to be fixed by valuation, and improvements being secured to lessee as provided by “The Land Act, 1892,” section 182. Each lessee of a small grazing-run is required to make the declaration as per form printed below.

No person can lease more than one run.
-
Residence on small grazing-runs is compulsory, and commences within three years in bush or swamp land, and within one year in open or partly open land, unless the lessee obtain the consent of the Land Board to reside on other land in his occupation.

Permanent improvements must be effected equal to one year’s rental by the end of the first year, two years’ rental by the end of the second year, and four years’ rental at the end of the sixth year; and on bush land, in addition thereto, improvements must be made to the value of 10s. an acre if first-class land, or of 5s. an acre if second-class land.

One half-year’s rent and £1 1s. for the lease, and the amount of valuation for improvements, must be paid immediately the application is declared successful; the rent to be paid half-yearly in advance during the term of the lease.

The lessee has no right to purchase any part of the land; but he can select 150 acres around the homestead through which no road can be taken or other public privilege exercised without compensation.

That I am purchasing such lease solely for my own use and benefit, and not directly or indirectly for the use or benefit of any other person or persons whomsoever.

That I am not already the holder of any such lease in any part of the colony, nor have I any interest in any such lease.

That I am not the holder of any run under Part VI. of the aforesaid Act, nor have I any interest in any such run.

That I do not own any freehold land or land held by lease or license of any kind whatever anywhere in the colony, either by myself or jointly with any other person, which, exclusive of the land I am now purchasing the lease of, will exceed in area 1,000 acres.
And I make this solemn declaration conscientiously believing the same to be true, and by virtue of an Act of the General Assembly of New Zealand intituled “The Justices of the Peace Act, 1882.” (Signature.)

Village-homestead Allotment, Pongaroa, open for Selection on Lease in Perpetuity.

THE under-mentioned Crown land will be open for selection on lease in perpetuity, at the District Lands and Survey Office, Wellington, on and after Tuesday, the 26th February, 1901.
If more than one application be received on the same day, then the order of selection shall be decided by ballot on the following day, at 11 a.m., at the District Lands and Survey Office, Wellington. If the section be not applied for on the 26th February, it will be open thereafter for application at the District Lands and Survey Office, Wellington.

This section is situated in the Pongaroa Village Settlement, on the Paraengahuata Road. The access is from Pongaroa Township, which is about two miles distant by dray-road and horse-track. The section comprises flat and undulating land. The soil is of fair quality, resting on papa formation. The forest is mixed, comprising rimu, rata, tawa, with thick undergrowth of supplejack, vines, &c. The section is at present watered by a small creek. The elevation ranges from about 500 ft. to 600 ft. above sea-level. The improvements comprise 27 acres felled and grassed, £58 1s.; 21 chains fencing, £17 17s.; whare, two rooms, £14 2s.: total, £90.

Block I. is burdened with £40, valuation for buildings. Sections 1 to 6 and 15, Block XXX., are burdened with £40, valuation for buildings.
One-fifth of the purchase-money, together with valuation for improvements, must be paid on the fall of the hammer, and the balance, with Crown-grant fee of £1, within thirty days, or the deposit will be forfeited.

In the event of more than one application being received on the same day, priority of selection will be decided by ballot on the following day, at 11 a.m.

These runs are hilly forest country. About 2,500 acres of Run 75A and 800 acres of Run 76A are good soil, covered with tawa, rimu, totara, kahikatea, matai, rewarewa, mahoe, miro, and the balance being black-birch country with poor soil.
Both runs are well watered. Distance from Wairoa by road, thirty-six to thirty-eight miles.
