Land in the Hawke’s Bay Land District for Sale or Lease to Discharged Soldiers.

District Lands and Survey Office,
Napier, 29th July, 1918.

NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Napier, up to 4 o’clock p.m. on Thursday, the 12th September, 1918.

The lands may be selected for cash or on deferred payments, or selected on lease for sixty-six years, with right of renewal for further successive terms of sixty-six years and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Napier, on Friday, 13th September, 1918, at 10 o’clock a.m.

The ballot will be held at the conclusion of the examination of applicants.

SCHEDULE.

HAWKE’S BAY LAND DISTRICT.

SECOND-CLASS LAND.

Hawke’s Bay County.—Puketapu Survey District.

SECTION 12, Block IV: Area, 681 acres; capital value, £3,450; instalment on deferred payment (excluding interest), £172 10s.; half-yearly rent on lease, £77 12s. 6d.

Weighted with £322 10s., being value of five-roomed house, shed, and 50 chains of fencing.

Altitude, from 100 ft. to 1,000 ft. Open pastoral country, with some manuka scrub and light bush in gullies, comprising good ridges and steep and broken faces; about half well grassed, the remainder only partly broken in; badly infested with blackberry on the Wairoa Road face. Poor to good soil on clay, with limestone outcrop; well watered. Small flat with orchard in the south-east corner. Suitable for sheep and cattle grazing. Distant fifteen miles from Napier by Wairoa Road.

Section 4, Block III: Area, 485 acres; capital value, £4,050; instalment on deferred payment (excluding interest), £202 10s.; half-yearly rent on lease, £91 2s. 6d.

Weighted with £120, value of about 119 chains of fencing.

Altitude, from 750 ft. to 1,250 ft. Open agricultural and pastoral country; well grassed and watered. Comprises fairly easy, well-sheltered, sunny slopes intersected by gullies, partly ploughable, with patches of manuka scrub. Good soil on clay, with limestone outcrop. Good sheep and cattle grazing country. Distant about twenty-nine miles from Napier via Napier—Wairoa Road, through Kaiwaka Settlement, whole of which will soon be formed. Access will eventually be eighteen miles from Napier through Eskdale. Successful applicant will be responsible to lessee of adjoining Section 3, Block IV, Puketapu, for half cost of boundary fence between Sections 3 and 4 now being erected.

Hawke’s Bay County.—Maungaharuru Survey District.

Section 2, Block XII: Area, 816 acres; capital value, £5,500; instalment on deferred payment (excluding interest), £275; half-yearly rent on lease, £123 15s.

Weighted with £130, value of improvements comprising one-roomed whare and 72 chains of fencing.

Altitude, from 400 ft. to 1,900 ft. Open pastoral country, comprising easy slopes and ridges, mostly well grassed, with some manuka and fern. Poor to good soil, on pumice and clay. Suitable for sheep and cattle grazing. Distant twenty-five miles from Napier by formed road.

FIRST-CLASS LAND.

Waipawa County.—Takapau Survey District.

Section 21, Block VI: Area, 105 acres 1 rood 24 perches; capital value, £1,900; instalment on deferred payment (excluding interest), £95; half-yearly rent on lease, £42 15s.

Weighted with £276 5s., being value of house, cow-shed and yards, wash-house, and 97 chains of fencing.

Undulating and slightly broken, in grass, and mostly ploughable; water can be obtained from springs or erecting dams. Good loamy soil mixed with shingle, overlying clay and papa. Good dairying land. Distant about five miles and three-quarters from Takapau by formed road.

NOTE.—Loading for improvements may be paid for in cash by the successful applicant, or may be treated as an advance under the Discharged Soldiers Settlement Act, 1915, bearing interest at 5 per cent. per annum, from date of approval of application, for a period of seven years, in which case a mortgage over lease will have to be executed.

NOTICE is hereby given that the undermentioned lands will be offered for sale by public auction, for cash, at the District Lands and Survey Office, Wellington, at 11 o’clock a.m. on Wednesday, 28th August, 1918, under the provisions of the Land Act, 1908, and its amendments.

The Town of Mawaihakona is situated between the Trentham Railway-station, racecourse, and main Hutt Road, within two miles from the Upper Hutt Township. It comprises flat land, with fair soil, but stony, on a gravel formation, and valuable owing to the proximity of the racecourse, golf-links, &c. Some of the lots are partly covered with patches of scrubby birch.

An opportunity is now afforded of securing business or residence sites in close proximity to the Trentham Military Camp.

TERMS OF SALE.

One-fifth of the purchase-money to be paid on the fall of the hammer, and the balance, with Crown-grant fee (£1), within thirty days thereafter: otherwise the part of the purchase-money paid by way of deposit shall be forfeited, and the contract for the sale of the land be null and void.

Titles will be subject to Part XIII of the Land Act, 1908. Full particulars may be obtained at this office.

The lands may be selected for cash or on deferred payments, or selected on lease for thirty-three years, with right of renewal for further successive terms of thirty-three years and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Auckland, on Wednesday, 25th September, 1918, at 10 o’clock a.m.

The ballot will be held at the conclusion of the examination of applicants.

AUCKLAND LAND DISTRICT.—OTAMATEA COUNTY.—PARAHI SETTLEMENT.—MATAKOHE SURVEY DISTRICT.

First-class Land.

SECTION 5, Block V: Area, 1.8 acres; capital value, £2,033; instalment on deferred payment (excluding interest), £100; half-yearly rent on lease, £45.

Altitude, 120 ft. to 500 ft. above sea-level. 136 acres easy hilly country, inclined to be a little steep at the north end, carrying good grass with short fern through it; 63 acres at south end easy slope, suitable for dairying; small patches light lush. Well watered. Ten miles and three-quarters from Ruawai—a quarter of a mile unformed, balance formed; six miles and a half from Matakohe by formed road.

The improvements on the section comprise fencing and old cow-shed, the values of which are included in the price of the section.
