DESCRIPTIONS OF SECTIONS.

Sections 1s and 1A s.—Section 1s contains homestead-site, is fenced and subdivided, and has about 40 acres of good flat agricultural land mostly in English grasses. There is a small cottage with water laid on. The balance of the block varies from low undulating country to steep spurs, all in native grasses.

Sections 2s and 2A s.—Section 2s contains homestead-site, and has about 50 acres of fair flat agricultural land on the main road, and is subdivided, and about 76 acres of low terraces. The balance of the block is low easy country in native grasses.

Sections 3s and 3A s.—Section 3s, which contains the homestead-site, has about 40 acres of fair flat agricultural land, and about 58 acres low undulating country, mostly in native grasses; the balance of the block is all low easy country in native grasses, and ploughable in places.

Sections 4s and 4A s.—Sections contain the homestead-site, and has about 30 acres of flat ploughable land, stony in places; the remainder is low undulating country; all in native grasses. The balance of the block is easy country, mostly in good native grasses.

Sections 6s and 6A s.—Section 6s contains homestead-site, on which is the wool-shed, and comprises about 40 acres of light flat stony ground subdivided in small paddocks, and about 88 acres of undulating country in native grasses; balance of block in native grasses, and varies from easy country to steep spurs and faces.

Sections 7s and 7A s.—Section 7s contains homestead-site, and has about 25 acres of flat ploughable land, rather poor and stony, and about 122 acres of fair country, consisting of low hills and terraces in native grasses; balance of block is good undulating country, all in native grasses.

Sections 8s and 8A s.—Section 8s, which contains homestead-site, has about 30 acres of light flat land, stony in places, and 107 acres fair undulating country all in native grasses; balance of block consists of good undulating country, ploughable in places, and mostly in native grasses.

Sections 9s and 9A s.—Section 9s contains a good homestead-site, and consists of fair flats and terraces, mostly ploughable; balance of block varies from easy undulating country to steep spurs, good land, in English and native grasses.

Section 10s.—Mostly good soil, light and stony in places; all ploughable land, and suitable for cropping.

Section 11s.—All ploughable land, mostly good soil, light and stony in places; suitable for cropping.

Section 12s.—Level section, with light soil, stony in places; suitable for cropping.

Section 13s.—Level country, mostly poor and light stony land, with patches of scrub; portions suitable for cropping.

GENERAL DESCRIPTION.

The settlement is situated in the Wairau Valley, about seventeen miles from Blenheim. Access by a good motor-road. There is a daily motor service to and from the Wairau Valley.

The country ranges in altitude from about 400 ft. to 1,700 ft., and consists of about 2,000 acres of flat, a good deal of which is fair agricultural land; the balance is easy hilly pastoral country carrying native grasses, and is well adapted for a ewe flock.

Most of the sections are watered by natural streams, some of which, however, are not permanent in a dry summer; but water can be obtained by boring, which will have to be done on most of the homestead-sites to obtain a permanent supply.

Reserves in Nelson Land District for Lease by Public Auction.

District Lands and Survey Office,
Nelson, 4th January, 1917.

NOTICE is hereby given that the reserves described in the Schedule hereto will be offered for lease by public auction at the local Lands and Survey Office, Westport, at 11 o’clock a.m. on Wednesday, 7th February, 1917, under the provisions of the Westland and Nelson Coalfields Administration Act, 1877, and amendments.

SCHEDULE.

NELSON LAND DISTRICT.—WESTPORT COLLIERY RESERVE.—BULLER COUNTY.—TOWN OF WESTPORT.

Sections 218 and 218A: Area, 3 roods 6 perches; upset yearly rent, £3 5s.

Section 219: Area, 1 rood 12 perches; upset yearly rent, £1 12s. 6d.

The sections are situated in the Town of Westport, and are situated about half a mile from the post-office.

Sections 218 and 218A are weighted with £300, valuation for improvements as follows: Dwelling, seven rooms (uncompleted), with usual outbuildings.

Section 219 is weighted with £100, valuation for improvements as follows: Two-roomed dwelling, iron shed, &c.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. The lease shall be for a term of forty-two years, without right of renewal.

  2. No compensation for improvements will be allowed, but on expiry of lease the new lease offered for disposal by public competition will be subject to payment by the incoming tenant of valuation for improvements; failing disposal, the land and improvements revert to the Crown without compensation.

  3. Possession will be given on the day of sale.

  4. Rent shall be payable half-yearly, in advance, on the 1st day of January and July in each year.

  5. The lessee will have no right to sublet, transfer, mortgage, subdivide, or otherwise dispose of the land comprised in the lease without consent.

  6. The lessee shall prevent the growth and spread of gorse, broom, and sweetbrier on the land comprised in the lease; and he shall with all reasonable despatch remove, or cause to be removed, all gorse, sweetbrier, broom, or other noxious weeds or plants as may be directed by the Commissioner of Crown Lands.

  7. The lease will be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within thirty days after the date on which the same ought to be fulfilled.

Rent at the rate offered for the period from date of sale to 31st December, 1917, and £1 1s. lease fee, must be paid on the fall of the hammer, together with the value of the improvements.

The reserves are described for general information of intending bidders, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.

Lands in Wellington Land District open for Selection on Renewable Lease.

District Lands and Survey Office,
Wellington, 15th December, 1916.

NOTICE is hereby given that the undermentioned lands are open for selection on renewable lease under the provisions of the Land Act, 1908; and applications will be received at this office up to 4 o’clock p.m. on Wednesday, the 21st day of February, 1917.

The ballot will be held on Thursday, the 22nd day of February, 1917, at 2.30 p.m.

SCHEDULE.

WELLINGTON LAND DISTRICT.

Town Land.—Town of Rangataua.

Section 6, Block II: Area, 1 rood; capital value, £40; half-yearly rent, £1.

Weighted with £120, valuation for improvements.

Situated about a quarter of a mile by metalled road from Rangataua Station, on Main Trunk Railway. Flat land, with soil of light volcanic loam, on grit formation.

The improvements comprise a four-roomed house, sheds, fencing, and well.

Town Land.—Town of Kakahi.

Section 7, Block III: Area, 1 rood; capital value, £50; half-yearly rent, £1 5s.

Weighted with £50, valuation for improvements.

Situated in Kakahi Township, about ten miles south of Taumarunui, the access being by formed dray-road from Kakahi Railway-station, about a quarter of a mile distant. Cleared land, with light soil of a volcanic nature, on pumice formation. Improvements comprise a four-roomed house.

Village-homestead Allotment.—Manunui Village Settlement.

Section 66: Area, 1 acre 0 roods 12 perches; capital value, £35; half-yearly rent, 14s.

Situated in Manunui, on Main Trunk Railway line, the access being from Manunui Railway-station, which is about a quarter of a mile distant by metalled road. Flat land at back, with steep frontage, covered with fern and manuka. Soil of light loamy nature, on pumice formation. Elevation, about 700 ft. above sea-level.
