Section 6.—Altitude, from about 700 ft. to 1,400 ft. above
sea-level. All open, flat, undulating, and hilly ; mostly good
rich soil, on sandstone formation ; agricultural and pastoral
land ; well watered by Waiariki and other small streams.
300 acres have been cultivated ; the balance, 358 acres, in
native grasses and silver and red tussock ; all in good heart.
Partly fenced.

Section 7.—Altitude, from about 700 ft. to 1,400 ft. above
sea-level. All open, flat, undulating, and hilly agricultural
and pastoral land ; mostly good rich soil, on sandstone for-
mation ; well watered by small streams. Fenced on south
and west boundaries ; divided into two paddocks. 202 acres
have been cultivated, of which 129 acres are in oats and rape
and 73 acres in old lea ; the balance, 213 acres, in native
grasses, silver-tussock, and fern ; all surface-sown and in
good heart.

Section 8.—Altitude, from 740 ft. to 1,527 ft. above sea-
level. All open, flat, undulating, and hilly agricultural and
pastoral land ; mostly good rich soil, on sandstone forma-
tion ; nice warm sheltered valleys ; well watered by small
streams. Fenced on east, and south, and part of north bound-
aries. 293 acres have been cultivated, of which 278 acres are
in old lea, and 15 acres ploughed and in oats and rape ; the
balance, 409 acres, in native grasses, silver-tussock, fern, and
a little tutu.

Section 9.—Altitude, from about 750 ft. to 1,450 ft. above
sea-level. All open, flat, undulating, and hilly agricultural
and pastoral land ; mostly all good rich soil, on sandstone
formation ; well watered by small streams. With the excep-
tion of 7 chains in the north-east corner, the section is fenced
all round. 248 acres have been cultivated and in old lea ;
the balance, 190 acres, is in native grasses, fern, silver-tussock,
and a little tutu.

Section 10.—Altitude, from about 630 ft. to 1,527 ft. above
sea-level. All open, undulating, and hilly agricultural and
pastoral land ; mostly all good rich soil, on sandstone forma-
tion ; well watered by small streams running through the
section, and bounded on the west by the Waiariki Stream.
Fenced along south boundary. 255 acres have been culti-
vated and in two-year-old lea ; the balance, 388 acres, is in
native grasses, silver and red tussock, fern, and a little flax
and tutu ; all has been surface-sown, and is in good heart.

GENERAL DESCRIPTION.

Waiariki Settlement varies from easy spurs and downs
to undulating and flat land, and is admirably adapted for
either sheep and cattle farming, dairying, or mixed farming.
Originally the land was covered with silver-tussock, fern, flax,
and tutu ; and in places the original vegetation remains, and
has been considerably improved by burning off and surface-
sowing with good English grasses. Excellent results have
been obtained from the land which has already been culti-
vated in the shape of good grasses, turnips, and oats. The
yield from the latter for the last two or three seasons has
been 80 and 75 bushels to the acre. Good results have also
been obtained from fescue, and upwards of £10 10s. per acre
was derived from the fescue area last season.

All the sections are well watered by running streams, and
the whole settlement is fairly free from noxious weeds and
rabbits. Altitude varies from 630 ft. to 1,527 ft. above sea-
level. The settlement is situated from seven to nine miles
and a quarter from the Borough of Mataura, which is on the
Dunedin-Invercargill main line, and access is by metalled
and unformed roads.

Provision has been made for the formation and culverting
of the new road giving access to Sections 7, 8, and 9, and
until this road is formed the lessee of Section 32, Block IX,
Tuturau District, is to have access to his section along the
route of the closed road through Sections 6 and 8.

TERMS OF PAYMENT.

Lot 1.—One-fifth in cash on fall of hammer (together with
timber-cutting license fee, £1 1s.), one-fifth in six months,
one-fifth in twelve months, one-fifth in sixteen months, and
one-fifth in twenty-one months thereafter.

Lot 2.—One-fifth in cash on fall of hammer (together with
timber-cutting license fee, £1 1s.), one-fifth in six months,
one-fifth in twelve months, one-fifth in sixteen months, and
one-fifth in twenty-one months thereafter.

Lot 3.—One-fifth in cash on fall of hammer (together with
timber-cutting license fee, £1 1s.), one-fifth in seven months,
one-fifth in fourteen months, one-fifth in twenty-one months,
and one-fifth in twenty-eight months thereafter.

Lot 4.—One-third in cash on fall of hammer (together with
timber-cutting license fee, £1 1s.), one-third in eight months,
and one-third in sixteen months thereafter.

All instalment payments shall bear interest at the rate of
5 per cent. per annum as from the date of sale, and, with the
interest added, shall be secured by “On demand” promissory
notes made and endorsed to the satisfaction of the Commissioner of Crown Lands.
