Land in the Hawke's Bay Land District for Sale or Lease to Discharged Soldiers.

NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Napier, up to 4 o'clock p.m. on Thursday, the 12th December, 1918.

The lands may be purchased for cash or on deferred payments, or selected on lease for sixty-six years, with right of renewal for further successive terms of sixty-six years and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Napier, on Friday, 13th December, 1918, at 10 o'clock a.m. The ballot will be held at the conclusion of the examination of applicants.

Possession will be given on the 1st January, 1919.

SCHEDULE.

HAWKE'S BAY LAND DISTRICT.—SECOND-CLASS LAND.
Hawke's Bay County.—Moeangiangi Survey District.—Arapawanui Block.

SECTION 1, Block XIII : Area, 529 acres ; capital value, £4,100 ; instalment on deferred payment (excluding interest), £205 ; half-yearly rent on lease, £92 5s.

Altitude, from 120 ft. to 1,134 ft. Open pastoral country, comprising fairly easy ridges, and steep sunny faces falling to the Waikoau Stream, and steep southern slopes falling to the Waipatiki Stream. Well grassed and watered, with some fern and manuka scrub ; improved bush country in cocksfoot along the steep Waipatiki face. Good soil on clay, with limestone outcrop. The eastern boundary is fenced, but is out of repair. Distant about twenty-one miles from Napier—twenty miles by Wairoa Road, remainder unformed.

Section 2, Block XIII : Area, 572 acres ; capital value, £4,580 ; instalment on deferred payment (excluding interest), £229 ; half-yearly rent on lease, £103 ls.

Altitude, from 100 ft. to 1,073 ft. Open pastoral country, comprising easy ridges, and steep sunny faces falling to the Waikoau Stream and Arapawanui River, with small flats along the river. Well grassed and watered, with patches of fern and manuka scrub. Good soil on clay, with limestone outcrop. The western boundary is fenced, but requires new posts. Distant twenty-one miles and a half from Napier—twenty miles by Wairoa Road, remainder unformed.

Section 3, Block XIII : Area, 501 acres ; capital value, £3,760 ; instalment on deferred payment (excluding interest), £188 ; half-yearly rent on lease, £84 12s.

Altitude, from 320 ft. to 1,000 ft. Open pastoral country, comprising easy spurs, and gullies falling to the Paratiata Creek, and steep limestone face along the Waipatiki Stream. The north side of the Paratiata Creek and the Waipatiki face comprised improved bush country sown down in cocks-foot, but gone back to manuka and second growth in places. The whole well grassed and watered, with fern and manuka scrub in patches. Good soil on clay, with limestone outcrop. Distant twenty-two miles from Napier—twenty miles by Wairoa Road, remainder unformed.

Section 4, Block XIII : Area, 523 acres ; capital value, £4,190 ; instalment on deferred payment (excluding interest), £209 10s. ; half-yearly rent on lease, £94 5s. 6d.

Altitude, from 50 ft. to 910 ft. Open pastoral country, with patches of fern and manuka scrub, comprising easy ridges, and steep sunny faces and small river-flats; improved bush face in cocksfoot along the Waipatiki. The whole well watered and grassed. Good soil on clay, with limestone outcrop. Distant twenty-three miles from Napier—twenty miles by Wairoa Road, remainder unformed.

Section 5, Block XIII : Area, 583 acres ; capital value, £4,230 ; instalment on deferred payment (excluding interest), £211 10s. ; half-yearly rent on lease, £95 3s. 6d.

Altitude, from 25 ft. to 910 ft. Open pastoral country, with bush in gullies and along the Waipatiki face, roughly 140 acres, and some fern and manuka scrub, with black-berry along the Arapawanui and Waipatiki Streams. Comprises easy ridges and steep broken sunny faces and gullies, with small flats along the river; generally well grassed and watered. Good soil on clay, with limestone outcrop. Distant twenty-four miles from Napier—twenty miles by Wairoa Road, remainder unformed.

Section 1, Block XIV : Area, 517 acres ; capital value, £3,750 ; instalment on deferred payment (excluding interest), £187 10s. ; half-yearly rent on lease, £84 7s. 6d.

Altitude, from 15 ft. to 760 ft. Open pastoral country with bush in gullies, comprising steep sunny faces and spurs, with good flat along the river to the north, and generally unimproved steep faces and spurs, with fern, manuka scrub, and roughly 40 acres of light bush to the south; thick blackberry along the river-flats and terraces, and in the Ruatoitoi Stream;] generally well grassed and watered. Good soil on clay. Distant about twenty-five miles from Napier by coach-road.

Section 2, Block XIV : Area, 445 acres ; capital value, £3,230 ; instalment on deferred payment (excluding interest), £161 10s. ; half-yearly rent on lease, £72 13s. 6d.

Altitude, from sea-level to 750 ft. Generally open pastoral country. The portion to the north-west side of the Arapanui Road comprises easy ridges, with steep broken spurs and faces; about 80 acres of light bush, remainder grass, fern and manuka scrub. The portion to the south-east of the road comprises steep well-grassed spurs and faces, with roughly 50 acres of light bush in the gullies, and about 13 acres of white-pine bush flat and about 8 acres of swampy flat along the Waipatiki Stream. The whole well watered. Good soil on clay, with limestone outcrop. Thick blackberry along the Ruatoitoi and Waipatiki Streams. Distant twenty-two miles from Napier by coach-road.

GENERAL DESCRIPTION.

The Arapawanui Block of 3,670 acres, divided into seven sections, lies to the north of Napier about twenty miles by the main Wairoa Road, and twenty-two miles by the Tongoio Settlement and Arapawanui Roads. Altitude, from sea-level to 1,217 ft.

Situated between the Arapawanui River and the Waipatiki Stream, and running from the coast to the Wairoa Road, it has the Tongoio Settlement on the south, the Tutira and Arapawanui Runs on the north, and the Purahotangihia Discharged Soldiers Settlement on the west.

It was formerly held under Native lease and formed part of the old Tongoio Run, and has been improved by felling, burning, and grassing, but has gone back of recent years, there having been little stock on it for the past two years.

It comprises fairly easy ridges and spurs, with steep faces, and small flats along the Arapawanui River and Waipatiki Stream. Generally well grassed, and watered by numerous small streams, with some fern, manuka scrub, and light bush in the gullies, and blackberry in the Arapawanui, Waipatiki, and Ruatoitoi valleys. Good soil on clay, with limestone outcrop.

It is proposed to construct a road along the main ridge from the Wairoa to the Arapawanui Road, along which small homestead-sites will be found, but water will have to be collected in tanks for household purposes.

The whole block is admirably adapted for sheep and cattle raising, and is capable of great improvement.

The mail-coach via the Wairoa Road leaves the post-office, Napier, at 6.30 a.m. every Tuesday and Friday, returning on the following days ; and via Arapawanui Road on Thursday at 6.30 a.m., returning the same day.

The north and south boundaries of the block along the Arapawanui River and Waipatiki Stream respectively are fenced for the most part with a give-and-take fence-line.

Successful applicants will require to make arrangements with adjoining owners with regard to their share of these fences.

SPECIAL CONDITION.

The existing track along the main ridge is reserved until the road is constructed.
