Locality and General Description.

Waari Hamlet lies on the eastern side of the Kaipara Railway line, between Waikomiti and Henderson Railway-stations, which are respectively eleven miles and fourteen miles from Auckland by rail. It is also bounded for over a mile by the Great North Road, the south-eastern corner of the hamlet being eleven miles from Auckland by that road. The land is well suited for poultry and small fruit-farms. The soil is a stiff clay, specially adapted to fruit-growing, excellent results having been obtained from similar soil. The sections are for the most part well watered by the Oratia and small tributary streams.

Land in Auckland Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned land will be offered for lease by public auction, for a term of twenty-one years, in terms of “The Thermal-Springs Districts Act, 1908,” at this office, on Friday, the 19th day of March, 1909, at 11 a.m.


SCHEDULE.

ROTORUA COUNTY.—ROTORUA SURVEY DISTRICT.

SECTION 5, Block X, comprising 470 acres 3 roods 11 perches. Upset annual rental, £70. Weighted with £1,056, valuation for two houses and outbuildings, 200 acres of bush felled and grassed, and fencing. Situated at the junction of the Oxford—Rotorua and Mamaku dray-roads, about three miles and a quarter from the Mamaku Railway-station, on the Auckland—Rotorua line. The proposed railway extension, Mamaku to Te Puke, is expected to traverse this section.

Term of Lease. — Twenty-one years, without right of renewal.

Rental payable half-yearly in advance; the first half-year’s rent and lease fee (£1 1s.) to be paid on the fall of the hammer.

No right to underlet or part with possession of the land leased or any part thereof without the consent of the Commissioner of Crown Lands first had and obtained.

The lessee shall discharge all rates, taxes, charges, and other assessments that shall become due and payable.

Within one month from the date of expiry of the lease the then-existing improvements shall be valued by the Crown and be made a charge against the land in favour of the lessee or persons entitled thereto.

The existing tram-line to a width of 10 ft. is reserved from the area to be leased.

Rental-payments in arrear for two calendar months shall render the lease liable to termination, or a breach of covenant in the lease, expressed or implied, shall entitle the Crown to re-enter and determine the lease.

Lands in the Town of Kaikoura, Marlborough Land District, for Lease by Public Auction.

NOTICE is hereby given that the undermentioned lands will be offered for lease by public auction, for a term of seven years, at the Courthouse, Kaikoura, at 11 a.m. on Wednesday, the 21st day of April, 1909, under the provisions of section 124 of “The Land Act, 1908.”

TERMS AND CONDITIONS OF LEASE.

  1. A deposit of six months’ rent at the rate offered, together with £1 1s. lease fee, must be paid on the fall of the hammer.
  2. No compensation shall be claimed by the lessee, nor shall any be allowed by the Government, on account of any improvements effected by the lessee, nor for any other cause.
  3. Possession will be given on the day of sale.
  4. The lease shall be for the term specified herein, but shall be subject to termination by twelve months’ notice in the event of the land being required by the Government.
  5. The rent shall be payable half-yearly in advance.
  6. The lessee will have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease, except with the written consent of the Commissioner of Crown Lands first had and obtained.
  7. The lessee shall prevent the growth and spread of gorse, broom, and sweetbriar on the land comprised in the lease; and he shall with all reasonable despatch remove, or cause to be removed, all gorse, sweetbriar, broom, or other noxious weeds or plants, as may be directed by the Commissioner of Crown Lands.
  8. The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within thirty days after the date on which the same ought to be fulfilled.

Pastoral Runs in Otago Land District liable to Forfeiture.

Dunedin, 15th February, 1909.

PURSUANT to section 251 of “The Land Act, 1908,” notice is hereby given to the occupiers of the undermentioned runs that the pastoral licenses thereof are liable to forfeiture, and that if the rent overdue thereon, together with the full amount of the penalty, be not paid within three months from date the licenses will be declared forfeited.
