CROWN LANDS NOTICES.

Pastoral Lands in Hauraki Mining District, Auckland Land District, for License.

District Lands Office,
Auckland, 31st January, 1911.

NOTICE is hereby given that the undermentioned lands are open for license, under the Regulations for the Occupation of Pastoral Lands in Hauraki Mining District, and applications will be received at the District Lands Office, Auckland, up to 4 o’clock p.m. on Monday, 27th March, 1911.

SCHEDULE.

AUCKLAND LAND DISTRICT.

COROMANDEL County: Coromandel Survey District, Blocks XI, XII, XV, XVI; and Otama Survey District, Block VII; comprising 4,386 acres (more or less). Rough, broken country, mostly covered with mixed forest; part old kauri-workings; well watered. Situated from three to seven miles from Whitianga Post-office. There is a loading of £260 for improvements against part of the area (as shown on plan) as follows: 20 acres bush felled, 15 acres tea-tree felled, and about 450 acres surface sown in grass.

Terms of License.

Term, twenty-one years, with conditional right of renewal. The maximum area that can be selected is 1,000 acres, and the minimum area 25 acres. On approval of application, survey fee will have to be deposited in accordance with scale of fees for the survey of Crown land. Survey fee is credited as rent paid in advance. All applications are subject to the approval of the Land Board, and applicants who are landless within the meaning of the Land Act shall have preference at the ballot.

Reserves in Auckland Land District for Lease by Public Tender.

Auckland, 6th January, 1911.

NOTICE is hereby given, in terms of the Public Reserves and Domains Act, 1908, that written tenders will be received at this office up to 4 p.m. on Friday, 10th February, 1911, for leases of the undernoted reserves. In the event of no tender being received for any reserve on the date named, it will remain open for lease on application at the upset rental and for the term stated.

Access from Pirongia by formed road sixteen to twenty-three miles; soil medium to good, on papa and clay formation. Mixed bush land, but forest on Sections 4A and 7 burnt.

TERMS AND CONDITIONS OF LEASE.

  1. Term of lease, fourteen years. The first year’s rent at the rate tendered and lease fee, £1 1s., to be forwarded with the tender.

  2. In the event of the land comprised in the lease being required for public purposes, possession thereof may be resumed by giving to the lessee six months’ notice in writing of the proposed resumption.

  3. The lessee shall have no right to compensation either for improvements put upon the land or on account of the aforesaid resumption, or for any other cause; but he may, on the expiration or sooner determination of the lease, remove all fences and buildings erected by him.

  4. The lessee shall have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease, or any part thereof, without consent.

  5. The lessee shall with all reasonable despatch remove, or cause to be removed, all noxious weeds or plants, and prevent the growth or spread of same, as may be directed by the Commissioner of Crown Lands.

  6. The rent shall be paid yearly in advance, free of all deductions whatsoever.

  7. The local authority or other persons authorized by the Commissioner of Crown Lands shall have full rights of ingress, egress, and regress on the land.

  8. The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within thirty days after the date on which the same ought to be fulfilled.

  9. The highest or any tender not necessarily accepted.

Lands in Wellington Land District for Lease by Public Tender.

Wellington, 10th January, 1911.

NOTICE is hereby given that written tenders for leases of the undermentioned lands will be received at this office up to 4 o’clock p.m. on Wednesday, the 22nd day of March, 1911.

WELLINGTON LAND DISTRICT.

Situated on the bank of the old course of the Mangatainoka River, having frontages to Macdonald and Hall Streets. Macdonald Street is unformed at present. Access is from Pahiatua Railway-station, about half a mile distant, by metalled road. Flat land in grass. Soil of fair quality, on shingle formation; well watered by the old river-bed, springs, &c. This lease is subject to a right-of-way, 30 links wide, along the north-eastern boundary, as shown on plan. Owners of any improvements now upon the land will be allowed one month from date of offering in which to remove them.

Town of Pohangina (Wanganui Harbour Board Endowment).

Good river-flats, partly fronting the main street. Access is from Ashhurst, about nine miles distant, by a good metalled road. All cleared and in grass; ring-fenced. Soil of good loam, on shingle formation.

Village of Hiwera.

This village is situated on the Moawhango Valley Road, which is available for dray traffic, access being from Taihape, which is twelve miles distant. The lot comprises lands under mixed forest, with soil of good loam on papa formation.

TERMS AND CONDITIONS OF LEASE.

  1. Tenders must be accompanied by marked cheque or post-office order for six months’ rent at the rate offered, together with £1 1s. lease fee.

  2. There are no restrictions or limitations as to the number of sections which one person may lease, and no declaration is required. Residence and improvements are not compulsory. No compensation shall be claimed by the lessee, nor shall any be allowed by the Government, on account of any improvements effected by the lessee, nor for any other cause.

  3. Possession will be given on the day of acceptance of tender.
