  • Members of the Land Board will be in attendance at the Courthouse, Dargaville, on Wednesday, 25th February, 1920, at 10 o’clock a.m., for the purpose of examining local applicants who may not find it convenient to appear at Auckland.

The ballot will be held on Wednesday, 25th February, 1920, at the Courthouse, Dargaville, at the conclusion of the examination of applicants.

IMPROVEMENTS.

Improvements not included in capital value, but which have to be paid for separately, are as follows :—

Section 9s.—House valued at £800; to be paid for in cash or by thirty half-yearly instalments of £38 10s. 8d. Total half-yearly payment on lease, £94 15s. 8d.

Section 13s.—House valued at £900; to be paid for in cash by thirty-six half-yearly instalments of £38 10s. 3d. Total half-yearly payment on lease, £85 15s. 3d.

NOTE.—The wool-shed on Section 13 is not included in the price of the land, but is retained by the Department for conversion into cow-sheds as required by new selectors.

The following improvements are included in the capital value of the land :—

Section 1s.—60 chains of boundary fencing (half share) and 10 chains internal fencing, £40.

Section 2s.—103 chains of boundary fencing (half share) and 20 chains internal fencing, £71.

Section 3s.—76 chains of boundary fencing (half share) and 60 chains internal fencing, £98.

GENERAL DESCRIPTION.

This estate, recently acquired from Messrs. Crawford Bros., in whose possession it has been for about thirteen years, has acquired a very high reputation for its sheep-carrying capacity.

The estate lies about eight miles north of Dargaville, on a formed road, and a further road is to be formed this summer, the money for the cost of same having already been raised.

The estate has been subdivided into fifteen farms ranging in area from 154 acres to 536 acres. Four of these sections are still in standing bush, five of the other sections will make good dairy farms, while the rest are grazing propositions.

On approximately 3,000 acres Messrs. Crawford Bros. carried over 6,000 sheep and 80 head of cattle, and brought them through the last dry summer, their wool-clip running out to 140 bales for the season.

All the sections are well watered, and contain sufficient timber for fencing purposes.

Land in the Wellington Land District for Sale or Lease to Discharged Soldiers.

District Lands and Survey Office,
Wellington, 8th January, 1920.

NOTICE is hereby given that the undermentioned land is open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Wellington, up to 4 o’clock p.m. on Tuesday, the 24th February, 1920.

The lands may be purchased for cash or on deferred payments, or selected on lease for sixty-six years, with right of renewal for further successive terms of sixty-six years and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Wellington, on Wednesday, the 25th February, 1920, at 10 o’clock a.m.

The ballot will be held at the conclusion of the examination of applicants.

SCHEDULE.

WELLINGTON LAND DISTRICT.—FIRST-CLASS LAND.

Kiwitea County.—Apiti Survey District.

SECTION 44, Block I: Area, 191 acres 2 roods; capital value, £1,110; instalment on deferred payment (excluding interest), £55 10s.; half-yearly rent on lease, £24 19s. 6d.

Weighted with £170 13s. 6d., valuation for improvements. This sum may be paid in cash or treated as an advance.

Situated about six miles and a half from Ohingaiti, on Mangamaho Road, which is the main road from Ohingaiti to Rangiwahia. Whare-o-toroa Road on the north-west boundary is unformed.

Flat and undulating land; with soil of good quality, on standstone and papa formation; well watered by Mangamaho and other streams. Elevation, 1,000 ft. to 1,500 ft. above sea-level. The bush, which is light, comprises hinau, maire, manuka, &c., with a dense undergrowth.

The improvements comprise fencing, bushfelling, and grassing.

NOTE.—The right is reserved to Mr. H. L. Osborne, the adjoining holder, to remove at any time within three months from date of ballot about 30 cords of firewood now stacked on the section.
