Rural Lands in the Wellington Land District open for Sale or Selection.

IN pursuance and exercise of the powers and authorities conferred upon me by the one-hundred-and-thirty-sixth section of “The Land Act, 1892,” I, Uchter John Mark, Earl of Ranfurly, the Governor of the Colony of New Zealand, having received the report of the Surveyor-General in this behalf, as in the said section is provided, do hereby declare that the rural lands enumerated in the Schedule hereto shall be open for sale or selection on and after the sixteenth day of January, one thousand nine hundred and one; and also that the lands mentioned in the said Schedule may, at the option of the applicant, be purchased for cash, or be selected for occupation with right of purchase or on lease in perpetuity, or, in respect of any land containing or supposed to contain any metal, mineral, or valuable stone, be selected on lease in perpetuity only; and I do hereby also fix the prices at which the said lands shall be sold, occupied, or leased, as mentioned in the said Schedule hereto, and do declare that the said lands shall be sold, occupied, or leased under and subject to the provisions of “The Land Act, 1892.”

FIRST-CLASS LAND.

This section is situated in the Mekalickstone Block, on the Waihoki Road, and is distant about eighteen miles from Makuri. The access is from Rakaunui—via Alfredton—Weber and Huia Roads—which is about five miles distant, one mile of which is a dray-road, the remainder bridle-track. The section comprises hilly and undulating land. The approach is somewhat difficult, owing to a side-cutting along road-frontage. The soil is clayey, of fair quality, resting on papa formation. The forest is mixed, comprising hinau, maire, rimu, titoki, tawa, &c., with a usual undergrowth of tawa, supplejack, whitewood, rangiora, &c. The section is watered by a small creek, and there is water in the gullies. The elevation ranges from about 1,000 ft. to 1,200 ft. above sea-level.

This section is situated in the Delaware Block, on the lower slopes of the Ruahine Range, on the east side of the Pohangina River. The access is from Ashhurst, which is about twenty-four miles distant via Pohangina Valley Road and Takapori Road, which are formed for about twenty miles, and as a bridle-track for another two miles; the rest of the distance is a surveyed road only. The section comprises broken country; the soil is of fair quality, resting on a papa-and-sandstone formation. The forest is mixed, comprising rimu, rata, tawa, and birch on ridges, with an undergrowth of rangiora, supplejack, &c. The section is watered by several streams.

This section is situated in the Awarua Block, the access being from Mangaweka, which is about six miles distant by the Main Trunk Road, which is formed and metalled. The section comprises hilly land with occasional small flats, and there is a fairly good homestead-site near the road. The soil is of good quality, resting on papa-and-sandstone formation. The forest is rather thick, comprising chiefly rimu, miro, hinau, maire, and a few totaras, with a thick undergrowth of the usual kind. The section is watered by small streams. The elevation ranges from about 1,700 ft. to 2,000 ft. above sea-level. The Rangitikei County has a claim of £1 11s. 4d. against this section for rates.

This land is situated in the Hunter ville No. 3 Block, on the eastern slopes of the watershed between Turakina River and Mangamahoe Stream. The access is from Hunter ville, which is about twenty-five miles distant via the Ongo, Turakina Valley, and Karetu Roads, which are formed for dray traffic for about eighteen miles; the rest is formed bridle-track, bad in winter. The section comprises rough hilly land, with no flats to speak of; the soil is of good quality, resting on papa formation. The forest comprises rimu, matai, hinau, tawa, rewarewa, &c., with thick undergrowth of the usual kind. The section is watered by small streams. The Rangitikei County has a claim against this section of 13s 11d. for rates.
SECOND-CLASS LAND.

This section is situated on the eastern slopes of the Tararua Ranges, in the Mangahao Block, with a frontage to Taonui Road. The access is from Pahiatua, which is about fourteen miles distant, thirteen and a half of which is metalled road, remainder rough track. The section may also be approached from Tutaekara or Makakahi Railway-stations, by part metalled, part horse-track, &c., distant about nine miles. The section comprises hilly land with sharp spurs and steep gullies, covered with mixed forest with the exception of about 65 acres, which has been felled and grassed, covered in places with secondary growth. The soil is of fair quality, resting on sandstone formation. The forest is mixed, comprising rata, rimu, birch, &c., with a thick undergrowth of supplejack, konini, makomako, ground-fern, &c. The section is well watered. The elevation ranges from about 1,000 ft. to 1,400 ft. above sea-level. The improvements comprise felling and grassing, 65 acres, now somewhat overgrown.

This section is situated in the Clifton No. 1 Block, Waimarino District. The access is from Ohakune, which is about three miles and a half distant via the Rangatawa and Mangahouhou Roads, which are formed and metalled for dray traffic for about one mile and a half, formed for dray traffic another mile, thence formed bridle-track for about half a mile, the rest is rough pack-track only; the land also fronts on to the Kopuru Road, which is formed as a bridle-track beyond the section; the best building-site is, however, on the Mangahouhou Road. The section comprises about 25 acres flat land, the rest is undulating to hilly. The soil is of good quality, resting on papa-and-sandstone formation. The forest is rather heavy, comprising chiefly matai, rimu, miro, rata, rewarewa, &c., with thick undergrowth of konini, horopito, karamu, &c. The section is watered by small streams. The elevation ranges from about 1,900 ft. to 2,100 ft. above sea-level. The improvements comprise 20 acres felled and grassed, at £2 per acre: total value, £40.

This land is situated on the east side of the Kaiwhata Stream, on the East Coast, Wairarapa District, is bounded on the north by the Te Maipi Native Reserve, and on the south by Messrs. Downes and Nitz’s leaseholds. The access is from Carterton, which is about thirty-nine miles distant; from Carterton to Gladstone the distance is eight miles, by coach-road; from Gladstone to the Wharau, about twenty-two miles, by fair-weather dray-road; from Wharau to the Kaiwhata, two miles, is by dray-road, and three miles by horse-road. By following up the bed of the river for four miles the section is reached. Another access is from the mouth of the Kaiwhata, a distance of about ten miles, six of which is by dray-road. The section comprises hilly land intersected by deep gullies, with small flats along the Kaiwhata. The soil is of fair quality, resting on papa-and-sandstone formation. There are only about 20 acres of bush left, comprising rimu, kahikatea, matai, maire, and a little totara, with slight undergrowth of rangiora and supplejack. The section is well watered by permanent streams. The elevation ranges from about 600 ft. to 1,000 ft. above sea-level. The improvements comprise 300 acres in grass, valued at 12s. 6d. per acre; 30 chains netting fence, at £1 2s. 6d. per chain; 71 chains fencing, at 14s. per chain: total value, £270 19s.
