,140 ft. About 180 acres have been burnt and partially sown in grass, but the fern has taken a strong hold ; balance bush, mostly birch. The section is well watered, and the flat along the Tinline River is good, but hill-slopes are rough and stony. Situated from the main Blenheim-Nelson coach-road about five miles--three miles dray-road, balance along a 6 ft. formed track.

Land in the Auckland Land District for Sale or Lease to Discharged Soldiers.

NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder ; and applications will be received at the District Lands and Survey Office, Auckland, up to 4 o'clock p.m. on Monday, the 24th May, 1920.

The lands may be purchased for cash or on deferred payments, or selected on lease for thirty-three years, with right of renewal for further successive terms of thirty-three years and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Auckland, on Wednesday, 26th May, 1920, at 10 o'clock a.m.

The ballot will be held at the conclusion of the examination of applicants.

The block is situated near Lake Rotoma, and is distant about twenty-eight miles by road from Rotorua, fourteen miles from Matata, and five miles and a half from Te Teko. Provision is being made for the construction of the necessary roads of access. The altitude ranges from about 300 ft. to 400 ft. above sea-level at the eastern end of the block, and about 1,200 ft. to 1,300 ft. at the western end. The larger portion of the sections lying to the north and east of Lake Rotoma are undulating to hilly, with flat valleys between the hills and covered with heavy mixed bush and dense undergrowth, the milling-timber being of limited quantity and scattered. The sections lying near Te Teko are partly heavy bush and partly fern land, and are of a more or less rough nature. The soil generally is pumice loam of fair quality resting on pumice and sandstone, and covered with a sprinkling of black volcanic ash. Dairying is being carried on by settlers in the vicinity, and the smaller sections towards the north and west should be adaptable to this class of farming, the larger areas to the east and south being more suitable for grazing. The following sections are watered by creeks or streams : Sections 12, 13, and 18, Block VII, Sections 7, 8, 9, 11, and 13, Block VIII, and Sections 4 and 8, Block XI. The remaining sections are either without water-supply or poorly provided, and artificial means will be required to secure or augment the necessary supply. There is a good rainfall in the locality.

The sections are situated about half-way on the road between Thornton and Te Teko, and all have a frontage to the Rangitaiki River. The land is drained swamp of extremely good quality, all of which is ploughable, and at present covered with rough feed.

In order to bring the sections into a fully productive state, a certain amount of clearing will be required in regard to willow-trees, tea-tree, cabbage-trees, and sweetbrier at present growing on portions of the land.

SPECIAL CONDITION.

The Crown reserves to itself or its delegated authority a full easement of rights to lay pipes for water-supply purposes across any portion of the lands at such depth as shall be approved by the Commissioner of Crown Lands, together with rights of ingress, egress, and regress to and over the land for the purpose of laying, maintaining, repairing, or removing such pipes.
