Section 5s.—106 chains gorse and wire boundary fencing, 62 chains wire subdivisional fencing, valued at £50.
The improvements which do not go with the land, but which have to be paid for by the lessees, are as follows:—
Section 1s.—The lessee to pay £10 for the right to remove tool-shed from Section 2s.
Section 2s.—Buildings valued at £225, consisting of cottage (three rooms), stable and implement-shed, cattle-yards, fowl-house and run; payable in cash or by forty-two half-yearly instalments of £8 15s. 6d. Total half-yearly payment on lease, £54 15s. 9d.
Section 3s.—Buildings valued at £260, consisting of front part of dwelling (four rooms, other five rooms will be removed to Section 5s), washhouse, coal-shed, dairy, iron implement-shed, and loosebox (on road-line); payable in cash or by forty-two half-yearly instalments of £10 2s. 10d. Total half-yearly payment on lease, £38 1s. 1d.
Section 4s.—The lessee will be entitled to remove from Section 2s buildings valued at £50, consisting of wool-shed and barn, byre, motor-shed (iron), and hut; payable in cash or by fourteen half-yearly instalments of £4 6s. 5d. Total half-yearly payment on lease, £56 3s. 8d.
Section 5s.—Part of buildings, five back rooms (to be removed at lessee’s expense from Section 3s), valued at £250; the Commissioner of Crown Lands to decide how soon such buildings must be removed. Payable by cash or by forty-two half-yearly instalments of £9 15s. Total half-yearly payment on lease, £48 11s. 3d.
The Commissioner or his agent will point out to the lessees concerned the buildings above set down for removal to other sections.
SPECIAL CONDITIONS.
Section 1s.—(a.) The lessee will be entitled to a water-supply as hereinafter mentioned from the well-bore attached to Section 2s, for which he will pay a yearly fee of 10s. to the lessee of that section, and be responsible for all piping, &c., necessary for the connection. (b.) The lessee will remove the fencing at the south-western boundary to the correct boundary of the section when called on to do so.
Section 2s.—(a.) The lessee will maintain in good order the windmill, pump, and well-bore now on the road, and will supply a suitable flow of water to two concrete troughs situate across the road near the boundary-line between Sections 1s and 3s. The lessees of those sections will be responsible for all piping, &c., necessary for making the connection with their respective properties. (b.) The lessee, whenever required by the local body, will remove from the road the aforesaid windmill and pump, and re-erect them over a well-bore on a site approved by the Commissioner, and continue to fulfil the conditions set out above in (a). (c.) The lessee will remove the fencing at the north-east boundary to the correct boundary when called on to do so.
Section 3s.—(a.) The lessee will maintain in good order the windmill, pump, and well-bore situate near the dwelling, and will supply a suitable flow of water to the concrete trough and sheep-dip shown in plan on Section 2s. The lessee of Section 2s will be responsible for all piping necessary for making the connection with his property. (b.) The lessee will be required to remove the loosebox from the road to Section 3s without delay.
Any dispute as to the interpretation of the aforesaid conditions will be decided by the Commissioner of Crown Lands, whose decision will be final. The areas of the sections are subject to alteration.
GENERAL DESCRIPTION.
Allenby Settlement is situated about four miles and a half from Otatau Railway-station, three miles and a half from school by good metalled road. Land consists of low, flat terrace, rich, deep, alluvial deposit, mostly in grass; well watered. Elevation from 190 ft. to 200 ft. Suitable for dairying.

Land in the Wellington Land District for Sale or Lease to Discharged Soldiers.

NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Wellington, up to 4 o’clock p.m. on Friday, the 20th June, 1919.
The lands may be purchased for cash or on deferred payments, or selected on lease for sixty-six years, with right of renewal for further successive periods of sixty-six years and a right to acquire the freehold.
Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Wellington, on Wednesday, 25th June, 1919, at 10 o’clock a.m. The ballot will be held at the conclusion of the examination of applicants.
SCHEDULE.
WELLINGTON LAND DISTRICT.—FIRST-CLASS LAND.
Masterton County.—Tiffin Survey District.—Waingawa Block.
Section 131, Block IV: Area, 17 acres 2 roods 3 perches; capital value, £735; annual instalment on deferred payment (excluding interest), £36 15s.; half-yearly rent on lease, £16 10s. 9d.
Section 132, Block IV: Area, 17 acres 2 roods 3 perches; capital value, £600; annual instalment on deferred payment (excluding interest), £30; half-yearly rent on lease, £13 10s.
Section 133, Block IV: Area, 11 acres 1 rood 27 perches; capital value, £410; annual instalment on deferred payment (excluding interest), £20 10s.; half-yearly rent on lease, £9 4s. 6d.
Section 137, Block IV: Area, 9 acres 2 roods 16 perches; capital value, £360; annual instalment on deferred payment (excluding interest), £30 10s.; half-yearly rent on lease, £8 2s.; interest and principal on buildings, £12 12s. 6d.
NOTE.—The deferred-payment instalment on Section 137 includes payment for buildings thereon.
- Section 137 is weighted with £250, valuation for improvements consisting of buildings, which may be paid for in cash or in fourteen years by twenty-eight half-yearly instalments of £12 12s. 6d.; total half-yearly payment on lease, £20 14s. 6d.
LOCALITY AND DESCRIPTION.
The sections above comprise part of subdivisions of Section 107, Manaia, recently purchased from the Native owners, and are situated about one mile from Solway Railway-station, and about three miles from Masterton, from which there is access by metalled roads; flat land that has been cleared and cultivated; at present in native and mixed grasses. Soil is of good quality, on shingle formation. Sections 131, 132, and 133 are watered by Upper Plain Water-race, and Section 137 at present by well and pump. The existing fences and positions of water-races are shown on plan.
On Section 137 there is a six-roomed dwelling (out of repair), washhouse, and old stable.
The Solway School is within easy distance, and Masterton Dairy Factory within three miles of the sections.
IMPROVEMENTS.
All the improvements are included in capital values, with the exception of dwelling on Section 137, valued at £250, which must be paid for either in cash or by instalments as mentioned above.
SPECIAL CONDITIONS.
Until the buildings are completely paid for the lessee shall keep them insured in the name of His Majesty the King to their full insurable value, and shall deposit the policy with the Commissioner.
The lessee shall, whenever necessary, properly clear from weeds and shall at all times keep open, all drains, ditches, and watercourses upon the land comprised in his lease.
