GENERAL DESCRIPTION.
Generally speaking, sections for selection lie midway between the Waihou River and Piako River, and extend from the Kerepeehi-Turua-Netherton Road northwards.
The land is all excellent alluvial clay-deposit on sand, and none of the land offered for selection has any peat on it. It is all level, and is partly drained, and with the exception of Sections 12 to 15 and 17 to 20 inclusive, Block II, Waihou Survey District, are all in worked-out kahikatea bush, the remaining timber being of a generally light nature.
All roads, drains, and stop-banks shown on poster are either constructed or under construction, and will be completely finished by the Department.
The sections near the Piako River are covered with raupo and purua grass.
Access to the lands is from Kopuarahi Wharf, on Piako River (readily reached from Thames by launches working under tidal conditions), and also from Turua, Kerepeehi, and the several temporary landings erected where necessary on the Piako River.
Attention is drawn to the fact that rough sleeping-accommodation has been provided for intending selectors, at a point known as “The Bush Shanty.” Selectors must, however, provide their own blankets and provisions.
Various launches ply for hire between Thames and Piako River every day under usual tidal conditions.
Artesian bores have been sunk by the Department at several points on the Hauraki Plains, and very good flows have been obtained. The water is, however, mineralized, but is excellent for stock purposes. The Department is prepared to sink bores for selectors at practically cost price.
Guides will, where necessary, be stationed at different points to show selectors the various sections, but generally speaking, selectors will not have the slightest difficulty in locating each section.
All road-lines forming boundaries of sections must be securely fenced so that cattle shall not damage the drains or stop-banks.
Stop-banks, roads, drains, and protective works considered necessary will be completed by the Department. All main drains will be maintained for two years from date of ballot.
The Department reserves the right at any time to make new drains or deepen drains through any section.
IMPROVEMENTS.
Attention is drawn to the fact that the fence and drain shown on eastern boundaries of Section 14, Block XI, Thames Survey District; Sections 7 and 16, Block II, Waihou Survey District; Section 7, Block VI, Waihou Survey District; and Section 1, Block VII, Waihou Survey District, have been erected and constructed by Messrs. Bagnall Bros. at their own expense. The fence where shown on plan is generally along the boundary-lines of sections mentioned, but the drain is entirely on the property of Messrs. Bagnall Bros.
The improvements which go with the land are as follows, the measurements being in all cases approximate:—
Block II, Waihou Survey District.
Section 13: 25 chains of combined drain and stop-bank. Section 14: 25¼ chains of combined drain and stop-bank. Section 15: 34¾ chains of combined drain and stop-bank. Section 17: 1¾ chains of drain. Section 18: 35¼ chains of combined drain and stop-bank. Section 19: 13¾ chains of combined drain and stop-bank. There are also some old drains through the above sections, and also on Sections 12 and 20.
Block VI, Waihou Survey District.
Section 10: 40 chains of new subdivisional fence, and 17 acres of grass in good heart.
Block VII, Waihou Survey District.
Section 1: 22¾ chains of new subdivisional fence, and 10 acres of grass in good heart. Section 2: 35 chains of new subdivisional fence, and 14 acres of grass in good heart.

Opening Lands in Hawke’s Bay Land District for Sale or Selection.
ISLINGTON, Governor.
IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1908, I, John Poynder Dickson-Poynder, Baron Islington, the Governor of the Dominion of New Zealand, having received the report of the Under-Secretary in this behalf, as provided by section one hundred and fifty-four of the said Act, do hereby declare that the lands described in the Schedule hereto shall be open for sale or selection on Tuesday, the twenty-first day of February, one thousand nine hundred and eleven; and also that the lands mentioned in the said Schedule may, at the option of the applicant, be purchased for cash, or be selected for occupation with right of purchase, or on renewable lease; and I do hereby also fix the prices at which the said lands shall be sold, occupied, or leased, as mentioned in the said Schedule hereto, and do declare that the said lands shall be sold, occupied, or leased under and subject to the provisions of the Land Act, 1908.
