Maori Lands for Sale by Public Auction.

NOTICE is hereby given that the undermentioned lands
will be offered for sale by public auction, at the Exchange Land Mart, No. 155 Lambton Quay, Wellington,
at 2.30 o’clock p.m., on Tuesday, 23rd February, 1909, under
the provisions of “The Maori Lands Administration Act,
1900,” and its amendments, “The Native and Maori Land
Laws Amendment Act, 1902,” and special regulations made
under the last-mentioned Act.

Locality and Description.

The Town of Turangarere is situated on the right bank of
the Hautapu River, adjoining the Turangarere Railway-station, about eleven miles from Taihape and about eight
miles from Waiouru. The township comprises easy undulating and hilly country, covered with a vegetation of tussock,
English, and native grasses. The soil is of a light, porous
nature, thus making dry building-sites. The main road
from Taihape to Pipiriki and Tokaanu passes through this
township. The Hautapu River is considered by experienced
anglers to be one of the best trout-streams in the North
Island. The township is situated in what in a short time
will be an important sawmilling centre, as there is a large
area of good milling-timber (bush) yet untouched, which
will eventually find an outlet at the Turangarere Railway-station. Several mills are now in operation, and negotiations
are being completed for the purchase of several milling-areas
in the locality. There is also a flaxmill in full operation not
far from the township-site. A large area of long-settled
country will also be served by this township.

TERMS AND CONDITIONS OF SALE.

  1. (a.) Each lot is sold subject to a reserve price. If any
    dispute arises as to any bidding the auctioneer shall put up
    the lot again at the last undisputed bidding.

(b.) Each purchaser shall, immediately after the sale, pay
to the auctioneer a deposit of £10 per cent. on the amount
of his purchase-money, and sign memorandum of agreement

(c.) The title to the land being Land Transfer, no requisitions thereon shall be made.

(d.) The memorandum of transfer to each purchaser shall
be prepared by him at his own expense.

(e.) The purchase-money shall be payable as follows:
10 per cent. on the fall of the hammer, and thereafter 15 per
cent. on the 1st July and the 1st January in each year, until
the whole amount is paid off.

No interest shall be charged on the unpaid purchase-money if the instalments are paid on the due dates, but if
the purchaser shall be seven days in arrear in making payment the Board may charge interest at the rate of 5 per
cent. per annum on the whole of the unpaid balance of the
purchase-money.

The purchaser may at any prior time pay off the whole of
the balance of the purchase-money.

(f.) If any purchaser shall fail to comply with these conditions his deposit shall be forfeited to the vendor as and for
liquidated damages.

  1. On payment of the balance of the said purchase-money
    the Board shall, at the cost of the purchaser, execute a
    memorandum or transfer in favour of the purchaser of the
    section or sections purchased by him free from encumbrances.

  2. After the conclusion of such auction sale the said
    Board shall be at liberty at any time to sell any of the unsold
    sections for cash, and shall also be at liberty from time to
    time to authorise a further sale of such sections, or any of
    them, by public auction on the terms hereinbefore mentioned, or at a reduced reserve price if considered advisable,
    and, on such sale being effected, to execute transfers thereof
    in manner hereinbefore provided.

Maori Lands for Lease by Public Tender under the Provisions
of “The Maori Lands Administration Act, 1900,” and its
Amendments.

Office of the Tokerau District Maori Land Board,
Auckland, 24th December, 1908.

NOTICE is hereby given that the undermentioned
sections of the Parengarenga and Pakohu Blocks
will be reoffered for lease by public tender at greatly
reduced upset annual rentals:—

The leases are situated around Parengarenga Harbour at
the northern extremity of the Auckland Land District, in
Parengarenga, Muriwhenua, Hohoura West, and Tarawara
Survey Districts. Access from Awanui is by track to the
west coast, and along the beach to Hukatere, thence through
Hohoura to Parenga—a total distance of about fifty-five
miles. There is a fortnightly steamer service from Auckland, 240 miles distant. The altitude of the land is generally
from sea-level to 430 ft.

Tenders will be received by me up till 10 a.m. on Saturday,
the 30th day of January, 1909.

Posters and plans giving full particulars may be obtained
on application to the office of the Board, or can be seen at
any post-office in the district.
