SCHEDULE.

HAWKE’S BAY LAND DISTRICT.—SECOND-CLASS LAND.

Wairoa County.—Taramarama Survey District.—Kahotea Block.

SECTIONS 6 and 7, Block IX, and Section 6, Block XIII: Area, 753 acres 0 roods 33 perches; capital value, £2,600; instalment on deferred payment (excluding interest), £130; half-yearly rent on lease, £58 10s.

The last-mentioned section contains the homestead-site for the block; comprises easy ridges and some ploughable flats on the river; covered with heavy scrub and fern and some light bush.

Sections 6 and 7, Block IX, consist of good soil on easy spurs and ridges; partly covered with fern and light bush, and a patch of heavy bush containing some good rimu; balance in fair pasture; well watered, and lying well to the sun.

Section 3, Block XIII: Area, 748 acres 1 rood; capital value, £2,060; instalment on deferred payment (excluding interest), £103; half-yearly rent on lease, £46 7s.

Consists of easy slopes and a small terrace; all covered with heavy scrub and fern; fair soil, well watered.

Sections 4 and 5, Block XIII: Area, 670 acres 0 roods 8 perches; capital value, £1,830; instalment on deferred payment (excluding interest), £91 10s.; half-yearly rent on lease, £41 3s. 6d.

Mostly comprises easy ridges, with a few flat terraces covered with heavy scrub and fern, and a few patches of open grass country; fair soil, well watered.

IMPROVEMENTS.

The improvements included in the capital values of the sections are for fencing valued as follows: Sections 6 and 7, Block IX, and Section 6, Block XIII, 119 chains, £120; Section 3, Block XIII, 95 chains, £25; Sections 4 and 5, Block XIII, 25 chains, £25.

GENERAL DESCRIPTION.

The block contains portions of the Kahotea and Pikaungaehae Native Blocks, and is about nine miles from Wairoa by the Wairoa-Putere dray-road. A branch road runs through the Cricklewood Estate, a distance of two miles, crosses the Waiau River and passes through Section 6, and on to the Ruapapa Station. Access is also by a bridle-track for about six miles after leaving the Waikaremoana Road at the junction of the Waikau, Taheke, and Waiau Rivers, distant about twenty-two miles from the town of Wairoa. The track continues on through the block to the Ruapapa Station, and is in good order.

The country comprises easy slopes and a few terraces, mostly covered with manuka, scrub, and fern, and some light bush. The soil is pumiceous sand on papa formation, and of fair quality on the hilly country, inferior on the terraces, but capable of considerable improvement by ploughing and careful treatment; well watered by permanent streams. There are a few patches of blackberry and Californian thistle. Altitude varies from 600 ft. to 1,400 ft. above sea-level.

The portion of the block known as “Pikaungaehae” (being Sections 6 and 7, Block IX, Taramarama Survey District, and bracketed with Section 6, Block XIII, of the same district, for homestead purposes) is reached by bridle-tracks through Mr. Peakman’s property and the Ruapapa Estate. Two surveyed but unformed roads lead to Pikaungaehae—one through the Ruapapa Estate, and the other a branch road from the Wairoa-Waikaremoana dray-road, distant about twenty-six miles from Wairoa.

The country generally comprises easy slopes and ridges, a few steep faces, and some ploughable land. The soil is good, lies nicely to the sun, has a good water-supply, and is well adapted for pastoral purposes. There is some fair pasture in places, balance in fern. There is a belt of bush containing sufficient rimu for fencing and building purposes.

Altitude is from 1,200 ft. to 1,500 ft. above sea-level.

Land for Lease by Public Auction for Flax-growing Purposes.

District Lands and Survey Office,
Hokitika, 3rd November, 1919.

NOTICE is hereby given that the undermentioned land will be offered for lease by public auction in one lot at the District Lands and Survey Office, Hokitika, at 2 o’clock p.m. on Wednesday, the 7th day of January, 1920, under the provisions of section 313 of the Land Act, 1908, and the Flax Regulations thereunder.

Approximate area, 500 acres. Term of lease, fourteen years, with right of renewal. Upset annual rent, £20.

SCHEDULE.

WESTLAND LAND DISTRICT.

Crown land in Blocks XII, Waimea, and IX, Hohonu Survey Districts. Estimated area, 500 acres, more or less. Situated about two miles by formed road from Kumara Township. Bounded generally towards the north-west by the southern bank of Black Creek from the right bank of the Taramakau River to the Government pipe-line, and thence by said pipe-line to Payne’s Gully Road; towards the north-east and south-west respectively by said Payne’s Gully Road and right bank of Taramakau River, and extending between these boundaries in a south-westerly direction for a distance of approximately one mile.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. Term of lease, fourteen years, from 1st January, 1920, at expiration of which a new lease for a term not exceeding fourteen years may be granted at rental to be fixed by the Land Board.

  2. The successful purchaser must pay the first half-year’s rent on the fall of the hammer, together with one guinea lease fee.

  3. The lessee shall use the land for the bona fide growth, cultivation, and cutting of flax, and shall within six months of the date of the lease provide either upon the area or on some other approved site a properly equipped flax-mill to be used in connection with the area, and shall maintain such mill during the currency of the lease.

  4. No compensation shall be payable on the expiration or sooner termination of the lease for improvements effected on the land.

  5. The lessee shall have no right to any timber on the land.

  6. Flax must not be cut oftener than once in three years without the express permission in writing of the Commissioner of Crown Lands.

  7. The lease is subject to the provisions of the Mining Act, 1908, and amendments, and the lessee shall have no right to compensation for any damage caused by mining operations or by cutting and removal of timber.

  8. The lessee shall be required to clear all noxious weeds from the land, and prevent their growth and spread.

  9. Lease is liable to forfeiture if conditions are violated.

Full particulars of the lease may be ascertained and Flax Regulations inspected at this office.
