NOTICE is hereby given that the undermentioned
lands are open for selection on renewable lease, and
applications will be received at this office up to 4 o’clock
p.m. on Monday, the 21st day of December, 1908, under
the provisions of “The Land Act, 1908,” and “The Land for
Settlements Act, 1908.”

Locality and Description.

Tautari Settlement is situated in a S.S.E. direction from
Auckland, distant ninety-three miles as the crow flies. Access
by the Auckland—Wellington Main Trunk Railway to Te
Awamutu, 101 miles from Auckland, thence by road through
Kihikihi and a rich and well-settled district beyond for about
seventeen miles to a central part of the settlement. The
road for the most part is good and fairly level.

The soil is good, being sandy loam on clay formation, and
is well suited for sheep or dairy farming. Most of the settle-
ment is under grass, though parts are somewhat overgrown.
Generally speaking, the country is undulating to hilly, and
very little is at all broken.

The climate is exceedingly bracing and healthy, the eleva-
tion above sea-level averaging nearly 1,000 ft. Rainfall about
the average.

The improvements not included in the capital values of
the sections are as follows: Section 7, dwellinghouse, large
woolshed, stable, and outbuildings, all valued at £700; Sec-
tion 10, two cottages, stable and outbuildings, and subdivi-
sional fences, all valued at £355.

Lease on Application.

NOTICE is hereby given that the undermentioned
section will be open for lease on application, at the
District Lands Office, Christchurch, on Wednesday, 16th
December, 1908. If more than one application is received
for the section on the same day the order of selection will
be decided by ballot on the following day at 11 o’clock a.m.,
at the District Lands Office, Christchurch.

TERMS AND CONDITIONS OF LEASE.

  1. Applications must be made to the Commissioner of
    Crown Lands, Christchurch, and must be accompanied by a
    deposit of a half-year’s rent, together with £1 1s. lease fee.

  2. Possession will be given immediately on approval by
    the Land Board of the application.

  3. The lease will be for a term of forty-two years.

  4. The rent shall be payable half-yearly in advance, free
    of all deductions whatsoever; and if not paid within twenty-
    one days after due date the lessor may re-enter upon the
    land and determine the lease.

  5. The lessee shall have no right to mortgage, sublet,
    transfer, or otherwise dispose of the whole or any portion
    of the land comprised in the lease, except with the written
    consent of the Commissioner of Crown Lands first had and
    obtained.

  6. The lessee shall destroy all rabbits on the land, and
    shall prevent their increase or spread, to the satisfaction of
    the Commissioner of Crown Lands.

  7. The lessee shall prevent the growth or spread of
    gorse, broom, sweetbriar, and other noxious weeds or plants
    on the land comprised in the lease, and he shall with all
    reasonable despatch remove, or cause to be removed, all
    gorse, broom, sweetbriar, or other noxious weeds or plants,
    as may be directed by the Commissioner of Crown Lands.

  8. The lessee shall not carry on, or permit to be carried
    on, upon the land or any part thereof any noisy, noxious,
    or offensive trade or manufacture, or do or suffer to be done
    thereon any act or thing whatsoever which may be an
    annoyance to the lessor or to any other lessee in the neigh-
    bourhood.

  9. In the event of the lessee, upon the expiry of the term,
    not again becoming the occupier of the land under a fresh
    lease, he shall be entitled to payment of valuation for all
    improvements which he shall have effected upon the land,
    so far as the same are existing and unexhausted.

  10. The lessee of any town section shall, within two years
    from the date of his lease, erect upon the land buildings to
    the value of at least £50.
