Lands in Wellington Land District for Lease by Public Tender.
District Lands and Survey Office,
Wellington, 17th January, 1916.
NOTICE is hereby given that written tenders will be received at the District Lands and Survey Office, Wellington, up to 4 o’clock p.m. on Tuesday, 14th March, 1916, for leases of the undermentioned lands under the provisions of the Public Reserves and Domains Act, 1908, and the Land Act, 1908, and amendments.
SCHEDULE.
RESERVES.
Kaitieke County.—Township of Owhango.
Sections 11 and 12, Block I: Area, 2 roods; upset annual rent, £3 10s.; term, seven years.
Section 19, Block I: Area, 1 rood; upset annual rent, £2 10s.; term, seven years.
Sections 3 and 4, Block VII: Area, 1 acre 0 roods 14 perches; upset annual rent, £2 3s.; term, seven years.
Situated in Owhango Township. Comprise flat land, with soil of light loamy nature on pumice formation. On Sections 11 and 12, which are covered with light scrub, all the large trees are dead. Sections 19, 3, and 4 are cleared and in grass.
Kaitieke County.—Township of Raurimu.
Section 1, Block II: Area, 1 rood 20 perches; upset annual rent, 15s.; term, seven years.
Situated in Raurimu Township. Access from Raurimu Railway-station, about a quarter of a mile distant by formed dray-road. All in grass; flat land, with a stream on frontage. Soil of light loamy nature, on pumice formation.
Waimarino County.—Manganui Survey District.
Section 1, Block IX: Area, 2 acres; upset annual rent, 5s.; term, seven years.
Situated in the Marton No. 3 Block, on the Otautu Road. Mostly flat and easy land, partly grassed. Bush has been burned.
Pahiatua County.—Mangahao Survey District.—Mangatainoka Village.
Section 65, Block IV: Area, 1 acre; upset annual rent, £2 10s.; term, seven years.
Situated in Mangatainoka Village. Access from Mangatainoka Railway-station, about ten chains distant by metalled road. Flat land, felled, grassed, and fenced. Soil of alluvial nature, on shingle formation.
CROWN LAND.
Pohangina County.—Township of Pohangina.
Sections 1, 2, and 19, Block V: Area, 3 roods; upset annual rent, £1 1s.; term, seven years.
Sections 5 and 16, Block V: Area, 2 roods; upset annual rent, 15s.; term, seven years.
Sections 11 and 12, Block VII: Area, 2 roods; upset annual rent, £1 4s.; term, seven years.
Sections 2, 17, 18, 19, and 20, Block IX: Area, 1 acre 1 rood; upset annual rent, £2 10s.; term, seven years.
Sections 8, 9, and 10, Block IX: Area, 3 roods; upset annual rent, £1 10s.; term, seven years.
Sections 11, 13, 14, and 15, Block IX: Area, 1 acre; upset annual rent, £2 2s.; term, seven years.
Situated in the Wanganui Harbour Board Endowment Block, about nine miles north of Ashhurst Railway-station, from which there is a daily coach service. The sections are all level and in grass.
Kaitieke County.—Kaitieke Survey District.—Kaitieke Block.
Section part 5, Block XIV: Area, 18 acres 1 rood; upset annual rent, £9; term, five years.
Situated on the Waimarino–Retaruke Road. Access from the Waimarino Railway-station, about eleven miles distant by a formed dray-road to within two miles of section, the remaining distance by formed bridle-track.
It shall be a condition of the license that the licensee shall fence off the Maori graves on the land comprised in it, and a right of road to the said graves is reserved at all times.
Patea County.—Richardson Village.
Lot I: Area, 5 acres 0 roods 37 perches; upset annual rent, £12; term, ten years.
Lot III: Area, 7 acres 0 roods 24 perches; upset annual rent, £16; term, ten years.
Lot IV: Area, 6 acres 3 roods; upset annual rent, £16; term, ten years.
Lot V: Area, 1 acre 3 roods 28 perches; upset annual rent, £6; term, ten years.
Lot VI: Area, 3 acres; upset annual rent, £8; term, ten years.
Lot X: Area, 5 acres 3 roods 5 perches; upset annual rent, £14; term, ten years.
Situated in the Richardson Village, about eight miles from Waverley and Waitotara Townships by dray-road, metalled for most of the way. All flat land in grass, with soil of good quality on sandstone formation.
ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

Residence and improvements are not compulsory. No compensation shall be claimed by the lessee, nor shall any be allowed by the Government, on account of any improvements effected by the lessee, nor for any other cause.

The leases shall be for the term specified.

The rent shall be paid half-yearly in advance.

The lessee shall have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease without the written consent of the Commissioner of Crown Lands.

The lessee shall prevent the growth and spread of gorse, broom, and sweetbrier on the land comprised in the lease; and he shall with all reasonable despatch remove, or cause to be removed, all noxious weeds or plants as may be directed by the Commissioner of Crown Lands.

The lease shall be liable to forfeiture in case the lessee fails to fulfil any of the conditions of the said lease within thirty days after the date on which the same ought to have been fulfilled.
Tenders must be accompanied by marked cheque or post-office order for six months’ rent at the rate offered, together with £1 1s. lease fee, and must be marked on the envelope “Tender for Lease.”
Possession will be given on the day of acceptance of tender. The lands are described for the general information of intending tenderers, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.

Reserve in Marlborough Land District for Lease by Public Auction.
District Lands and Survey Office,
Blenheim, 14th January, 1916.
NOTICE is hereby given that the undermentioned reserve will be offered for lease by public auction at this office at 11 o’clock a.m. on Thursday, 24th February, 1916, on the terms and conditions set forth below, under the provisions of the Public Reserves and Domains Act, 1908, and its amendments.
SCHEDULE.
MARLBOROUGH LAND DISTRICT.—PUHIPUHI SURVEY DISTRICT.
Sections 18 and 19, Block XI: Area, 1,017 acres; upset annual rental, £91.
Weighted with £1,774, valuation for improvements consisting of house of five rooms, stable, trap-shed, garden, road, 100 acres bush felled, 300 acres ploughed and grassed, 150 acres surface sown, 314 chains subdivisional fencing, and 510 chains boundary fencing, which must be paid for before possession is given. About 200 acres good agricultural land, flat and low undulating hills; about 250 acres of pastoral land; about 100 acres of rough gullies, with a good deal of mixed bush; and the balance consists of sandhills and shingle. Situated about thirty miles from the Ward Railway-station, and twenty-four miles from Kaikoura.
ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

Possession will be given on date of sale.

Term of lease, twenty-one years from 1st July, 1916, with right of renewal for a further term of twenty-one years at a rent to be based on a revaluation of property.

The purchaser of the lease shall, immediately upon the fall of the hammer deposit an amount equal to six months rent at the rate offered together with £1 1s. lease fee and the valuation for improvements. Rent for the period to 30th June must also be paid.

The improvements on the land comprised in the lease shall in their entirety become the property of the Crown on the expiration of the lease.

The rent shall be payable half-yearly in advance.
