open for Selection on Lease in Perpetuity.

NOTICE is hereby given that the undermentioned Crown land will be open for selection on lease in perpetuity, at this office, on Tuesday, the 17th day of February, 1903, under the provisions of “The Land for Settlements Consolidation Act, 1900,” and amendments.

In the event of more than one application being received for the section on the same day, priority of selection shall be decided by ballot.

On south side of Bell Hill Road. One-quarter steep and stony hill-side, remainder scrub and heavy timber, with big fall towards Bell Hill Road. Four miles and a half from Poerua Railway-station, opposite schoolhouse and dairy-factory reserve. The improvements comprise 7 acres felled and badly burned, with a small portion sown in grass.

Rural Lands at Rotorua for Sale by Public Auction.

TERMS AND CONDITIONS OF LEASE.

  1. Term of lease, ninety-nine years.
  2. Rents are payable half-yearly in advance to the Receiver of Land Revenue, Auckland; and the first half-yearly payment is to be made on the fall of the hammer.
  3. Rural sections to be fenced within one year from the date of the lease. No valuation for improvements will be allowed at the end of the term of lease.
  4. No lease to be assigned, underlet, or the possession thereof parted with except with the consent in writing of the Commissioner of Crown Lands, Auckland.
  5. All rates, taxes, charges, and assessments whatsoever to be paid by the lessee.
  6. All buildings erected to be kept in good repair and condition, and in the erection of any building upon the sections within the town the lessee must abide by and conform to the alignment of streets and roads, and to all by-laws and regulations made by the local authority intrusted with the administration of the local affairs of the Township of Rotorua.
  7. Privies, ashpits, and other works of a similar character to be constructed and maintained as directed by the local authority. All drains and channels, and the sanitary state and condition of the premises, to be subject to the by-laws and regulations of the local authority.
  8. No wells to be sunk or any excavations to be made without the consent in writing of the local authority.
  9. The trade or business of a soap-boiler, tallow-chandler, tanner, slaughterman, meat curer or preserver, or any noisy, noxious, or offensive trade or manufacture of any kind whatever will not be permitted.
  10. Provision will be made in the leases for inspection of premises at all reasonable times.
  11. Leases liable to forfeiture if rent be thirty days in arrear, and the leases will contain provisions for re-entry and for the recovery of rents.

Pastoral Lands in Canterbury Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned Crown lands will be offered for lease by public auction, at the District Lands and Survey Office, Christchurch, on Friday, the 27th day of February, 1903, at 11 a.m.

SCHEDULE.

Pastoral License under Sections 219 and 232 of “The Land Act, 1892.”

Crown land, and open portions of Forest Reserves Nos. 3121 and 3122 Selwyn 6,500 approx. Acres. £ s. d. 60 0 0 3 years.

This land is situated on the eastern flank of Mount Torlesse and the southern slope of Staircase Gully; it ranges up to an elevation of 6,495 ft., and comprises steep, rough country, partly covered with native pasture.

CONDITIONS.

  1. Possession of the run will be given to the purchaser of the license on the 1st March, 1903.
  2. The license shall be dated on the 1st March, 1903, and shall be for the years specified above, from that date.
  3. The license shall be subject to the following conditions amongst others:—

(1.) That if the licensee, or any person claiming an interest through or under him, shall make or cause to be made any agreement or contract, or shall give or cause to be given or taken any negotiable security, for the purpose of defeating or evading the provisions of, or shall in any way whatsoever, directly or indirectly, commit or be privy to a fraud upon, “The Land Act, 1892,” the license shall be liable to be forfeited and revoked;

(2.) That the licensee shall prevent the destruction or burning of timber or bush on the land comprised in the license;

(3.) That the licensee shall prevent the growth or spread of gorse, broom, and sweetbriar on the land comprised in the license, and shall with all reasonable speed remove or cause to be removed all gorse, sweetbriar, broom, or other noxious weeds or plants, as may be directed by the Commissioner;

(4.) That the licensee shall destroy all rabbits on the land comprised in the license, and shall prevent their increase or spread, to the satisfaction of the Commissioner or an officer appointed by him to inspect the ground; and

(5.) That during the months of December to June, inclusive, or such other months, not exceeding altogether seven in any one year, as the Commissioner shall from time to time determine, the licensee shall not burn the grass on the land comprised in the license.

  1. The licensee shall have the exclusive right of pasturage over the lands specified in his license, but shall have no right to the soil, or timber or minerals thereon or therein.
  2. One half-year’s rent and a license fee of £1 1s. shall be paid on the fall of the hammer. The rent shall be paid half-yearly in advance, on the 1st day of March and the 1st day of September in each year during the term of the license, the half-year’s rent paid on the fall of the hammer being for the half-year commencing on the 1st March, 1903. Should the half-yearly rental at any period not be paid within thirty days, a penalty of 10 per cent. in addition will be enforced.
