SCHEDULE.

HAWKE’S BAY LAND DISTRICT.

Woodville County.—Woodville and Tahoraite Survey Districts.—Corby Settlement.

SECTION 1s: Area, 323 acres. Capital value, £3,080. Annual instalment on deferred payment (excluding interest), £154. Half-yearly rent on lease; £69 6s.

Section 2s: Area, 130 acres. Capital value, £2,480. Annual instalment on deferred payment (excluding interest), £124. Half-yearly rent on lease, £55 16s.

Section 3s: Area, 130 acres. Capital value, £2,740. Annual instalment on deferred payment (excluding interest), £137. Half-yearly rent on lease, £61 13s.

Section 4s: Area, 294 acres 3 roods. Capital value, £6,200; buildings, £500. Annual instalment on deferred payment (excluding interest), £335.* Half-yearly rent on lease, £139 10s.; interest and principal, £25 5s.†

IMPROVEMENTS.

The improvements which are not included in the price of the land, but which have to be paid for separately, are as follows: On Section 4s, six-roomed house, implement-shed, whare, and storeroom, valued at £500, which may be paid for in cash, or by twenty-eight half-yearly instalments of £25 5s. over a term of fourteen years. Total half-yearly payment on lease, £164 15s.

The improvements which go with the land, and the value of which is included in the capital value of the sections, are as follows: Section 1s, fencing and small concrete dip, £120; Section 2s, fencing, £43; Section 3s, fencing, £30; Section 4s, fencing, £120.

GENERAL DESCRIPTION.

This settlement of 877 acres 3 roods, divided into four farms, is situated on the railway-line and main North Road between Woodville and Dannevirke, distant about six miles from Woodville and nine miles from Dannevirke, and within a mile of the Maharahara Railway-station. It has been held for the past twenty years by Mr. P. W. Corby, and leased for the last fifteen years. It comprises rich swampy flat requiring draining and clearing, good flat terraces and low hills, with some 150 acres of manuka country, and about 150 acres of steep improved bush country. Generally good black soil on clay, overlaying gravel in places, with light soil on the north-western portion of the block.

About two-thirds of the block is ploughable, and well adapted for the growing of grain and root crops, some good yields of oats having been obtained. Most of the pastures are run out, but by good farming could be greatly improved. Section 1s is suitable for mixed farming, and Sections 2s, 3s, and 4s for dairying and mixed farming. There are two cheese-factories and schools within two or three miles of the block.

The fences, with the exception of the western and southern boundaries, are in fair repair; and all the sections are fenced, except the line between 2s and 3s, and part of the road frontage on 1s and 3s.

The block is fairly well watered by streams and springs, and there is a heavy rainfall, but provision should be made by opening up the springs and constructing dams where necessary in case of a dry season.

DESCRIPTIONS OF SECTIONS.

Section 1s.—Altitude, from about 550 ft. to 700 ft. Open agricultural and pastoral country divided into four paddocks, comprising good terrace flat; black soil on clay. About 110 acres rather poor manuka hills, with gorse and blackberry to the north-east, and low arable hills and slightly undulating country with small patches of manuka to the south-west. About half of the section has been ploughed and laid down in grass, but the grass on the south-west portion is mostly run out. Fairly well watered. Distant about one mile and a half from Maharahara Railway-station.

Section 2s.—Altitude, from about 500 ft. to 560 ft. Open agricultural country, comprising fairly well-grassed flat terrace that has been ploughed, and about 40 acres of rich swampy flat in a rough state, with patches of scrub, flax, and pine bush. About 10 acres in the east corner liable to flood by the backing-up of the stream. There is an old drain intersecting the flat, but it requires clearing and regrading and branch drains cut. Good black soil on clay and gravel on the flat, with lighter soil on the terrace. Fairly well watered. Distant about half a mile from Maharahara Railway-station.

Section 3s.—Altitude, from 500 ft. to 620 ft. Open agricultural country comprising flat fairly well-grassed terrace, good black soil on clay, and about 55 acres of rich swampy flat in a rough state, with patches of scrub, niggerheads, and flax. Fairly grassed and watered. Good black soil on clay. The old drain requires clearing and regrading and new drains cut. The pine bush at present being milled is to be underscrubbed and felled ready for burning by the contractor. Distant about two miles from Maharahara Railway-station.

Section 4s.—Altitude, from about 400 ft. to 670 ft. Open agricultural and pastoral country, divided into seven paddocks, comprising about 140 acres of steep, well-grassed, improved bush country to the south-west, and about 133 acres of flat and slightly undulating fairly grassed country to the east, which also includes about 42 acres of good milling-bush, mostly white-pine, with some matai and rimu, and two small paddocks to the east of the railway-line. Fairly well watered. Good black soil on clay. Distant about three miles from Maharahara Railway-station.

SPECIAL CONDITIONS.

The white-pine bush at the back of the homestead on Section 4s cannot be sold, nor can a license to cut same be granted to any one except pursuant to a license issued in that behalf by the Governor-General in Council; but in the event of such permission being granted, all moneys received by way of royalty or for sale of timber shall be paid to the Receiver of Land Revenue, Napier, in liquidation of the sums owing on the buildings on this section.

Section 3s is subject to certain timber-cutting rights held by Mr. J. Howard, of Maharahara.

Reserves in Southland Land District for Lease by Auction.

NOTICE is hereby given that the undermentioned lands will be offered for lease by public auction at the District Lands and Survey Office, Invercargill, at 11 o’clock a.m. on Tuesday, the 17th day of June, 1919, under the provisions of the Public Reserves and Domains Act, 1908.

SCHEDULE.

SOUTHLAND LAND DISTRICT.

Southland County.—Campbelltown Hundred.

SECTION 63, Block V: Area, 3 roods 7 perches; upset annual rental, 15s.

The section is somewhat rough, but there is a building-site; balance suitable for grazing.

Southland County.—Makarewa Township.

Section 2, Block VII: Area, 13 acres 1 rood 36 perches; upset annual rental, £13.

Four acres wet, covered with stumps and rushes; 6 acres in stumps; and balance has been cultivated.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. Term, twenty-one years from 1st July, 1919.
  2. Right of cultivation, but no valuation for improvements.
  3. No right of renewal.
  4. Eradication of noxious weeds.
  5. The whole of the Makarewa Section to be brought into state of cultivation within ten years.
  6. The areas to be sown down in good English grasses before the expiry of the term of the lease.
  7. No assignment, sublease, or mortgage without consent.
  8. A deposit of a year’s rent at the rate offered, and lease fee (£1 1s.), must be paid on the fall of the hammer.
  9. Lease liable to forfeiture if conditions violated.
