A half-year’s rent at the rate offered, and rent for the broken period between the 1st May, 1917, and the 30th June, 1917, lease, registration, and stamp fees, and valuation for improvements to be paid on the fall of the hammer.

Term of lease is twenty-one years, with perpetual right of renewal for further successive terms of twenty-one years.

Rent of renewal lease to be fixed by arbitration. If lessee does not desire new lease at end of any term, land to be leased by auction. The incoming lessee to pay the value of the improvements, which is to be handed over to the outgoing lessee.

No assignment or sublease without consent.

Lessee to improve the land and keep it clear of all weeds.

Interest at the rate of 10 per cent. per annum to be paid on rent in arrear.

Consent of the Land Board to be obtained before subdividing, erecting any building, or effecting other improvements.

Lease is liable to forfeiture if conditions are violated.

Reserves for Lease by Public Tender.

NOTICE is hereby given that written tenders will be received at the District Lands and Survey Office, Wellington, up to 4 o’clock p.m. on Tuesday, 1st May, 1917, for leases of the undermentioned lands, under the provisions of the Public Reserves and Domains Act, 1908, and amendments.
SCHEDULE.
HUTT COUNTY.—BELMONT SURVEY DISTRICT.
PART Section 39, Block VIII: Area, 56 acres 2 roods; upset annual rent, £17; term, seven years.
This reserve lies immediately to the west of Maungaraki Settlement, which is situated about two miles from Petone, and comprises land of a rocky nature very steep in places. The native bush has been destroyed by fires, and the area throughout is suitable for grazing purposes.
AKITIO COUNTY.—MOUNT CERBERUS SURVEY DISTRICT.—MAKUKUPARA VILLAGE.
Section 17: Area, 8 acres 1 rood 20 perches; upset annual rent, £4; term, seven years.
Access from Pongaroa or Weber, which are distant about nine and seven miles respectively by partly metalled roads. Hilly land in grass; bush has been felled; frontage to Waihi-Akitio Road is rough and steep. Soil of good quality, on papa formation.
ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

Residence and improvements are not compulsory. No compensation shall be claimed by the lessee, nor shall any be allowed by the Government, on account of any improvements effected by the lessee, nor for any other cause.

The leases shall be for the term specified.

The rent shall be paid half-yearly in advance.

The lessee shall have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease without the written consent of the Commissioner of Crown Lands.

The lessee shall prevent the growth and spread of gorse broom, and sweetbrier on the land comprised in the lease; and he shall with all reasonable despatch remove, or cause to be removed, all noxious weeds or plants as may be directed by the Commissioner of Crown Lands.

The lease shall be liable to forfeiture in case the lessee fails to fulfil any of the conditions of the said lease within thirty days after the date on which the same ought to have been fulfilled.

Land in Taranaki Land District open for Sale or Selection.
District Lands and Survey Office,
New Plymouth, 13th March, 1917.
NOTICE is hereby given, pursuant to section 21 of the Land Laws Amendment Act, 1913, that the undermentioned section is open for selection; and that the said land may, at the option of the applicant, be purchased for cash, or selected for occupation with right of purchase, or on renewable lease; and applications will be received at this office up to 4 o’clock p.m. on Tuesday, 27th March, 1917.
Applicants will have to appear personally before the Land Board for examination at the District Lands and Survey Office, New Plymouth, on Wednesday, 28th March, 1917, at 11 o’clock a.m.
The ballot will be held at the conclusion of the examination of applicants.
Preference will be given to soldiers (either discharged or on active service), and to landless applicants with children dependent upon them or who have within the preceding two years applied for land at least twice unsuccessfully.
SCHEDULE.
TARANAKI LAND DISTRICT.—CLIFTON COUNTY.—WARO SURVEY DISTRICT.
Second-class Land.
SECTION 3, Block V: Area, 925 acres. Capital value, £1,050. Occupation with right of purchase: Half-yearly rent, £26 5s. Renewable lease: Half-yearly rent, £21.
Subject to a mortgage to the State Advances Superintendent for £572. The successful applicant will be required to execute such mortgage before approval is given.
The improvements on the land consist of about 200 acres felled and in grass, 112 chains of fencing, orchard, wool-shed (slab), and yards.
Situated on the Mangatoro Road, about forty-two miles from the port of Waitara. Access from Waitara by dray-road to within one mile of section, balance 6 ft. track. The section comprises a few acres of easy country on road frontage, the remainder being steep, with a few terraces of fairly good country in different parts; gorgy in places. Partly covered with a heavy forest of tawa, rimu, kahikatea, pukatea, hinau, rewarewa, tawhero, birch (principally red), and a dense undergrowth of mahoe, kohekohe, konini, raurekau, kawakawa, kiekie, supplejacks, and ferns. The soil varies considerably; in some parts it is exceptionally good, but is poor on the ridges; formation, papa and sandstone; well watered.

All fencing and buildings erected by the lessees during the currency of the term shall be removed before the expiry of the said term, otherwise all such fencing or buildings shall become the absolute property of the Crown without payment of any compensation to the lessees.
