Rural Lands in Southland Land District open for Sale or Selection.
PLUNKET, Governor.
IN pursuance and exercise of the powers and authorities conferred upon me by section one hundred and thirty-six of “The Land Act, 1892,” and section two of “The Bush and Swamp Crown Lands Settlement Act, 1903,” I, William Lee, Baron Plunket, the Governor of the Colony of New Zealand, do hereby declare and provide as follows, that is to say:—

The rural lands enumerated in the Schedules hereto are hereby set apart for disposal by way of sale or selection on and after the twenty-ninth day of August, one thousand nine hundred and five, at the respective prices specified in the said Schedules.

The said lands may be purchased for cash, or be selected for occupation with right of purchase, or on lease in perpetuity: provided that in the case of lands containing or supposed to contain any metal, mineral, or valuable stone, they shall be selected on lease in perpetuity only, and shall not be purchased for cash.

For the purposes of “The Bush and Swamp Crown Lands Settlement Act, 1903,” the lands enumerated in the First Schedule hereto shall be deemed to be “heavy-bush land,” and the land in the Second Schedule shall be deemed to be “light-bush land.”

No general rate shall be levied or collected by any local authority from the said lands for the period of four years in the case of heavy-bush land, and three years in the case of light-bush land, from the date from which in each case respectively such lands are disposed of, and no local authority shall have power to levy or collect any such rate from such lands during such period.

After the first half-year’s rent has been paid by the selector the further instalments of rent payable by him for a period of four years in the case of heavy-bush land, and three years in the case of light-bush land, shall not be demanded: provided that if at any time during the first five years of his occupancy the selector disposes of his interest in the land the rent so conceded shall be paid by him in full, and thereupon the Land Board may remit such instalments of rent payable by the incoming tenant, not exceeding in the aggregate the amount of rent previously conceded to the selector, as the Board shall think fit.

Covered with heavy mixed bush and scrub; surface rather broken, sandstone showing in a few places; well watered. Situated about five miles from Centre Bush Railway-station—45 chains bush-track, remainder good gravelled road. The timber has been worked by sawmills, and what is left is of no commercial value.

Covered with mixed bush, consisting chiefly of white-, black-, and red-pine, with manuka in places; land undulating; soil ranges from fair to good, the tops of ridges showing sandstone; well watered. Distant from seven miles and a half to twelve miles from Brown’s railway-siding, by gravelled road for portion of the way. 7 acres open land on Section 358, 10 acres open land on Section 362, 3 acres open land on Section 364, 15 acres open land on Section 367 (principally covered with flax), 20 acres open land on Section 369 (also principally flax); 7 acres felled and burned, and sown with cocksfoot, on Section 373, and 5½ acres felled and burned only; 11½ acres felled and burned on Section 374. No sawmilling timber of any value on Sections 364, 373, and 374. The other sections are weighted with the value of sawmilling timber as follows: Section 352, £125; Section 355, £112 10s.; Section 356, £37 10s.; Section 358, £100; Section 362, £55; Section 367, £50; Section 369, £45. Section 373 is weighted with £10, valuation for clearing and grassing, and Section 374 is weighted with £16 10s., valuation for felling and burning.

Second class Light-bush Land.

Undulating land, containing white-, black-, and red-pine timber, with manuka in places. Access from Brown’s railway-siding. The area contains 35 acres of open land. Weighted with £110, valuation for timber.
