CROWN LANDS NOTICES.

Flax Area in Auckland Land District for Lease by Public Auction.

District Lands Office,
Auckland, 27th April, 1907.

NOTICE is hereby given that a seven-years lease for the right to cut and remove flax on the undermentioned Crown land will be submitted to public auction, under the provisions of “The Land Act, 1892,” at Kawakawa, on the 22nd day of May, 1907, at 11 o’clock a.m.

CONDITIONS.

  1. Highest bidder to be the purchaser; the bidding to be on the upset annual rental.
  2. Rent payable yearly in advance; the first year’s rent to be paid on the fall of the hammer.
  3. The lessee is required to expend the following sum in fencing and draining this land to the satisfaction of the Commissioner of Crown Lands: At least £100 within the first two years.
  4. All flax planted and other flax growing on the ground becomes the property of the Crown on the termination of the lease, and no plants are to be removed or destroyed.
  5. The lessee shall take all risks of fire, and will be held responsible to take every precaution necessary to guard against fire.
  6. The Crown reserves the right to resume the whole or any portion of the land at any time on giving three months’ notice to the lessee if, in the opinion of the Commissioner of Crown Lands, such resumption is necessary for drainage, mineral, or for any public purpose.
  7. The right is also reserved to the Crown to cut drains, survey, and take roads through the area leased; also full right of access at any time by the Commissioner of Crown Lands, or employees of the Government, or other authorised person or persons.
  8. The Department is in no way bound to provide road-access to the area in question.
  9. All rights reserved in these conditions are to be without payment of compensation of any kind whatsoever; and the flax must not be cut from any portion of the area more than once within each three years, and the method of cutting to be as directed by the Commissioner of Crown Lands.
  10. In the event of the above lease not being disposed of, consideration will be given to applications made at any time within six months from date of submitting to public auction, provided, however, that the amount offered is not less than the upset price stated hereon.
  11. Any breach of the above conditions will render the lease subject to immediate cancellation.

Village-homestead Allotment in Southland Land District open for Selection on Lease in Perpetuity.

NOTICE is hereby given that the undermentioned village-homestead allotment will be open for selection on lease in perpetuity, at this office, on Wednesday, the 10th day of July, 1907, under the provisions of “The Land Act, 1892.”

If more than one application is received for the allotment on the same day, the order of selection shall be decided by ballot.

NOTICE is hereby given that the undermentioned small grazing-run will be open for lease on application, at this office, on Wednesday, the 29th day of May, 1907, under the provisions of Part V of “The Land Act, 1892.”

If more than one application is received for the run on the same day, the order of selection shall be decided by ballot.

Weighted with £1,927 10s., valuation for improvements, consisting of felling, grassing, two houses, two orchards, fencing, drains, sheep-yards, and bridges.

Altitude, from 2,000 ft. to 2,400 ft. above sea-level. Undulating land; about 4,500 acres covered with thick forest, principally tawa (red-birch), with a thick undergrowth of konini, punga, petipeti, whauwhau, &c.; balance open land. Soil is of a sandy and pumice nature, on pumice formation; very well watered by the Mohaka and Taharua Rivers. Access is from the Rangitaiki Accommodation-house, which is about nine miles distant by the Taupo-Napier Road—seven miles good dray-road, remainder good horse-track.
