This section is situated in the Ohakea Settlement and in
what is known as the Sandon District. The access is from
Bull’s, which is about two miles and a half distant by a good
metalled road, and from Sanson, which is about two miles
and a quarter distant by a good metalled road. The San-
don–Carnarvon tram-line runs past the section, and the
Ohakea Railway-station is about a quarter of a mile from it.
The section comprises about 35 acres of flat land fronting
the main road, and 80 to 85 acres of flat land on the
back portion; the rest is undulating: the whole area,
however, except a few acres, is ploughable. The soil is
of good quality, resting on clay-and-gravel formation.
There is no forest, all the section being open. About 75
acres has been ploughed and cropped by the late lessee,
but has not been sown in grass. The remainder was
ploughed about eighteen years ago, and is in fairly good
pasture, but wants breaking up again. The section is
divided into three paddocks, and is watered by a dam
on the north-west boundary. Water has been procured on
adjoining farms by sinking wells 30 ft. to 40 ft. deep. The
elevation ranges from about 160 ft. to 200 ft. above sea-level.

The improvements which are included in the price of the
land are 70 chains of ditch, bank, and gorse fencing. The
improvements which have to be paid for by the incoming
tenant comprise 73½ chains of fencing, and two-roomed
house of sawn timber, 12 ft. by 24 ft., with brick chimney
and iron roof.

The right is reserved to take a drain through the lower
portion of the section, as shown on plan.

Commissioner of Crown Lands.
