Reserves in Canterbury for Lease by Written Tender.

NOTICE is hereby given that written tenders will be received, at the District Lands and Survey Office, Christchurch, up to 12 noon on Wednesday, the 28th February, 1900, for the leases of the under-mentioned reserves.

In the event of no tender being received at the time named for any of the lots, they will remain open for lease on application at the upset rentals and for the terms stated herein.

GERALDINE SURVEY DISTRICT.

Reserve No. 60 is situated near Godley Head, between Taylor’s Mistake and Lyttelton Harbour, and comprises open hill, ranging from sea-level to 804 ft. elevation, and carrying native and English grasses.

Reserve No. 61 is situated at Adderley Head, Port Lyttelton, access thereto being obtainable only by water. The land occupied by the Lyttelton Harbour Board’s pilot-station in Little Port Cooper, the site of the look-out house on the head, and right of way between the two are reserved from lease. The reserve consists of pastoral hill-land, carrying native and English grasses.

Reserve No. 62A is situated at Camp Bay, Port Lyttelton, and comprises land of the same quality as Reserve No. 61. The lessee will be required to keep securely fenced off the point within the reserve on which are situated some graves.

Part of Reserve No. 1650 is situated on the south-east side of the main line of railway, about two miles and a half south-west of the South Rangitata Station, and comprises open plain tussock land of light quality.

TERMS AND CONDITIONS OF LEASE.

  1. Tenders must be accompanied by marked cheque or money-order for the amount of six months’ rent at the rate offered, together with £1 1s. lease-fee.

  2. Possession will be given on the day of acceptance of tender, except in the case of Reserve No. 60, of which possession will be given on 1st April, 1900.

  3. The leases will be for the terms stated in the Schedule, dating in each case from 1st January, 1900, except in the case of Reserve No. 60, the lease of which will date from 1st April, 1900.

  4. The Commissioner of Crown Lands may at any time resume possession of the land comprised in the lease, or any portion thereof, by giving to the lessee twelve months’ notice in writing of his intention so to do.

  5. The lessee shall have no right to compensation either for any improvements that may be placed upon the land, nor on account of the aforesaid resumption, nor for any other cause.

  6. The lessee shall have no right to sublet, transfer, or otherwise dispose of the whole or any portion of the land comprised in the lease except with the written consent of the Commissioner of Crown Lands first had and obtained.

  7. The land shall be used for grazing purposes only, and shall not be broken up or cropped without the written consent of the Commissioner of Crown Lands first had and obtained.

  8. The lessee shall destroy all rabbits on the land, and shall prevent their increase or spread to the satisfaction of the Commissioner of Crown Lands.

  9. The lessee shall prevent the growth and spread of gorse, broom, and sweetbriar on the land comprised in the lease; and he shall, with all reasonable despatch, remove or cause to be removed all gorse, broom, sweetbriar, or other noxious weeds or plants, as may be directed by the Commissioner of Crown Lands.

  10. The rent shall be payable half-yearly, in advance, free of all deductions whatsoever.

  11. The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within sixty days after the date on which the same ought to be fulfilled.

The highest or any tender will not necessarily be accepted.

Small Grazing-run, Waimate County, Canterbury, for Lease on Application.

NOTICE is hereby given that the under-mentioned small grazing-run will be open for lease on application at the District Lands and Survey Office, Christchurch, and the Land Office, Timaru, on Tuesday, the 27th February, 1900, at the annual rental noted below.

If the run be not applied for on the 27th February, 1900, it will be open for application thereafter at the District Lands and Survey Office, Christchurch.

In case of more than one application on the same day, priority of selection will be decided by ballot on the following day, at 11 o’clock a.m., at the District Lands and Survey Office, Christchurch.

This run is situated on the slopes of the Station Peak Range, which extends from the junction of the Hakataramea and Waitaki Rivers to the north branch of the Waihao River. It comprises high open hill country, the spurs being intersected by deep rough gullies, making the block in general difficult of access. The country is throughout of purely pastoral character, the vegetation consisting of native and English grasses with snow-grass only on the higher altitudes; it is fairly well watered by springs and streams, but is liable to burn up in a dry season, and, as the elevation ranges from about 1,000 ft. up to 3,500 ft. above sea-level, it is liable to heavy falls of snow in winter.

The run faces the Waitaki River, about eight miles south-easterly from the Hakataramea Railway-station; the distance from Waimate being about twenty-three miles, and from Hakataramea about fourteen miles.

The run is weighted with the valuation of £468 10s. for good six-roomed dwellinghouse, yards, boundary and subdivision fencing, and surface-sowing.

Possession of the run will be given to the successful applicant for the same as soon as the application has been approved by the Land Board, and the necessary deposit and valuation paid.

CONDITIONS OF LEASE.

  1. The term of lease is twenty-one years, with the option of renewal for a further period of twenty-one years at a rent to be fixed by valuation, and improvements being secured to lessee as provided by “The Land Act, 1892,” section 182. Each lessee of a small grazing-run is required to make the declaration as per form printed below.

  2. No person can lease more than one run.

  3. Residence on small grazing-runs is compulsory, and commences within three years in bush or swamp land, and within one year in open or partly open land, unless the lessee obtain the consent of the Land Board to reside on other land in his occupation.

  4. Permanent improvements must be effected equal to one year’s rental by the end of the first year, two years’ rental by the end of the second year, and four years’ rental at the end of the sixth year; and on bush land, in addition thereto, improvements must be made to the value of 10s. an acre if first-class land, or of 5s. an acre if second-class land.

  5. One half-year’s rent and £1 1s. for the lease, and the amount of valuation for improvements, must be paid immediately the application is declared successful; the rent to be paid half-yearly in advance during the term of the lease.

  6. The lessee has no right to purchase any part of the land; but he can select 150 acres around the homestead through which no road can be taken or other public privilege exercised without compensation.
