Elevation ranges from 100 ft. to 1,000 ft. above sea-level. | ||||
| General Description of Tutaematai B Block.—The block generally has some good flats, covered with tall manuka. The open country is covered with fern and small manuka, and is undulating for about a mile and a half from the coast, and the higher part contains good valleys and slopes. Access to the sections is by road following the Tutaematai Stream from the Whangaruru Harbour, a distance of about a mile and a half. Access to Whangaruru is at present by monthly steamer, but as settlement extends, the steamer will run more frequently to met the requirements of the district. Access from Auckland is by steamer to Whangarei, train to Whakapara, and thence by road to Helena Bay and along the coast. | ||||

| General Description of Paremeta Block.—Generally the land will make fair grazing for both sheep and cattle. All of the sections are well watered, and most of them contain good flats. The block joins a formed road at Helena Bay, which is twelve miles distant from Whakapara Railway-station, on the Whangarei-Kawakawa Railway line. Access from Auckland is by steamer to Whangarei, by train to Whakapara Station, and thence by road to the block. A road has been surveyed through the block to connect with the Helena Bay-Whakapara Road, and the formation of this will be taken in hand immediately. |
ABSTRACT OF CONDITIONS.
Land for Sale.
- Land is to be sold subject to reserve price as set out in the First Schedule.
- Every tender shall be enclosed in a sealed envelope, addressed to the President, and marked on the outside as follows: “Tender for purchase of Block, as advertised in the newspaper of the , 191 ,” and shall be accompanied by a fee of £3 3s. on account of the costs and expenses incidental to the purchase.
- Highest tenderer to be declared the purchaser, but the Board reserves to itself the right to refuse any tender.
- Every purchaser shall, before executing the contract of sale, make and lodge with the Board a declaration of qualification in the prescribed form.
- Ten per cent. of the purchase-money to be lodged with tender. Balance to be paid in twenty equal half-yearly instalments, the first of such instalments being payable on the 1st July, 1912.
- The purchaser to pay interest on unpaid purchase-money at the rate of 5 per cent. per annum. Interest to be payable on the 1st July and 1st January of each year, and to date from the signing of contract of sale.
- Residence and improvements to conform with sections 250 to 257 of the Native Land Act, 1909. Purchaser having complied with improvement conditions shall, at the end of five years, upon payment of balance of purchase-money, be entitled to a transfer of the fee-simple of the land.
- Land to be sold subject to the provisions of the Native Land Act, 1909, and the regulations made thereunder.
Land for Lease.
- Term of lease: Twenty-two years and a half, with right of renewal for a further term of twenty-three years.
- The rental shall not be for less than the given upset rental for the first twenty-two years and a half, and shall be computed at the rate of 5 per cent. on the then unimproved value for the second term of twenty-three years.
- Every tender shall be enclosed in a sealed envelope, addressed to the President, and marked on the outside as follows: “Tender for lease of Lot No. , as advertised in the newspaper of the day of , 19 .”
- If any person desires to tender for more than one lot a separate tender for each lot must be made.
- Each tender must be accompanied by six months’ rent, lease fee (£3 3s.), an amount sufficient to cover stamp duty and registration fee, and the value of the improvements (if any).
- Term of lease commences on the 1st January, 1912. Lessee may enter into possession immediately upon acceptance of tender, and shall be entitled to a rebate of rent for the period from the 1st January to date of acceptance of tender.
- Rental to be paid half-yearly, in advance, on 1st January and 1st July in each year.
- Lessee to pay all rates, taxes, and assessments (land-tax excepted).
- Lessee not to transfer, sublet, or mortgage without the prior consent of the Board. Transfer not allowed until lessee has been one year in possession.
- Including all other land already owned, held, or occupied under a tenure of more than one year’s duration, no person may hold more than 3,000 acres; every acre of first-class land being reckoned as 7½ acres, and every acre of second-class land being reckoned as 2½ acres.
- Every lessee shall, before executing the memorandum of lease, make and lodge with the Board a declaration of qualification in the prescribed form.
- A separate declaration, as required by the last preceding condition, must be lodged for each tender.
- Lessee to execute lease within thirty days after being notified that it is ready for signature.
- Residence to commence within four years in bush lands or swamp lands, and within one year in open or partly open lands, and to be continuous for six years.
- Lessee has no right to minerals without license, but he may use on the land any minerals for any agricultural, pastoral, household, road-making, or building purposes.
- Every lessee shall bring into cultivation,—
(a.) Within one year from the date of his lease, not less than one-twentieth of the land leased by him;
(b.) Within two years from the date of his lease, not less than one-tenth of the land leased by him;
(c.) Within four years from the date of his lease, not less than one-fifth of the land leased by him;
