AUSTRALIA.

QUEENSLAND, MORETON BAY.—MORETON ISLAND.—LIGHT ESTABLISHED.—LIGHT DISCONTINUED.

  1. Light established:—
    Position.—At a distance of 6¼ cables, 332° (N. 37° W. mag.), from Howard Range leading-light, and about 8½ cables southward from Bulwer boathouse. Lat. 27° 5¼° S., long. 153° 22¼′ E.
    Description.—A fixed white light of low power, obscured between the bearings 24° (N. 15° E. mag.) and 99° (east mag.).
    Remarks.—This light in line with Howard leading-light, bearing 152° (S. 37° E. mag.), leads between Comboyuro Point and Yule Bank.

  2. Light discontinued:—
    Position.—Close northward of the boathouse at Bulwer.
    Details.—The white light has been discontinued, and is to be expunged from the charts.

Variation.—9° E.

SOUTH AUSTRALIA, ST. VINCENT GULF.—PORT ADELAIDE.—INFORMATION WITH REGARD TO TIME-SIGNAL.

*Position.*—Semaphore, lat. 34° 50½′ S., long. 138° 29′ E.
*Details.*—In consequence of the Daylight Saving Act which has come into force, the time-ball will be dropped one hour earlier from the last Sunday in September to the last Sunday in March, annually, until further notice, and the note on the chart is to be amended as follows:—
“ A time-ball is dropped at 1 p.m. (local clock time), corresponding to 14 h. 30 m. 00 s. G.M.T. between the last Sunday in September and the last Sunday in March, or 15 h. 30 m. 00 s. G.M.T. for the remainder of the year.”

WEST COAST.—COFFIN BAY.

Masters of vessels and others are hereby informed that the channel into Coffin Bay has been marked by two (2) more black cheese-shaped buoys, one about three (3) cables and the other about two (2) miles southward from the outer red buoy.

Also that the two outermost red beacons which had disappeared have been replaced.

The channel is now marked on the starboard hand entering by one (1) red buoy and three (3) red beacons, and on the port hand by four (4) black buoys and one (1) black beacon.

Approximate position of outer red buoy: Lat. 34° 30′ S., long, 135° 22¼′ E.

This affects Admiralty Chart No. 1061, and the inset plan of Coffin Bay.

SOUTH COAST.—KANGAROO ISLAND.—CAPE COUEDIE.—AUXILIARY LIGHT DISCONTINUED.

*Position.*—Lat. 36° 4¼′ S., long. 136° 42½′ E.
*Details.*—The auxiliary fixed light with white and red sectors, formerly exhibited 60 ft. below the main light, has been discontinued, and is to be expunged from the charts.

CROWN LANDS NOTICES.

Education Reserve in Canterbury Land District for Lease by Public Auction.

District Lands and Survey Office,
Christchurch, 26th June, 1917.

NOTICE is hereby given that the undermentioned education reserve will be offered for lease by public auction at the District Lands and Survey Office, Christchurch, at noon on Friday, 3rd August, 1917, under the provisions of the Education Reserves Act, 1908, and amendments, and the Public Bodies’ Leases Act, 1908.


SCHEDULE.

CANTERBURY LAND DISTRICT.

Ellesmere County.—Leeston Survey District.

RESERVE 1184, Block XIII: Area, 35 acres; upset annual rent, £35.

All flat agricultural land, about half of which, however, is somewhat stony. Access by good road, about three miles and a half from Leeston Railway-station.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. Six months’ rent at the rate offered, together with rent for the broken period up to 1st July, 1917, and £2 2s. lease fee and cost of registration, must be paid on the fall of the hammer.

  2. Term of lease, fourteen years, with right of renewal for further similar terms at rentals based on fresh valuations under the provisions of the Public Bodies’ Leases Act, 1908.

  3. Rent payable half-yearly, in advance, on 1st days of January and July in each year.

  4. Lessee to maintain in good substantial repair all buildings, drains, and fences; to keep clear all creeks, drains, ditches, and watercourses; to trim all live hedges; and yield up all improvements in good order and condition at the expiration of his lease.

  5. Lessee not to transfer, sublet, or subdivide without the consent of the Land Board.

  6. Lessee to keep the land free from noxious weeds, rabbits, and vermin.

  7. Lessee not to use or remove any gravel without the consent of the Land Board.

  8. Lessee not to carry on any noxious, noisome, or offensive trade upon the land.

  9. Lessee not to make improvements without the consent of the Land Board.

  10. Lessee not to take more than three crops in succession, one of which must be a root crop; after the third crop the land to be left in pasture for at least three years; at least two-thirds of the area cropped to be left in pasture at the expiration of the term; penalty for breach, £2 per acre.

  11. Lessee not entitled to any compensation for improvements; but if the lease is not renewed upon expiration, the new lease offered for disposal by public competition will be subject to payment by the incoming tenant of valuation for buildings and improvements effected by the original lessee with the consent of the Board; failing disposal, the land and buildings to revert to the Crown without compensation.

  12. Lease liable to forfeiture for non-payment of rent within six months after due date, or for breach of conditions.

  13. Land Board may resume not more than 5 acres for school-site upon reduction of rent and compensation for crops.

  14. Lessee to keep buildings insured.

  15. Lessee to have no right to any minerals.

Reserve in Canterbury Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned reserve will be offered for lease by public auction at the District Lands and Survey Office, Christchurch, at noon on Friday, 3rd August, 1917, under the provisions of the Public Reserves and Domains Act, 1908.


SCHEDULE.

CANTERBURY LAND DISTRICT.

Amuri County.—Lyndon Survey District.

RESERVE 3418, Block XVI: Area, 147 acres 3 roods 23 perches; upset annual rental, £42 10s.; term, seven years.

Situated about one mile and a half from the Waiau Township by good road. All flat and open. About 120 acres fair agricultural land, balance light and stony, covered with tussock and liable to flood.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. The purchaser of the lease shall, immediately upon the fall of the hammer, deposit an amount equal to six months’ rent at the rate offered, together with £1 1s. lease fee.

  2. Possession will be given on the day of sale.

  3. The Commissioner of Crown Lands may at any time resume possession of the land comprised in the lease, or any portion thereof, by giving to the lessee twelve months’ notice in writing of his intention so to do.

  4. The lessee shall have no right to compensation either for any improvements that may be placed upon the land or on account of the aforesaid resumption.

  5. The lessee shall have no right to sublet, transfer, or otherwise dispose of the whole or any portion of the land comprised in the lease, except with the written consent of the Commissioner of Crown Lands first had and obtained.

  6. The land shall be used for grazing purposes only, and shall not be broken up or cropped without the written consent of the Commissioner of Crown Lands first had and obtained.

  7. The lessee shall destroy all rabbits on the land, and shall prevent their increase or spread, to the satisfaction of the Commissioner of Crown Lands.

  8. The lessee shall prevent the growth and spread of gorse, broom, and sweetbrier on the land comprised in the lease; and he shall with all reasonable despatch remove, or cause to be removed, all gorse, sweetbrier, broom, Californian thistle, or other noxious weeds or plants, as may be directed by the Commissioner of Crown Lands.

  9. The rent shall be payable half-yearly in advance, free from all deductions whatsoever.

  10. The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within sixty days after the date on which the same ought to be fulfilled.
