Reserves in Marlborough Land District for Lease by Public Auction.

District Lands Office,
Blenheim, 8th November, 1910.

NOTICE is hereby given that the undermentioned reserves will be offered for lease by public auction at this office at noon on Wednesday, the 21st December, 1910, under the provisions of the Public Reserves and Domains Act, 1908.

Situated in Queen Charlotte Sound, about twenty-one miles from Picton, and known as Motuanauru Island.

For some time this island was used by the Department of Agriculture as a breeding-ground for Angora goats, and substantial improvements have been erected upon it, consisting of yards, fencing, dip and reservoir, cottage and outbuildings, in addition to 65 acres cleared and improved land. The total value of the improvements is £283, which is included in the capital value on which the rental is calculated.

Situated at the head of Torea Mova Bay in Queen Charlotte Sound, about six miles from Picton by boat. Pastoral hillside land rising in altitude to between 300 ft. to 400 ft.

TERMS AND CONDITIONS OF LEASE.

  1. One-half year’s rent at the rate offered, and £1 1s. lease fee, must be paid on the fall of the hammer.

  2. Possession will be given on 1st of January, 1911.

  3. The lease shall be for a term of fourteen years from the 1st January, 1911 (subject to termination by twelve months’ notice in the event of the land being required by the Government).

  4. The rent shall be payable half-yearly in advance, free from all deductions whatsoever.

  5. The lessee shall not be entitled to any compensation or allowance whatsoever by reason of such resumption, or in respect of any improvements effected by him upon the said lands, but he may, on the expiration or sooner determination of the lease, remove all buildings and fences erected by him, but not otherwise.

  6. The lessee shall not sublet, transfer, or otherwise dispose of his interest in the land comprised in the lease, except with the consent of the Commissioner of Crown Lands.

  7. The land shall not be cropped or broken up except with the consent of the Commissioner of Crown Lands.

  8. The lessee shall destroy all rabbits on the land, and he shall prevent their increase or spread to the satisfaction of the Commissioner of Crown Lands.

  9. The lessee shall prevent the growth and spread of gorse, broom, sweetbriar, or other noxious weeds on the land comprised in the lease, and he shall with all reasonable despatch remove, or cause to be removed, all noxious weeds or plants as may be directed by the Commissioner of Crown Lands.

  10. The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within thirty days after the date on which the same ought to have been fulfilled.

Additional Conditions as to Motuanauru Island.

  1. The lessee will keep and yield up the buildings and fences at present erected upon the island in good and tenantable condition and repair, excepting depreciation from fair wear and tear, weather, or natural causes, without neglect of the lessee.

  2. The right is reserved to enter upon and erect at the most suitable spot on the said land a monument to the memory of Captain Cook, and for that purpose to have performed any quarrying or other operations or such acts generally as may be necessary in the erection of such a structure, and when completed to enclose the same with a fence, railing, or wall.

  3. The lessee will insure and keep insured all buildings and erections at present existing on the land, in the name of His Majesty the King, during the term of the lease in some insurance office approved by the Commissioner of Crown Lands, such insurance to be the amount of the full insurable value, and he will produce and deliver to the said Commissioner of Crown Lands the policies of such insurance and the receipts for the renewal premiums.

  4. The lessee shall not cut or destroy any tree of a diameter of 9 in. or more at a distance of 1½ ft. from the ground, and in clearing, scrubbing, or burning any vegetation of a lesser size shall take all reasonable precautions to prevent damage or destruction of any trees left standing.

NOTICE is hereby given that the undermentioned lands will be offered for sale by public auction, for cash, at this office, at noon on Wednesday, the 21st day of December, 1910, under the provisions of section 132 of the Land Act, 1908.

Situated about twenty miles from Havelock by good metalled road. Blenheim-Nelson coach passes daily within a distance of a mile. Good land, about 100 ft. above sea-level. Originally bush, now cleared.

NOTICE is hereby given, in pursuance of section 326 of the Land Act, 1908, that the undermentioned land is open for sale or selection, and applications will be received at this office up to 4 o’clock p.m. on Wednesday, the 22nd day of February, 1911.
