GENERAL DESCRIPTION.

The above sections are situated adjacent to Te Kauwhata (late Wairangi) Railway-station, fifty-four miles south of Auckland, on the Main Trunk Auckland-Wellington Railway, and are accessible by cart-road. Altitude of sections vary from 50 ft. to 150 ft. above sea-level. The orchards are of varying ages, having been planted out from one to seven years, and are protected more or less by shelter-belts. The area is intersected by small tea-tree and rush swamps, in which water is procurable during the greater part of the year, failing which it can be obtained by either sinking or boring. The soil is of a clayey nature, with a stiff subsoil. The climate is of an equable nature, and the winter is not severe, the lowest average winter temperature “at night” being 27° Fahr., and “in day” 55° Fahr.; whilst only nineteen frosts were experienced during 1910, and no late frosts have affected the fruit-trees during the last ten years. Holders of Sections 1, 9, and 10 will arrange with the Railway Department for a lease of the land already planted in orchard on the railway reserve adjoining these sections if they wish to occupy the land so planted.
