Section 2: Open land, slightly undulating; all ploughable; soil, river-deposit; frontage to Matukituki River; no permanent water on section. Section 3: Open land; about 60 acres tussock and flax and 30 acres swamp, remainder inclined to be peaty; this section has a gentle slope towards Lake Wanaka, and is liable to be covered with lake-water in times of flood; permanent water on section. Section 4: Open level land; about 18 acres of swamp easily drained, remainder tussock and flax; this section has frontage to Lake Wanaka. Sections 5 and 8: About 40 acres tussock and flax land, remainder hill ground in fern; lake frontage, but no water on section; easily fenced. Section 7: About 130 acres river-deposit land growing tussock and flax, remainder hill ground growing fern; lake frontage, but no water on section; easily fenced.

These sections are the subdivisions of Roy’s Peninsula at Lake Wanaka, and are situated about twelve miles from Pembroke; altitude, from 920 ft. to 1,600 ft.

Section 2: Open undulating land; soil fair; covered with fern and tussock; no water; altitude, 1,000 ft. to 1,800 ft. Section 3: Open, level to undulating land; about one-third has been broken up and sown down, but grass has run out, remainder growing fern and tussock; altitude, 1,000 ft. to 1,300 ft. Sections 4, 5, and 6: Open, level to undulating land; altitude, 1,000 ft. to 1,300 ft.; no permanent water. Section 8: Mostly light terrace land, which has been broken up and sown down, but the grass has run out; the section has no permanent water; altitude, 1,000 ft. to 1,200 ft. Section 9: Mostly open undulating land, which has been broken up and sown down, but the grass has run out; the land along the creek is inclined to be swampy; watered; altitude, 1,000 ft. to 1,800 ft. Sections 10 and 11: Open land; one-third level, remainder undulating; about one-half has been broken up and sown down, but the grass has run out; permanent water; altitude, 1,000 ft. to 1,400 ft.

These sections are situated close to the Town of Pembroke. Sections 2 to 6 and 9 to 11 have a frontage to a main road, and Sections 2 to 6 and 8 to 11 have frontage to a reserve along the shore of Lake Wanaka. The following sections are subject to the valuations for improvements, payable with application or immediately the result of the ballot is declared, as under: Section 2, £5 12s. 9d.; Section 3, £2 17s. 9d.; Section 4, £3 6s.; Section 5, £4 2s. 6d.; Section 6, £8 17s.; Section 9, £4 8s.; Section 10, £3 6s.; Section 11, £2 15s.
