Section 268: Area, 12 acres 3 roods 24 perches; capital value, £140; half-yearly rent, £2 16s.

Altitude, 100 ft. to 250 ft. above sea-level. Undulating land, covered with short manuka and fern, all ploughable. Soil, brown loam of fair quality, on clay subsoil; poorly watered. Distant about three miles and a half from Henderson by formed cart-road, of which about two miles and three-quarters is metalled.

Section 255: Area, 10 acres 3 roods 12 perches; capital value, £140; half-yearly rent, £2 16s.

Altitude, 50 ft. to 250 ft. above sea-level. Undulating land covered with light manuka, all ploughable. Brown soil of fair quality, on clay subsoil; poorly watered by small stream. Distant three miles and a half from Henderson by formed cart-road metalled for about two miles and three-quarters.

Opening Lands in Auckland Land District for Sale or Selection.


LIVERPOOL, Governor-General.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1908, I, Arthur William de Brito Savile, Earl of Liverpool, the Governor-General of the Dominion of New Zealand, having received the report of the Under-Secretary in this behalf, as provided by section one hundred and fifty-four of the said Act, do hereby declare that the lands described in the Schedule hereto shall be open for sale or selection on Monday, the twenty-fourth day of November, one thousand nine hundred and nineteen; and also that the lands mentioned in the said Schedule may, at the option of the applicant, be purchased for cash, or be selected for occupation with right of purchase, or on renewable lease; and I do hereby also fix the prices at which the said lands shall be sold, occupied, or leased, as mentioned in the said Schedule hereto, and do declare that the said lands shall be sold, occupied, or leased under and subject to the provisions of the Land Act, 1908.


SCHEDULE.

AUCKLAND LAND DISTRICT.—ROTORUA COUNTY.—TARAWERA SURVEY DISTRICT.

Subdivisions of Run 77, Lake Okareka.

SECOND-CLASS LAND.

SECTION 2, Block II: Area, 1,676 acres 3 roods. Capital value, £1,050. Occupation with right of purchase: Half-yearly rent, £26 5s. Renewable lease: Half-yearly rent, £21.

Section 10, Block VII: Area, 1,297 acres. Capital value, £650. Occupation with right of purchase: Half-yearly rent, £16 5s. Renewable lease: Half-yearly rent, £13. Buildings, £500. Half-yearly instalment of repayment for buildings, £25 5s.

THIRD-CLASS LAND.

Section 11, Block VII, and Section 2, Block III: Area, 2,503 acres 2 roods 38 perches. Capital value, £1,320. Occupation with right of purchase: Half-yearly rent, £33. Renewable lease: Half-yearly rent, £26 8s.

GENERAL DESCRIPTION.

The areas are situated from about seven miles to twelve miles and a half from Rotorua, on the main Rotorua–Okareka Road. Altitude rang from 1,000 ft. to 1,500 ft. above sea-level. Soil carries a deposit of Tarawera ash and sandy mud.

DESCRIPTIONS OF SECTIONS.

Section 2, Block II.—Contains about 200 acres of level land bounding Lake Okareka, covered with fern and scrub; about 1,070 acres of open undulating country; and about 40 acres of broken country, of which nearly three-fourths is covered with light bush, mostly tawa. There is a sufficient quantity of rimu for fencing purposes. Soil is of a sandy pumice nature; watered by lake.

Section 10, Block VII.—Contains about 100 acres of level land adjoining Lake Okareka, about 600 acres of steep broken country, and about 600 acres of undulating country, covered with fern and small patches of light bush and dead timber—this portion lying on a plateau about 600 ft. above the lake level. Soil of fair quality; watered by lake.

Improvements existing on this section comprise four-roomed house, with bath-room; iron roof, and 6 ft. veranda on three sides; sleeping-house, stable, buggy-shed, men’s house of three rooms, chaff-room, and storeroom, all under one roof;
hut, orchard (1 acre), and about 230 ft. of piping; of the total value of £500. The value of improvements are payable in cash, or by twenty-eight half-yearly instalments of £25.5s. each, including capital and interest.

Section 11, Block VII, and Section 2, Block III.—Grouped as one holding, and contains about 400 to 500 acres of level land adjoining the lake, about 1,000 acres of undulating country, and about 1,000 acres of broken land. About 70 acres of light bush, mostly tawa, is situated on the broken country. Area is watered by Lake Okareka, the soil being volcanic sand on pumice formation.
