CROWN LANDS NOTICES.

Rural Lands in the Hawke’s Bay Land District open for Sale or Selection.

District Lands and Survey Office, Napier, 18th November, 1902.

NOTICE is hereby given that the undermentioned lands will be open for sale or selection, at this office, in terms of section 136 of “The Land Act, 1892,” either for cash, for occupation with right of purchase, or for lease in perpetuity, on Wednesday, the 7th January, 1903.

If more than one application is received for the same section on the same day, priority of selection shall be decided by ballot.

Open fern country; soil light; well adapted for carrying sheep; has about 120 acres surface-sown in grass, and one mile and three-quarters of old fencing, which will require repairing. Situate about thirty five miles from Napier, and accessible by dray-road. Two coaches run bi-weekly between Napier and Puketitiri. There is a hotel, boardinghouse, and post-office at Puketitiri, about a mile from the section. Weighted with £103 15s., valuation for improvements, consisting of 120 acres of grass, valued at £60, and one mile and three-quarters of fencing, valued at £43 15s.

Open fern country; soil light, but adapted for sheep-raising; has 110 acres surface-sown in grass, and one mile and three-quarters of old fencing, some of which is in need of repair. Accessible by coach-road from Napier, distant about thirty-six miles, and by same with Puketitiri Post-office, one mile and a half distant. Weighted with £98 15s., valuation for improvements, consisting of 110 acres of grass, valued at £55, and one mile and three-quarters of fencing, valued at £43 15s.

NOTICE is hereby given that, the leases of the undermentioned lands having been forfeited by resolutions of the Wellington Land Board, the said lands have thereby reverted to the Crown, under the provisions of “The Land Act, 1892.”

Reserve in Auckland Land District for Lease by Public Tender.

District Lands and Survey Office,
Auckland, 3rd November, 1902.

NOTICE is hereby given that written tenders will be received at this office up till 4 p.m. on Monday, the 29th December, 1902, for a lease of the undermentioned reserve for a term of fourteen years, at the upset annual rental stated below.

SCHEDULE.
HOWICK (SMALL LOTS NEAR).

ALLOTMENT 8, Section 7, containing 7 acres 3 roods 12 perches. Upset annual rent, £1.

The reserve is situated about three-quarters of a mile from the Howick Wharf.

TERMS AND CONDITIONS OF LEASE.

  1. Term of lease, fourteen years from 1st January, 1903.
  2. Possession will be given on the day of sale. One year’s rent, and lease fee, £1 1s., to be paid on fall of the hammer.
  3. The Commissioner of Crown Lands may, in the event of the land being required for burial purposes, resume any portion of the land comprised in the lease under a duly proportionate rebate of rent by giving to the lessee three months’ notice of his intention so to do.
  4. The lessee shall have no right to compensation either for any improvements that may be placed upon the land, or on account of the aforesaid resumption, or for any other cause; but, before the expiration of the term of lease or notice of resumption as aforesaid, the lessee may remove all fences and buildings that may have been erected by him during the currency of the lease.
  5. The lessee shall have no right to sublet, transfer, or otherwise dispose of the whole or any portion of the land comprised in the lease, except with the written consent of the Commissioner of Crown Lands first had and obtained.
  6. The rent shall be paid yearly in advance free of all deductions whatsoever.
  7. The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within sixty days after the date on which the same ought to be fulfilled.
