Level land, situated between Peach Grove Road and Day Street, about one mile from Hamilton Post-office.

Rotorua County.-Town of Rotorua.
Section 14, Block XLV: Area, 36-2 perches; upset annual rent, £20.
Undulating land. Soil of fair quality, on pumice formation. Good building-sites; water connection can be obtained from town main.
Sections 2, 3, and 4, Block XLVI: Area of each section, 32 perches; upset annual rent for each section, £20.
Sections 6, 8, 9, and 10, Block XLVI: Area of each section, 1 rood; upset annual rent for each section, £13 10s.
Lots 2 to 4 front Fenton Street, Lot 6 fronts Eruera Street, and Lots 8 to 10 front Amohau Street. All are level and dry, and are situated 300 yards from Rotorua Railway-station, 400 yards from Rotorua Post-office, and about 100 yards from Government grounds, baths, &c.

GENERAL CONDITIONS OF LEASE.

  1. Term of lease, twenty-one years, with perpetual right of renewal for the same term at a rent to be determined by revaluation in accordance with the provisions of the First Schedule of the Public Bodies' Leases Act, 1908.
  2. Rents payable half-yearly, in advance, to the Receiver of Land Revenue, Auckland; the first half-yearly payment, with lease fee (£2 2s.), to be made on the fall of the hammer.
  3. No lease to be assigned, underlet, or the possession thereof parted with except with the consent of the Land Board.
  4. All rates, taxes, charges, and assessments whatsoever to be paid by the lessee.
  5. The leases shall be prepared generally in accordance with the provisions of the Public Bodies' Leases Act, 1908.
  6. Interest at the rate of 10 per cent. per annum to be paid on rent in arrear.
  7. Consent of the Land Board to be obtained before sub-dividing, erecting any buildings, or effecting other improvements.
  8. Lease is liable to forfeiture if conditions violated.

SPECIAL CONDITIONS OF LEASE FOR SECTIONS IN TOWN OF ROTORUA.
9. The lessee shall throughout the term of the lease keep and maintain in good order, condition, and repair, to the satisfaction of the Resident Officer, Rotorua, all buildings, structures, fixtures, and fences which may be erected or placed upon the land.
10. The lessee shall not erect any building until the plan of the same has been first submitted to the Resident Officer or local authority, Rotorua, for approval, and duly approved.

Land in the Canterbury Land District for Sale or Lease to Discharged Soldiers.

NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey

Office, Christchurch, up to 4 o'clock p.m. on Thursday, the 8th January, 1920.
The lands may be purchased for cash or on deferred payments, or selected on lease for sixty-six years, with right of renewal for further successive terms of sixty-six years and a right to acquire the freehold.
Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Christchurch, on Tuesday, the 13th January, 1920, at 10 o'clock a.m.
The ballot will be held at the conclusion of the examination of applicants.

SCHEDULE.
CANTERBURY LAND DISTRICT.-SECOND-CLASS LAND.
Cheviot County. - Cheviot Estate. - Lowry Peaks Survey District.
LOT 1 of Section 2, Block XIV: Area, 695 acres 2 roods; capital value, £5,020; instalment on deferred payment (excluding interest), £251; half-yearly rent on lease, £112 19s.
This section comprises hilly, undulating, and flat land; about 150 acres ploughable. The formation consists of limestone, sandstone, and clay. The soil is of superior quality. The vegetation consists of tussock, clover, and other native and English grasses, with a little scrub and fern. About 100 acres have been ploughed and grassed. The whole section is well watered by the Kaiwara River and small streams. Altitude, 400 ft. to 1,700 ft. About four miles and a half from Ethelton Railway-station by good road.
Lot 1 of Section 1, Block XVII: Area, 514 acres; capital value, £4,320; instalment on deferred payment (excluding interest), £216; half-yearly rent on lease, £97 4s.
This section comprises hilly, undulating, and flat land. The formation consists of limestone, sandstone, and clay. The soil is of superior quality. The vegetation consists of tussock, clover, and other native grasses, with a little scrub and fern. The whole section is well watered by the Kaiwara River. Altitude, 400 ft. to 700 ft. Situated close to Ethelton Railway-station.
Part Section 1, Block VII: Area, 2,000 acres; capital value, £13,020; instalment on deferred payment (excluding interest), £651; half-yearly rent on lease, £292 19s.
All open hilly and undulating country, intersected by deep gullies with generally easy faces and sunny aspect. The formation is sandstone and slate. The soil is generally deep, and of superior quality. The vegetation consists of tussock, clover, and other native and cultivated grasses, with a little scrub and fern in places. The whole area is well watered by the Gower River and other streams. Altitude, 200 ft. to 1,630 ft. There is a good homestead-site on the Leamington Road, and about 200 acres of rich arable land on the top of the spurs. About two miles and a half from Spotswood Railway-station by a good road.
The successful applicant for this section will be required to take out a year-to-year lease over the other part of the section, containing 97 acres 1 rood 33 perches, at an annual rental of £28 8s., and continue to hold it during the currency of this lease.

IMPROVEMENTS.
The improvements that go with the land are as follows:-
Lot 1 of Section 2, 453 chains of boundary and subdivisional fencing, valued at £274 15s.
Lot 1 of Section 1, 190 chains of boundary and subdivisional fencing, valued at £109.
Part Section 1, Block VII, 1,100 chains of boundary and subdivisional fencing, valued at £715; a dip, plantation, and three dams.
