Village-homestead Allotments in Southland Land District
open for Selection on Renewable Lease.

Invercargill, 15th August, 1911.

NOTICE is hereby given that the undermentioned
village-homestead allotments are open for selection
on renewable lease; and applications will be received at
the District Lands Office, Invercargill, up to 4 o’clock
p.m. on Wednesday, the 27th day of September, 1911,
under the provisions of the Land Act, 1908.

The ballot for the sections for which there is more than
one applicant will be held at the District Lands Office,
Invercargill, at 2.30 o’clock p.m. on Thursday, the 28th
day of September, 1911.

Preference will be given to landless applicants, and
the decision of the Land Board as to which of the appli-
cants are landless shall be final and conclusive.

Situated about one mile from Waikawa Harbour, fronting
Waikawa River. Bush land, slightly undulating, and partly
swampy. Limit of holding, 10 acres.

Terms and Conditions of Lease.

  1. The lands described above are first-class lands, and are
    village-homestead allotments, open for selection on renewable
    lease for periods of sixty-six years under the provisions of
    the Land Act, 1908 (hereinafter referred to as “the said
    Act”).

  2. The rentals stated above shall be the prices at which
    the lands shall be open for selection.

  3. Applications for leases shall be made in manner as
    provided in Part I of the said Act; and all such applica-
    tions shall be made to the Commissioner of Crown Lands,
    Invercargill; and leases shall be issued in accordance with
    the provisions of Part I aforesaid.

  4. Each applicant shall state his or her residence, occu-
    pation, and condition in life (namely, whether married or
    single), and will be required to make the prescribed declara-
    tion.

  5. Each applicant shall pay the first half-year’s rent,
    together with the lease and registration fee (£1 1s.),
    immediately the application has been approved or declared
    successful at the ballot; also the rent for the period
    elapsing between the date of the lease and the due date of
    such half-yearly payment.

  6. The rent must be paid half-yearly, in advance, on the
    1st days of January and July in each year, as provided in
    section 180 of the said Act; and the first half-year’s rent is
    payable as before provided.

  7. Improvements and residence on the land comprised in
    the lease shall be as provided in Part III of the said Act.
    The provisions of section 162, and all other provisions of
    the said Act with respect to substantial improvements, shall
    apply accordingly to lessees under these regulations. The
    provisions of section 159, and all other provisions of the said
    Act in respect of compulsory residence, shall apply accord-
    ingly to lessees under these regulations.

  8. The lessee shall not divide, sublet, or transfer the land
    held by him under these regulations, except under and sub-
    ject to the provisions of Part I of the said Act.

  9. The lessee shall hold the land for his or her sole use
    and benefit, and not for the use or benefit of any other
    person whomsoever.

  10. All the provisions of the said Act, so far as applicable,
    shall extend and apply to the lands affected by these regula-
    tions, and to the applications and leases to be made and
    issued thereunder, and generally to the interests created,
    and the persons whose rights, liabilities, or interests are
    thereby affected; and the mention of any particular pro-
    vision of the said Act shall not be deemed to exclude any
    other provision of the said Act applicable to the particular
    case.

lands will be offered for sale by public auction for
cash, at the District Lands Office, Invercargill, at 11
o’clock a.m. on Friday, 1st September, 1911, under the pro-
visions of section 132 of the Land Act, 1908.

LOCALITY AND DESCRIPTION.

Altitude, about 100 ft. above sea-level. Good, level,
terrace land; all in heavy bush, chiefly birch, with a little
totara and black-pine, and thick underscrub; no timber
of any commercial value. Good loamy soil, on gravel for-
mation; will grow good grass. All the sections front
formed and gravel roads, and are situated near the junc-
tion of the main roads to Papatotara, Clifden, and Tuata-
pere. Distant from three-quarters to one mile from Tuata-
pere Railway-station and township.

Application.

NOTICE is hereby given that the undermentioned
small grazing-run is open for lease; and applica-
tions will be received at this office and the Gretna Hall,
Taihape, on Tuesday, the 31st day of October, 1911, up
to 4 o’clock p.m., under the provisions of the Land Act,
1908.

LOCALITY AND DESCRIPTION.

This run is situated on the slopes of the Ruahine
Ranges, at the head-waters of the Makino Stream; access
is from Utiku, which is about seventeen miles distant, by a
formed dray-road for about fourteen miles, partly metalled
—the remainder is bridle-track. The run comprises about
600 acres of mixed bush on easy slopes, and remainder
rough birch country and open country, with tussocks and
weeds, on which snow lies during the winter months. The
soil is from fair to good, on papa, sandstone, and shell-rock
formation. The forest is mixed, comprising rimu, maire,
matai, kowhai, and birch, with a thick undergrowth of
rangiora, kotukutuku, manuka, tarata, tawhiwhi, and
tupari. Well watered by small streams. Elevation
ranges from about 1,850 ft. to 4,600 ft. above sea-level.
