Section 5.—About 120 acres hills covered with inferior birch bush, remainder undulating to steep grazing-country well grassed and well watered, somewhat swampy in places, with patches of rushes. About four miles and a half from Spring-burn Railway-station by good metalled road, excepting about three-quarters of a mile at present unformed.

Section 6.—About 40 acres hills covered with inferior birch bush, remainder undulating grazing-land well grassed and well watered. Access the same as Section 5.

Section 7.—All flat land of good quality, well watered and well grassed. About two miles and three-quarters from Spring-burn Railway-station by good metalled road.

Weighted with £210 for improvements, consisting of three cottages, which may be paid for either in cash or by twenty half-yearly instalments of £13 6s. or out of advances. There is a large shed on this section for removal to Section 2.

IMPROVEMENTS.

The improvements that go with the land are for boundary and interior fencing valued as follows: Section 1, 119 chains, £30; Section 2, 203 chains, £63; Section 3, 348 chains, £125; Section 4, 150 chains, £38; Section 5, 152 chains, £42; Section 6, 164 chains, £44; Section 7, 69 chains, £21.

The improvements not included in the capital value of the land, and which will have to be paid for separately, are as follows:—

Section 3.—Nine-roomed house, dairy, large barn, wool-shed, twelve-bail cow-shed with concrete floor, four-roomed cottage, wood-shed, and six other sheds, valued at £1,230, which may be paid by cash or by twenty-eight half-yearly instalments of £62 2s. 4d.; total half-yearly payment on lease, £153.18s. 4d.

Land in the Auckland Land District for Sale or Lease to Discharged Soldiers.

N OTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Auckland, up to 4 o'clock p.m. on Monday, the 24th November, 1919.

The lands may be purchased for cash or on deferred payments, or selected on lease for sixty-six years, with right of renewal for further successive terms of sixty-six years and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Auckland, on Wednesday, the 26th November, 1919, at 10 o'clock a.m.

The ballot will be held at the conclusion of the examination of applicants.

SCHEDULE.

AUCKLAND LAND DISTRICT.—FIRST-CLASS LAND.
Thames County.—Piako Survey District.
SECTION 11, Block IV: Area, 10 acres; capital value, £200; instalment on deferred payment (excluding interest), £10; half-yearly rent on lease, £4 10s.

Situated at Waitakaruru. Access from Waitakaruru Land-ing, a quarter of a mile distant by metalled road. Partly drained swamp land, 3 ft. above sea-level. General quality of section is good.

SPECIAL CONDITIONS.

  1. The lessee shall within one year from the date of the lease establish upon the land not less than twenty-five colonies of bees, and within two years from the date of the lease not less than fifty colonies in all; and shall thereafter at all times during the term of the lease maintain upon the land not less than fifty colonies in all, and manage and work the land under his own personal conduct and supervision as an apiary according to the best principles of bee-keeping, and to the satisfaction of the apiary experts of the Department of Agriculture.

Any failure to do so will be treated as a breach of the conditions of the lease, rendering it liable to forfeiture.

  1. Applicants will be required to produce evidence that they have previously been practically engaged in bee-keeping, or that they have undergone a full course of instruction in the same.

Situated in south-west corner of Section 7, Otway Settlement. Access from Waihou, six miles and a half distant by formed road, five miles of which is metalled. Level land in grass. Light sandy loam resting on clay formation. Water easily obtained by sinking.

SPECIAL CONDITIONS.

  1.
