GENERAL DESCRIPTION.

The sections in Block XII, Piako, and Block XIII, Waihou Survey Districts, are situated at the edge of the foot-hills lying to the west of the Piako River, and consist of partially drained swamp land and several dry spurs. The road access is from Morrinsville Railway-station, distant about twenty-four miles by the Morrinsville-Waitakaruru Road, which is formed for dray traffic for the whole distance. The Wai-kaka Tramway Road, which is at the present time under construction, leads to the Piako River two miles distant from the eastern boundary of the block. At this point on the river there is a wharf, to which launches from Thames deliver goods at regular intervals, the distance being about twenty-three miles by water. The road to Waitakaruru, fifteen miles distant, is formed for dray traffic for some three miles beyond northern boundary of the block, the balance of distance being at the present time a riding-track, but a formed road is now under construction. The land consists of several small dry spurs covered with fern and scrub, the soil being of a light nature resting on a clay subsoil, but the majority of the sections consist of light loamy soil, rich alluvial flats, and good and inferior peaty swamp, varying in depth at the present time from a few inches to several feet, and is resting on timber and clay subsoil. The sections are all situated above flood-level, and range from 30 ft. to 70 ft. above sea-level. The sections fronting Ngara and Mangawhero Roads are covered with heavy scrub, consisting of manuka, toitoi, makaka, flax, raupo, and patches of cabbage trees. The remainder of sections are covered with flax, manuka, toitoi, and wiwi. All necessary main drains and roads to sections have either been constructed or are in course of construction, and the same applies to the culverts and bridges. There are main outlet drains along each road, whilst in addition there are large outlet drains between Sections 15 and 16, Sections 7 and 8, and Sections 9, 10, and 11, all in Block XIII, Waihou Survey District. It is intended to construct drains on the back boundaries of the sections fronting both the Ngara and Mangawhero Roads. The majority of the outlet drains will carry good water all the year round, as several streams have been tapped by the drains, and a good supply of water can be obtained from these. At Waikaka there is a store, and post-office known as Patetonga, which has telegraphic communication with Thames over a private line. The nearest school and creamery is at Tahuma, some eight miles distant by formed road, but sites for the above have been laid out in the locality of Waikaka.

Section 15, Block VI, Waihou Survey District, is situated on the Kerepeehi-Kopuarahi Road, being three miles from Kerepeehi by formed dray-road. The section comprises rich alluvial deposit covered with light bush and raupo. The improvements which are included in the price of the land consist of a half-share in about 52 chains of northern boundary drain.

Section 16, Block VI, Waihou Survey District, is situated on the eastern side of the Puhanga Road, and is about two miles from Orchard by road. The section consists of shallow peat resting on a rich alluvial deposit, and is covered with light manuka. The improvements which are included in the price of the land consist of a half-share in about 62 chains of northern and eastern boundary drain.

Section 17, Block VI, Waihou Survey District, is situated on the western bank of the Piako River, being a little over a mile from Kerepeehi by water and about 2½ miles by road from Orchard. The land is partly of a rich alluvial deposit, and is covered with manuka, flax, and some rough feed. The improvements which are included in the price of the land consist of a half-share in about 17 chains of eastern boundary drain.
