Locality and Description.

This settlement is situated to the north and north-west of Carterton, at a distance of from three miles and a half to six miles by good roads. The altitude ranges from about 350 ft. to 2,020 ft. above sea-level.

For the purposes of description the settlement may be divided into three parts—viz., (1) the front portion, (2) the northern portion, and (3) the western portion, or Belvedere.

(1.) The front portion, with the exception of the back portions of Sections 2, 3, and 8, Block VI, Tiffin, comprises all flat land, varying in altitude from about 350 ft. to 490 ft. above sea-level. This portion has been subdivided into ten dairy farms, ranging in size from 78 acres to 121 acres. The soil varies from good to fair, on a shingle formation. On the back portions of Sections 2, 3, and 8, Block VI, Tiffin, the land is hilly, and the soil is fair to inferior, on a clay formation. Access to the southern end of this portion is from Carterton by the Belvedere and Cobden Roads, and to the northern end from Clareville by the Chester and Mangatariri Valley Roads.

(2.) The northern portion comprises flat and undulating country, ranging in altitude from about 450 ft. to 1,400 ft. above sea level. This portion has been subdivided into thirteen mixed dairy and sheep farms, ranging in size from 90 acres to 342 acres. The soil varies in quality from good on the flats to fair on the hills, and rests generally on a shingle-and-clay formation. Access to the southern end is from Carterton by way of the Belvedere and Cobden Roads, and to the northern end from Clareville by the Chester and Mangatariri Valley Roads.

(3.) The Belvedere or western portion is generally hilly country, with sufficient flats for homestead-sites. The altitude varies from 420 ft. to 2,020 ft. above sea-level. This portion is subdivided into two mixed dairy and sheep farms and three sheep farms, ranging in size from 120 acres to 643 acres. The soil varies from good, on a shingle formation, to fair, on a clay-and-sandstone formation, to inferior, on a running-rock formation. Access to Section 22 at the northern end is from Carterton by way of the Belvedere and Cobden Roads, and to the southern end by way of the Belvedere Road.

The northern and Belvedere portions are more or less well watered by permanent streams, but in a dry summer the front portions may be somewhat short of water.

There is a good homestead-site on each section.

The greater part of Sections 8 and 1, and about half of Sections 13 and 15, Block II, Tiffin District, in the northern portion, and more than half of Section 22, about one-third of Section 8, and a small portion of Section 1 in the Belvedere portion, are covered with bush. The bush comprises rata, rimu, hinau, tawhero, rewarewa, birch, and konini, with an undergrowth of supplejack and makomako.

The other sections in the settlement are all in grass, seed having been sown since the summer fires of 1908.

Portion of Tiritiri Island for Lease by Public Tender.

NOTICE is hereby given that written tenders will be received at this office up to 4 o’clock p.m. on Friday, the 26th day of March, 1909, for a lease of the undermentioned reserve in terms of “The Public Reserves and Domains Act, 1908.”

SCHEDULE.
AUCKLAND LAND DISTRICT.

TIRITIRI ISLAND (part): Area, 498 acres 2 roods 6 perches; weighted with £175 for existing improvements.

TERMS AND CONDITIONS OF LEASE.

  1. Term of lease: Ten years, for grazing purposes only.

  2. Rental payable half-yearly in advance; the first half-year’s rental at the rate tendered, together with £1 1s. lease fee, to be deposited with the tender. The loading of £175 for improvements to be paid immediately on acceptance of tender.

  3. No compensation allowed at any time for any improvements effected by the lessee.

  4. The lessee shall not at any time cut down or otherwise destroy any pohutukawa or other large trees growing on the reserve, and no burnings shall take place without the sanction of the principal lighthouse-keeper being first obtained.

  5. The Crown reserves the right to resume at any time any portion or portions of the area leased that may be required for lighthouse or other public purposes upon giving notice of same in writing to the lessee, and thereupon a proportionate reduction in the rent shall be allowed; but no compensation shall be claimed or allowed by reason of such resumption.

  6. No right to underlet or part with possession of the land leased, or any part thereof, without the consent of the Commissioner first had and obtained.

  7. Full rights of ingress, egress, and regress reserved to the Crown to authorised persons, and the right to take therefrom any material necessary for road-works.

  8. The right is reserved to the Crown to make at any time any alteration or deviation in the road which may be considered necessary. The lessee shall have at all times the right to use the said road, but any damage done thereto by the lessee shall be repaired by him to the satisfaction of the principal lighthouse-keeper or other authorised public officer.

  9. The right shall be reserved to the lighthouse-keepers stationed on the island to graze without charge five head of cattle, one horse, and not exceeding ten sheep. The right shall also be reserved to the lighthouse-keepers to gather from any part of the island manuka scrub for fuel or for the purpose of mending fences; and the gardens already made (with the consent of the former lessee) outside the area retained for lighthouse purposes shall continue to be reserved for the use and benefit of the lighthouse-keepers, with full rights of access thereto at all times.

  10. The lessee shall discharge all rates, taxes, charges, and other assessments that may become payable.

  11. Rental-payments thirty days in arrears shall render the lease liable to termination; or a breach of covenant in the lease, or in the event of bankruptcy, or compound or arrangement with his creditors, shall entitle the Crown to re-enter and terminate the lease.

  12. The highest or any tender not necessarily accepted.

  13. Tenders to be addressed “The Commissioner of Crown Lands, Auckland,” and indorsed “Tender for lease of Tiritiri Island.”
