NOTICE is hereby given, in terms of section 326 of the Land Act, 1908, that the undermentioned land will be disposed of under the provisions of the said Act on or after Thursday, the 16th day of September, 1915.

Education Reserves in Southland Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned education reserves will be offered for lease by public auction at this office on Thursday, 12th August, 1915, under the provisions of the Education Reserves Act, 1908, and amendments, and the Public Bodies’ Leases Act, 1908.
SCHEDULE.
SOUTHLAND LAND DISTRICT.—EDUCATION RESERVES.
For a Term of Fourteen Years, without Right of Renewal.
PART Section 6, Block IV, Toetoes Survey District: Area, 110 acres; upset annual rental, £71 10s. Weighted with £135 5s., valuation for improvements.
For a Term of Twenty-one Years, with Perpetual Right of Renewal.
Section 6, Block XIII, Mokoreta Survey District: Area, 5 acres; upset annual rental, 10s.
ABSTRACT OF CONDITIONS OF LEASE.
- A half-year’s rent at the rate offered, and rent for the broken period, lease and registration fees, and valuation for improvements, to be paid on the fall of the hammer.
- The term of the lease of the Toetoes Section will be fourteen years, without right of renewal; and the term of the lease of the Mokoreta Section will be twenty-one years, with perpetual right of renewal.
- No assignment or sublease without consent.
- Interest at the rate of 10 per centum on rent in arrear.
- Lessee to improve the land and keep it clear of all weeds.
- Consent of the Land Board to be obtained before subdividing, erecting any buildings, or effecting other improvements.
- Lease will be registered under the Land Transfer Act.
- Lease is liable to forfeiture if conditions violated.

Education Reserves in Canterbury Land District for Lease by Public Tender.

NOTICE is hereby given that written tenders for leases of the undermentioned education reserves will be received at the District Lands and Survey Office, Christchurch, up to 12 o’clock noon on Wednesday, 30th June, 1915, under the provisions of the Education Reserves Act, 1908, and amendments, and the Public Bodies’ Leases Act, 1908.
SCHEDULE.
CANTERBURY LAND DISTRICT.—EDUCATION RESERVES.
Reserve 920, Block XVI, Rolleston Survey District: Area, 32 acres; upset annual rental, £13 12s.
Level alluvial land. Light soil, improving from north to south; suitable for roots and legumes; south end oats and barley. Two miles from Weedons Railway-station by good road.
Reserve 923, Block XVI, Rolleston Survey District: Area, 68 acres; upset annual rental, £23 16s.
Level alluvial light land, improving in character from north to south; suitable for roots and legumes; gorse has spread from road boundary. Two miles and a half from Weedons Railway-station.
Reserve 1164, Block XII, Rolleston Survey District: Area, 34 acres; upset annual rental, £20 8s.
Level alluvial land, all fit for cultivation, and growing roots and legume crops; two-thirds suitable for barley and oats. Five miles from Templeton Railway-station by good road.
Reserve 919, Block XII, Rolleston Survey District: Area, 140 acres; upset annual rental, £49.
Light, level, alluvial land; suitable for cultivation and growing root and legume crops; watered by water-race. Four miles from Templeton Railway-station by good road.
ABSTRACT OF TERMS AND CONDITIONS OF LEASE.
- Six months’ rent at the rate offered, and £2 2s. lease fee and cost of registration, must be deposited with tender.
- Possession will be given 1st July, 1915.
- Term of lease, fourteen years, with right of renewal for further similar terms at rentals based on fresh valuations under the provisions of the Public Bodies’ Leases Act, 1908.
- Rent payable half-yearly in advance, on 1st days of January and July in each year.
- Lessee to maintain in good substantial repair all buildings, drains, and fences; to keep clear all creeks, drains, ditches, and watercourses; to trim all live hedges; and yield up all improvements in good order and condition at the expiration of his lease.
- Lessee not to transfer, sublet, or subdivide without the consent of the Land Board.
- Lessee to keep the land free from noxious weeds, rabbits, and vermin.
- Lessee not to use or remove any gravel without the consent of the Land Board.
- Lessee not to carry on any noxious, noisome, or offensive trade upon the land.
- Lessee not to make improvements without the consent of the Land Board.
- Lessee not to take more than three crops in succession, one of which must be a root crop; after the third crop the land to be left in pasture for at least three years; at least two-thirds of the area cropped to be left in pasture at the expiration of the term; penalty for breach, £5 per acre.
- Lessee not entitled to any compensation for improvements; but if the lease is not renewed upon expiration, the new lease offered for disposal by public competition will be subject to payment by the incoming tenant of valuation for buildings and improvements effected by the original lessee with the consent of the Board; failing disposal, the land and buildings to revert to the Crown without compensation.
- Lease liable to forfeiture for non-payment of rent within six months after due date, or for breach of conditions.
- Land Board may resume not more than 5 acres for school-site upon reduction of rent and compensation for crops.
- Lessee to keep buildings insured.
- Lessee to have no right to any minerals.
Education reserves are included in the classes of land on which, with the approval of the Advances Board, money may be advanced by the State-guaranteed Advances Office.
The reserves are described for the general information of intending tenderers, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.
Form of lease may be perused and full particulars obtained at this office.
