Reserve in the Nelson Land District for Lease by Public Tender.

NOTICE is hereby given that written tenders will be received at this office up to noon on Wednesday, the 11th day of September, 1907, for a lease of the undermentioned land, under the provisions of “The Public Reserves Act, 1881.”

SCHEDULE.

NELSON LAND DISTRICT.

SECTION 8, Block IX, Wai-iti Survey District: Area, 40 acres; upset annual rental, £8; term, fourteen years.

Weighted with £77, valuation for improvements, consisting of building, value £30; fencing, £20; cultivation and clearing of land, &c., £27.

The reserve is situate in the Motueka Valley, half a mile from the Tapawera Railway-station, thirty-five miles from Nelson.

TERMS AND CONDITIONS OF LEASE.

1. Tenders must be accompanied by marked cheque or post-office order for six months’ rent at the rate offered, together with £1 1s. lease fee.

2. No declaration is required. Residence and improvements are not compulsory.

3. Possession will be given on the day of acceptance of tender.

4. The lease shall be for the term of years as specified above, but shall be subject to termination by twelve months’ notice in the event of the land being required by the Government. If the land be again let at the termination of the present lease, but not otherwise, the improvements existing thereon, exclusive of those effected by the Crown and now on the land, will be valued, and the lease offered weighted with such valuation.

5. The lessee shall have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease, except with the written consent of the Commissioner of Crown Lands first had and obtained.

6. The rent shall be payable half-yearly in advance on the 1st day of January and the 1st day of July in each year.

7. The lessee shall prevent the growth and spread of blackberry, gorse, broom, and sweetbriar on the land; and shall with all reasonable despatch remove, or cause to be removed, such noxious weeds or plants as may be directed by the Commissioner of Crown Lands.

8. The lessee shall insure the buildings on the said land against fire for the sum of £20, and deposit insurance receipt with the Commissioner of Crown Lands.

9. The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions within thirty days after the date on which the same ought to be fulfilled.

ALL that area, containing by admeasurement 20 acres, more or less, situated in Block VIII, Matiri Survey District. Bounded towards the north, east, and south by an area of 658 acres, held by T. Newman on lease-in-perpetuity tenure; and towards the west by a road-line along the Owen River, and a road frontage to an education reserve of 63 acres.
