Reserve in Marlborough Land District for Lease by Public Auction.
District Lands and Survey Office,
Blenheim, 14th January, 1916.
NOTICE is hereby given that the undermentioned reserve will be offered for lease by public auction at this office at 11 o’clock a.m. on Thursday, 24th February, 1916, on the terms and conditions set forth below, under the provisions of the Public Reserves and Domains Act, 1908, and its amendments.
SCHEDULE.
MARLBOROUGH LAND DISTRICT.—PUHIPUHI SURVEY DISTRICT.
SECTIONS 18 and 19, Block XI: Area, 1,017 acres; upset annual rental, £91.
Weighted with £1,774, valuation for improvements consisting of house of five rooms, stable, trap-shed, garden, road, 100 acres bush felled, 300 acres ploughed and grassed, 150 acres surface sown, 314 chains subdivisional fencing, and 510 chains boundary fencing, which must be paid for before possession is given. About 200 acres good agricultural land, flat and low undulating hills; about 250 acres of pastoral land; about 100 acres of rough gullies, with a good deal of mixed bush; and the balance consists of sandhills and shingle. Situated about thirty miles from the Ward Railway-station, and twenty-four miles from Kaikoura.
ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

Possession will be given on date of sale.

Term of lease, twenty-one years from 1st July, 1916, with right of renewal for a further term of twenty-one years at a rent to be based on a revaluation of property.

The purchaser of the lease shall, immediately upon the fall of the hammer deposit an amount equal to six months rent at the rate offered together with £1 1s. lease fee and the valuation for improvements. Rent for the period to 30th June must also be paid.

The improvements on the land comprised in the lease shall in their entirety become the property of the Crown on the expiration of the lease.

The rent shall be payable half-yearly in advance.

The lessee shall not sublet, transfer, or otherwise dispose of his interest in the lease without the consent of the Commissioner of Crown Lands first had and obtained.

The lessee shall destroy all rabbits on the land, and he shall prevent their increase or spread to the satisfaction of the Commissioner of Crown Lands.

The lessee shall at all times during the currency of the lease keep the interior and exterior of all buildings on the land comprised in the lease in good order and condition (fair wear-and-tear and damage by fire and tempest excepted), and in a clean and sanitary condition, and he shall during the term, as the buildings require it, paint the exterior of the said buildings with at least two coats of paint to the satisfaction of the Commissioner of Crown Lands, and he shall on the expiration of the lease deliver up in their entirety the said buildings, so kept and painted, to the Crown.

The lessee shall insure and keep insured all buildings and erections at present existing on the land comprised in the lease, in the name of His Majesty the King, during the term of the lease, in some reputable insurance office approved by the Commissioner of Crown Lands (such insurance to be for the amount of the full insurable value), and he shall produce and deliver to the Commissioner the policies of such insurance and the receipts for the renewal premiums.

The lessee shall at all times during the term of the lease keep in good order and repair all fences now existing on the land comprised in the lease, and he shall on the expiration or sooner determination of the lease deliver up in their entirety the said fences, so kept, to the Crown.

The lessee shall prevent the growth and spread of gorse, broom, sweetbrier, or other noxious weeds on the land comprised in the lease, and he shall with all reasonable despatch remove, or cause to be removed, all noxious weeds or plants as may be directed by the Commissioner of Crown Lands.

The lessee for the first six years of his lease shall plant with marram-grass, lupins, lucerne, or other suitable vegetation an area of at least four acres per annum of the sandhills on Section 19, in a locality to the eastward of the main road to be indicated by the Commissioner of Crown Lands.

The lessee shall depasture travelling stock at the following rates per head per night, viz.: Horses and cattle, 10 or under, 6d.; 11 to 50, 3d.; over 50, 1d. Sheep, 25 or under, 1d.; 25 to 250, ½d.; over 250, ¼d.

The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within thirty days after the date on which the same ought to have been fulfilled.

Education Reserves in Nelson Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned education reserves will be offered for lease by public auction, for terms of twenty-one years, with perpetual right of renewal for further successive terms of twenty-one years, at this office on Thursday, 13th April, 1916, at 11 o’clock a.m., under the provisions of the Education Reserves Act, 1908, and amendments, and the Public Bodies’ Leases Act, 1908.
SCHEDULE.
NELSON LAND DISTRICT.
Murchison County.—Rahu Survey District.
SECTION 3, Block XVI: Area, 895 acres; upset half-yearly rent, £20 5s.
200 acres flat, balance varying from gentle slopes to steep pastoral country, with some ploughable land; limestone formation. Soil good in gullies, but ridges are rather bare. Altitude, 1,500 ft. to 2,800 ft. 50 acres open country comprising river-flats, balance red and brown birch with heavy underscrub of broadleaf and horopito. About thirty-four miles from Reefton, partly by formed road and partly by pack-track, or sixty-three miles from Murchison by formed road.
Part Section 10, Block XVI: Area, 871 acres; upset half-yearly rent, £17 10s.
50 acres flat, balance undulating to steep faces; pastoral country, with the exception of about 60 acres which can be ploughed; limestone formation. Soil good in gullies, and fair to good on ridges; well watered. Altitude, 1,350 ft. to 2,900 ft. 25 acres open country, balance red and brown birch, with thick underscrub of birch, broadleaf, and horopito. About thirty-three miles from Reefton, partly by formed road and partly by pack-track, or sixty-two miles from Murchison by formed road.
Murchison County.—Burnett Survey District.
Section 15, Block VIII: Area, 160 acres; upset half-yearly rent, £2 10s.
Entirely bush-covered, the timber consisting of brown and red birch, with underscrub of horopito, broadleaf, and black-scrub in better parts. About half flat to undulating, balance fairly steep spurs. Soil good on flats, but swampy in places, inferior and mossy on spurs; well watered. Access by formed county road, thirty miles from Murchison, thence by about seventeen chains of unformed branch road.
ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

A half-year’s rent at rate offered, and lease and registration fees (£2 2s.), to be paid on fall of hammer.

Term of lease, twenty-one years, with perpetual right of renewal for further successive terms of twenty-one years.

Rent of renewal lease to be fixed by arbitration. If lessee does not desire new lease at end of any term, land to be leased by auction. The incoming lessee to pay the value of improvements, which is to be handed over to outgoing lessee, less any sums due to the Crown.

No transfer or sublease allowed without the consent of the Land Board.

Lessee to cultivate and improve land, and keep it clear of weeds. Creeks, drains, and watercourses to be kept open.

Interest at the rate of 10 per cent. per annum to be paid on rent in arrear.

Buildings on land to be kept in good order, repair, and condition.

No gravel to be removed from the land without consent of the Land Board.

Lessee will not carry on any offensive trade.

Consent of Land Board to be obtained before making improvements.

Lessee to pay all rates, taxes, and assessments.

Lease is liable to forfeiture if conditions are violated.
