- Buildings.
DESCRIPTION.
The deferred-payment instalments on Sections 1s, 2s, 3s, 4s, and 6s include payment for buildings.
(a.) Interest and sinking fund on buildings valued at £250, payable in cash or by twenty-eight half-yearly instalments of £12 12s. 6d. Total half-yearly payment on lease, £88 18s.
(b.) Interest and sinking fund on buildings valued £300, payable in cash or by twenty-eight half-yearly instalments of £15 3s. Total half-yearly payment on lease, £135 10s. 6d.
(c.) Interest and sinking fund on buildings valued at £50, payable in cash or by twenty half-yearly instalments of £3 4s. 9d. Total half-yearly payment on lease, £117 19s. 9d.
(d.) Interest and sinking fund on buildings valued at £60, payable in cash or by twenty half-yearly instalments of £3 17s. 8d. Total half-yearly payment on lease, £132 18s. 5d.
(e.) Interest and sinking fund on buildings valued at £530, payable in cash or by twenty-eight half-yearly instalments of £26 15s. 4d. Total half-yearly payment on lease, £166 18s. 10d.
IMPROVEMENTS.
The improvements which are included in the capital values of the sections are as follows: Section 1s, 130 chains fencing, valued at £130; Section 2s, 150 chains fencing, valued at £150; Section 3s, 127 chains fencing, valued at £127; Section 4s, 100 chains fencing, valued at £100; Section 5s, 154 chains fencing, valued at £154, and old whare and shed; Section 6s, 185 chains fencing, valued at £185.
The improvements which are not included in the capital values of the sections but which have to be paid for separately are as follows: Section 1s, house of five small rooms, rough cow-shed and small outshed, valued at £250; Section 2s, old house of five rooms, stable and trap-shed, and old wool-shed, valued at £300; Section 3s, old small cottage of four rooms, valued at £50; Section 4s, small cottage of four rooms, valued at £60; Section 6s, good house of six rooms, with pantry, bathroom, and veranda, trap-shed, and cow-shed, valued at £530.
GENERAL DESCRIPTION.
Eaglesham Settlement was purchased from Mrs. E. Montgomerie, whose late husband, Captain Montgomerie, acquired it many years ago. It is situated from eight to ten miles from Wanganui in the Upokongaro district, and is accessible by metalled road. The Makirikiri Post-office, dairy-factory, and school are within easy distance.
A small area of Native land lies between Sections 1s and 2s and the road. Negotiations for the purchase of this area by the Crown are in progress, and if the purchase is made portions of the area will be added to each of the sections mentioned.
The property consists of well-grassed low hills, undulating land, and numerous rich flats, well adapted for dairying, and for the grazing and fattening of sheep and cattle. Possession will be given on 1st April, 1920.
DESCRIPTION OF SECTIONS.
Section 1s.—Situated about eight miles from Wanganui by metalled road. Easy hilly land in grass. A few small patches of shelter-bush have been preserved. Frontage of section is somewhat shady. Pasture is good. Some gorse has recently been grubbed. Soil is a good free loam, on clay formation. Well watered by running stream, springs, and small natural lagoons. Fencing valued at £130 goes with the land. A house of five small rooms built of timber with iron roof and brick chimneys, a rough cow-shed and outshed, all valued at £250, may be paid for in cash or by twenty-eight half-yearly instalments of £12 12s. 6d.
Section 2s.—Situated about eight miles from Wanganui by metalled road. Has small frontage to Aberfeldie Road at back. Easy hilly land, all in good pasture, with a few patches of shelter-bush. Western portion of section is somewhat shady. Some gorse has recently been grubbed. Soil is a good free loam, on clay formation. Well watered by running streams and springs. Fencing valued at £150 goes with the land. A five-roomed house, erected for many years, walls of timber and shingles, iron roof, four fireplaces and range, a stable with trap-shed, &c., and an old wool-shed, all valued at £300, may be paid for in cash or by twenty-eight half-yearly instalments of £15 3s.
Section 3s.—Situated about eight miles and a half from Wanganui by metalled road, easy hilly land, all in good pasture, with a few small patches of shelter-bush. Frontage of section is somewhat shady. Some gorse has recently been grubbed. Has a good homestead-site. Soil is a good free loam, on clay formation. Well watered by running stream and springs. Fencing valued at £127 goes with the land. An old small four-roomed cottage built of timber with iron roof and single chimney, valued at £50, may be paid for in cash or by twenty half-yearly instalments of £3 4s. 9d.
Section 4s.—Situated about nine miles from Wanganui by metalled road. Easy hilly land, all in good grass, with a few small patches of native bush. Somewhat shady towards frontage. Has a good homestead-site. Most of the gorse on the section has been grubbed recently. Soil is a good free loam, on clay formation. Well watered by a running stream and springs. Fencing valued at £100 goes with the land. A small four-roomed cottage, built of timber, with iron roof and one single chimney, valued at £60, may be paid for in cash or by twenty half-yearly instalments of £3 17s. 8d.
Section 5s.—Situated about five miles and a half from Wanganui by metalled road. Easy hilly land, all in grass, with a few small patches of native bush. Gorse on the section has recently been grubbed. Soil is a good free loam, on clay formation. Well watered by running stream and springs. Fencing valued at £154 and an old whare and shed go with the land. The whare and shed have no special value, but will be useful when put in order.
Section 6s.—Situated about ten miles from Wanganui by metalled dray-road. Easy hilly land, in grass, with small patches of bush. Has a good homestead-site and a suitable house. Well watered by running stream and springs. Fencing valued at £185 goes with the land. A good six-roomed house with bathroom, pantry, and veranda, built of timber with iron roof, two brick chimneys (one double), also small trap-shed and small cow-shed, all valued at £530, may be paid for in cash or by twenty-eight half-yearly instalments of £26 15s. 4d.

NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder, and applications will be received at the District Lands and Survey Office, Christchurch, up to 4 o’clock p.m. on Monday, the 29th March, 1920.
The lands may be purchased for cash or on deferred payments, or selected on lease for thirty-three years, with right of renewal for further successive terms of thirty-three years, and a right to acquire the freehold.
Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Christchurch, on Wednesday, the 31st March, 1920, at 10 o’clock a.m.
The ballot will be held at the conclusion of the examination of applicants.
