NOTICE is hereby given that the leases and licenses of the undermentioned lands having been declared forfeited by resolution of the Nelson Land Board, the said lands have thereby reverted to the Crown under the provisions of the Land Act, 1908.

Education Reserves in Otago Land District for Lease by Public Auction.

NOTICE is hereby given that the education reserves described in the Schedule hereto will be offered for lease by public auction at the District Lands and Survey Office, Dunedin, on Wednesday, the 19th day of June, 1918, at 11 o'clock a.m., under the provisions of the Education Reserves Act, 1908, and the Public Bodies' Leases Act, 1908.

SCHEDULE.

OTAGO LAND DISTRICT.—TOWN OF OAMARU.

SECTION 16, Block XXXV: Area, 1 rood; upset annual rental, £5.

Weighed with £750, valuation for improvements consisting of dwellinghouse and outbuildings, concrete wall, asphalt paths, garden, and fencing.

Very good residential section fronting Ure Street, and within easy distance of the post-office. Possession will be given on 27th June, 1918.

Section 6, Block LXIX: Area, 1 rood; upset annual rental, 5s.

A steep and rather inaccessible section, with a frontage to Yare Street. Possession will be given on day of sale.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. The term of each lease will be twenty-one years from 1st July, 1918.

  2. A half-year's rent at the rate offered, and rent for the broken period between the date of possession and 30th June, 1918, lease, registration, and stamp fees, and valuation for improvements, to be paid on the fall of the hammer.

  3. At the end of term lease to be offered by auction for further term of twenty-one years at rent to be fixed by arbitration, the incoming lessee to pay the value of the improvements, which is to be handed over to the outgoing lessee.

  4. No assignment or sublease without consent.

  5. Interest at the rate of 10 per cent. per annum to be paid on rent in arrear.

  6. Consent of the Land Board to be obtained before subletting, erecting any buildings, or effecting other improvements.

  7. Lease is liable to forfeiture if conditions violated.

Land in the Auckland Land District for Sale or Lease to Discharged Soldiers.

District Lands and Survey Office,
Auckland, 21st May, 1918.

NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Auckland, up to 4 o'clock p.m. on Monday, the 8th July, 1918.

The lands may be selected for cash or on deferred payments, or selected on lease for thirty-three years, with right of renewal for further successive terms of thirty-three years, and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Auckland, on Wednesday, 10th July, 1918, at 10 o'clock a.m.

The ballot will be held on the same day as the examination at 2.30 o'clock p.m.

GENERAL DESCRIPTION.

The Pakaraka Settlement, which comprises the properties formerly owned by James Close, Esq., Alexander Bros., and Mrs. Evans, is situated between Kawakawa and Ohaeawai, having about two miles and a half of frontage to the main north road between those places. The nearest railway-station is Otiria Junction (four miles from Kawakawa and forty-two miles from Whangarei), the distances of the various sections from the station ranging from three miles and a half to seven miles and a half. The land varies from rich flat to undulating and hilly, the elevation being between 265 ft. and 550 ft. above sea-level. The soil varies from volcanic to semi-volcanic and clay of good quality, with scoria appearing in some parts. A considerable portion of the settlement has been ploughed and laid down in English grasses, and the pasture is generally of good quality. The settlement as a whole is well watered by springs and streams, most of which are permanent, and the natural supply could be supplemented where necessary at moderate cost. Small portions of Sections 5s, 6s, 7s, 8s, 9s, and 10s are overgrown with gorse, amongst most of which, however, there is good grass. All the sections are partly fenced and subdivided by post-and-wire fencing erected by former owners, which is generally in fair condition. There is a good homestead-site on each section. The nearest dairy factory is at Ohaeawai, about six miles distant, which would serve all selectors to north of the new road through the settlement; those selectors situated to the south of road would probably cart their cream to Otiria Railway-station and then forward it to Hikurangi Factory.
