Section 115, which fronts the Maungaraki Road, is situated one mile and three-quarters from the Petone Railway-station (a mile and a half of which is a formed dray-road), and comprises hilly land rising from the frontage to the back of the section. 1¼ acres is under light native bush and the remainder in English grasses. The soil is of good quality, resting on a rocky formation. There are about 14 chains of old fencing on this section, valued at £1 15s., which is included in the price of the land. There is no permanent water. The elevation ranges from 450 ft. to 550 ft. above sea-level.

NOTICE is hereby given that the undermentioned village-homestead allotment will be open for selection on lease in perpetuity, at this office, on Wednesday, the 3rd day of December, 1902, under the provisions of “The Land Act, 1892,”

If more than one application is received for the allotment on the same day, priority of selection will be decided by ballot.

This section is situated on the hills to the west of Petone, from which it is distant about one mile and a half by a good metalled road. It comprises rough hilly land, having about 2 acres in grass, 2 acres overrun with gorse, and the remainder in light bush, which consists of tawa, karaka, miro, maire, hinau, and a few rimu, with thick undergrowth of karamu, makomako, supplejacks, &c. The soil is of rather light quality; the section is fairly well watered by small streams. The elevation ranges from about 200 ft. to 250 ft. above sea-level.

Village-homestead Allotment, Wellington Land District, open for Selection on Lease in Perpetuity.

NOTICE is hereby given that the undermentioned land will be open for selection on lease in perpetuity as a village-homestead allotment, at this office, on and after Tuesday, the 25th November, 1902.

Weighted with £13 16s., valuation for improvements. Access to this section is obtained from Makuri Township, which is about three miles and a half distant by metalled road. The land is flat, with alluvial soil resting on gravel formation. The forest comprises rimu, kahikatea, rewarewa, with the usual undergrowth. The section is well watered by the Makuri-iti Stream. The elevation ranges about 1,000 ft. above sea-level. The improvements, which have been neglected, comprise felling and grassing, and a two-roomed whare (out of repair).

NOTICE is hereby given, in terms of “The Land Act, 1892,” that written tenders will be received at this office up to 4 p.m. on Tuesday, the 18th day of November, 1902, for leases of the undermentioned sections. If any of the sections are not applied for on the date mentioned they will remain open for selection at the upset rentals and for the term stated.

Term of lease, seven years.

CONDITIONS.

  1. Tenders must be accompanied by marked cheque or post-office order for six months’ rent at the rate offered, together with £1 1s. lease fee.

  2. There are no restrictions or limitations as to the number of sections which one person may lease, and no declaration is required. Residence and improvements are not compulsory. No compensation shall be claimed by the lessee, nor shall any be allowed by the Government, on account of any improvements effected by the lessee, nor for any other cause.

  3. Possession will be given on the day of acceptance of tender.

  4. The leases shall be for the term of seven years, but shall be subject to termination by six months’ notice in the event of the land being required by the Government.

  5. The rent shall be payable half-yearly in advance.

  6. The lessee shall have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease, except with the written consent of the Commissioner of Crown Lands first had and obtained.

  7. The land shall not be cropped nor broken up, except with the consent of the Commissioner of Crown Lands.

  8. The lessee shall destroy all rabbits on the land, and he shall prevent their increase or spread, to the satisfaction of the Commissioner of Crown Lands.

  9. The lessee shall prevent the spread and growth of gorse, broom, and sweetbrier on the land comprised in the lease; and he shall with all reasonable despatch remove, or cause to be removed, all gorse, sweetbrier, broom, or other noxious weeds or plants, as may be directed by the Commissioner of Crown Lands.

  10. The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within sixty days after the date on which the same ought to be fulfilled.
