Bush land, somewhat steep and broken in places. The timber generally is birch. The soil is light and good. General aspect is southerly. Situated within easy distance of the Catlin’s Railway, which is now in course of construction. The north-east corner of Block VII is about eight miles from Owaka Railway-station.

GENERAL DESCRIPTION.

The Town of Pipiroa is situate in Hauraki Plains, on the west bank of the Piako River. The nearest access is by launch or steamer, &c., from Thames, which is distant about seven miles. Through-access roads from Pokeno and Wae-renga Railway-stations pass directly through the town to Pipiroa Wharf, and then continue from the Kopuarahi Wharf to Turua and Kerepeehi, these roads being now under construction.

The town lands are partly drained alluvial clay-deposit, and covered with native grass, manuka, and some mangrove. Some of the sections have small, dried-up watercourses through them, which can, however, be readily filled in.

The suburban lands are also partly drained alluvial clay-deposit, and the vegetation consists of light and heavy manuka in places, raupo, cabbage-trees, native grasses, &c. There are a few dried-up watercourses passing through some of the sections, which can, however, be readily filled in.

The rural lands are similar in character to the suburban sections.

The roads will be duly formed and stopbank and other protective works maintained for a period of two years by the Department.
