About 1,350 acres of flat, fenced in on north bank of Wairau River by well-conditioned fence; 85 acres of this is a flax swamp, partly drained, and of the remainder three-fourths is well grassed, partly with English, but principally native grasses. A woolshed with two-roomed hut, and small paddock and yards, is situated about the centre of this flat. Beyond this the country is steep and rough for the most part, though here and there, as in Birch Hill Creek, are small patches fairly grassed, and capable of improvement. About one-half the area of this run is taken up by birch bush, in patches, and scrub, the north side of the mountain lying into the Goulter River being especially broken and rough, and, as is the case on the south face, carrying tutu and fern, with little grass. Altitude from 950 ft. to 5,400 ft. Well watered with permanent streams throughout. Distant about forty miles from Blenheim by dray-road, passing through Birch Hill Station, and crossing the river opposite latter homestead. Formed dray-track leading from this crossing into the bush at the back of old Section 102, whence posts and firewood can be drawn. Eastern boundary partly fenced (about one mile and a half) by good fence. Possession on day of ballot.
Small Grazing-run No. 141 is offered for lease subject to the following special condition: That the lessee has no right to the timber in the two clumps of bush shown on the sale-plan and numbered 1 and 2 respectively, except such as may be required for fencing or for his domestic use, and the Crown reserves the right to grant permission to any person to enter upon the run and cut and remove therefrom such timber as may be required for domestic or fencing purposes.
