General Description of Land in Blocks V., VI., IX., X., XIII., and XIV., Waro Survey District.—This land is situated in the Clifton County, and includes portions of the valleys of the Mangatoro and Mangatawa Streams and the Tongaporutu River. It consists chiefly of hilly and generally rolling forest-clad country, with flats in the valleys, the timber comprising tawa, rata, rimu, with a small quantity of birch on the highest spurs, and the usual undergrowth, which is very dense. The soil is generally of good quality, resting upon a formation principally of papa, with sandstone in places, and is well watered by permanent streams. The altitude varies from 50 ft. to 1,460 ft. above sea-level. On the whole the land is well adapted for sheep-farming and raising cattle, while here and there in the more favoured portions of the sections, after the land is cleared, dairying will be practicable in the future. The principal means of access is via the Okau Road, between fifteen and twenty miles from Tongaporutu Township, where there are a post and telephone office, stores, &c. This township is forty-eight miles from New Plymouth and thirty-seven miles from Waitara, the nearest seaport. The main road from New Plymouth is metalled to Uruti, with the exception of occasional gaps in places between there and Urenui. The Okau Road branches off the main road about four miles south of Tongaporutu, and is formed for dray traffic for about seven miles, and another seven miles and a half are opened as a horse-road. The climate is bracing and healthy, the rainfall being equable and plentiful throughout the entire year, which generally insures an abundance of grass when the pastures are dry and burnt in other parts of the colony, whilst the comparatively low elevation has a tendency to maintain a mild temperature.

Situate on Rawhitiroa Road; access from Eltham, about thirty-six miles distant—twelve miles metalled dray-road, eight miles formed dray-road, and the remainder formed bridle-road. The land is broken, with small flats on Moeawatea Stream; soil generally fair to good; papa formation with sandstone, well watered; dense forest of tawa, rata, rimu, matai, and thick undergrowth; also birch on tops of ridges. Elevation, 700 ft. to 1,500 ft.
