General Description of Land in Blocks XII., XVI., Upper Waitara, IX. and XIII., Pouatu Survey Districts.
The land is situated in the Clifton and Stratford Counties, and includes portion of the country lying on the watershed of the Waitara River and Whangamomona Stream. It is most conveniently approached by the Ohura Road from the Toko Railway-station, distant from thirty-seven to fifty-one miles, according to the position of each section. Of this distance, nine miles is metalled, thirty miles formed dray-road, and two miles formed bridle-road.
The most accessible sections are those near the end of the Mangare and Prospect Roads. These roads are formed for dray traffic to the section boundaries. The Marco Road, which is a northern branch of the Ohura Road, is also a means of access to some of the sections. The block may be approached also by the Pohokura Road. The roads within the block are surveyed but not yet constructed.
The lands, with the exception of an old clearing on Section 59, Block XIII., Pouatu, are all covered with medium to heavy forest, chiefly tawa, with rimu, rata, kahikatea, matai, tawhero, maire, totara, &c., and a thick undergrowth of karamu, matipo, taiore, konini, mahoe, ferns, &c. The country is broken, but some of the slopes are good. There are small flats in the valleys, and each section has been laid off with a view of having a homestead-site.
The general fall of the country is towards the Waitara River, the tributaries of which cut the block in places with narrow gorges. The soil rests upon a formation of papa, and is generally good in the valleys, though light on the ridges. The block is well watered.
The elevation ranges from 500 ft. in the valleys to 1,500 ft. above sea-level at the highest points.
The climate is healthy and bracing, the rainfall equable and plentiful during the year, which will generally insure an abundance of feed for stock when the land has been judiciously cleared of some of its timber.
The country is well adapted for raising cattle and sheep, while possibly, on the more favoured portions, dairying operations might be carried on.
The nearest township to the block is Whangamomona, which contains a store, a hotel, and a post and telephone office. A school is situate on the junction of the Marco and Ohura Roads. There is also a school at Pohokura, about five miles from the block via Pohokura Road.

Notifying Lands in Wellington Land District for Sale by Public Auction.

IN pursuance of the powers and authorities conferred upon me by the one-hundred-and-thirteenth section of “The Land Act, 1892,” I, Uchter John Mark, Earl of Ranfurly, the Governor of the Colony of New Zealand, do hereby appoint Thursday, the twenty-fifth day of February, one thousand nine hundred and four, as the time at which the lands enumerated in the Schedule hereto shall be sold by public auction; and I do hereby fix the prices at which the said lands shall be sold as those mentioned in the said Schedule hereto.

The Town of Mangaweka is situated on the Main North Island Inland Road, and is at present the terminus of the traffic on the North Island Main Trunk Railway. Three trains arrive and depart daily. The town is bounded on the north by the Marton—Tokaanu Road, alongside which is the Main Trunk Railway, now in course of construction towards and beyond Taihape. On the south the town is bounded by the Maungawharariki Road, which leads to Rangiwahia, and is the main outlet for a very large area of settled country east of the Rangitikei. The land is good, nearly all level. Most of the town sections are now cleared of bush. The climate is good; fruits and vegetables grow well. The elevation varies from 1,050 ft. to 1,150 ft. above sea-level.
The owners of improvements existing on any of the sections now under offer will be allowed to remove their buildings, &c., within one month from date of sale.
