The fencing along western boundary is inside the section, not on the surveyed boundary, and, being rather old, has not been charged for; there is also a fence running along the northern boundary that has not been charged for. Distance from Rotorua, eighteen miles; Tirau, sixteen miles; Putaruru, seventeen miles; and to Section 83, about thirteen miles: all by formed roads.

Section 83: Agricultural and pastoral land of light loamy nature and fair to good quality; practically all undulating, and very largely ploughable; about 185 acres fallow after rape, and now in rough feed, balance in manuka and fern. Altitude, from 270 ft. to 400 ft. above sea-level. Well watered by Waihou River and the Waimakariri Stream, access to which is through the fishing and road reserves. Improvements, which are included in the price of the land, consist of the whole of about 46 chains of road and subdivisional fencing (value £23), and half-share (value £11) in about 44 chains of boundary-fencing. Distance to Tirau Railway-station about two miles and a half, and to Section 46 about thirteen miles.
