Land in the Auckland Land District for Sale or Lease to Discharged Soldiers.

NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Monday, the 28th July, 1919.
The lands may be purchased for cash or on deferred payments, or selected on lease for thirty-three years, with right of renewal for further successive terms of thirty-three years and a right to acquire the freehold.
Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Auckland, on Thursday, the 31st July, 1919, at 10 o’clock a.m.
The ballot will be held at the conclusion of the examination of applicants.
SCHEDULE.
AUCKLAND LAND DISTRICT.—FIRST-CLASS LAND.
Waipa County.—Block XII, Alexandra Survey District.—Ngahinapouri Settlement.
SECTION 2s: Area, 50 acres; capital value, £1,560; instalment on deferred payment (not including interest), £78; half-yearly rent on lease, £35 2s.
Section 3s: Area, 57 acres; capital value, £1,780; instalment on deferred payment (not including interest), £89; half-yearly rent on lease, £40 1s.
Section 4s: Area, 75 acres; capital value, £2,320; instalment on deferred payment (not including interest), £116; half-yearly rent on lease, £52 4s.
GENERAL DESCRIPTION.
Ngahinapouri Settlement, purchased from Messrs. N. and D. S. Reid, is situated about twelve miles and a half from Frankton Junction or Hamilton, and about nine miles from Ohaupo Railway-station, by good roads partly metalled. The Ngahinapouri School and hall are distant about half a mile from the block, and cream is collected by cream-cart.
Each section is watered by a good stream, which forms the northern boundary of the block. All sections are practically level, with the exception of a narrow strip along the stream and around three small swamps situated on different sections.
All sections carry a first-class sole of English grasses, except on portions along stream and around swamps. The swamps carry rough feed, and will be first-class land when drained. The strips along the stream contain scrub and fern, with some gorse and rough feed in places. All fences and hedges are sheep-proof.
IMPROVEMENTS.
Improvements included in capital values of sections:—
Section 1s.—About thirty chains of hedge, and half share of about twenty-one chains of hedge and fence, valued at £40.
Section 2s.—Half share of about sixty-two chains of hedge and fence, and thirteen chains of internal fencing, valued at £58.
Section 3s.—Half share of about eighty-nine chains of fence and hedge, and 12½ chains of internal fencing, valued at £80.
Section 4s.—Half share of ninety-two chains boundary hedge and fences, and about 36½ chains of internal fencing, valued at £100.

NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Christchurch, and the local Lands and Survey Office, Timaru, up to 4 o’clock p.m. on Monday, the 18th August, 1919.
The lands may be purchased for cash or on deferred payments, or selected on lease for thirty-three years, with right of renewal for further successive terms of thirty-three years and a right to acquire the freehold.
Applicants must appear personally before the Land Board for examination at the local Lands and Survey Office, Timaru, on Thursday, the 21st August, 1919, at 10 o’clock a.m.
The ballot will be held at the conclusion of the examination of applicants.

CANTERBURY LAND DISTRICT.—FIRST-CLASS LAND.
Geraldine County.—Pareora Survey District.—Hadlow Settlement.
SECTION 1s, Block XVI: Area, 105 acres 2 roods 13 perches; capital value, £2,410; instalment on deferred payment (excluding interest), £120 10s.; half-yearly rent on lease, £54 4s. 6d.
Section 2s, Block XVI: Area, 99 acres 2 roods 7 perches; capital value, £2,480; instalment on deferred payment (excluding interest), £124; half-yearly rent on lease, £55 16s.
Section 3s, Block XVI: Area, 100 acres 3 roods 11 perches; capital value, £2,510; instalment on deferred payment (excluding interest), £125 10s.; half-yearly rent on lease, £56 9s. 6d.
The land above the terrace is good undulating agricultural land on clay subsoil, suitable for mixed farming and fruit-growing. The land below the terrace consists mostly of somewhat steep faces carrying good grass. The sections are watered by the Washdyke Creek and by waterholes, and there is a dam on Section 2s and also on Section 3s. Access is from Timaru, seven miles by good road.
IMPROVEMENTS.
The improvements that go with the land are as follows:—
Section 1s.—166 chains of boundary and interior fencing, valued at £121 5s. 6d.
Section 2s.—109 chains of boundary and interior fencing, valued at £54 10s. 6d.
Section 3s.—119 chains of boundary and interior fencing, valued at £72 7s.

NOTICE is hereby given that the right to cut the milling-timber, consisting of red, white, and black pine, miro, totara, and beech, on the undermentioned section for a term of ten years at the royalty rates mentioned hereunder will be offered for sale by public auction at the District Lands and Survey Office, Invercargill, at 11 o’clock a.m. on Tuesday, the 22nd day of July, 1919, under the provisions of the Land Act, 1908, and its amendments, and the Timber Regulations thereunder.
