Kaimakau Township is situated at Kennedy’s Bay, south of Cape Colville, eight miles by road from the Town of Coromandel. Kennedy’s Bay is well sheltered, and affords good anchorage. The soil in Kaimakau Township is light and sandy.

The terms and conditions of sale are the regulations under “The Native Townships Act, 1895,” as set forth in the New Zealand Gazette of the 13th February, 1896, the following being a condensed form of them:—

  1. The respective allotments will be offered by auction at the Land Office, Auckland.

  2. The bidder of the highest rent will be declared to be the lessee, and if any dispute arises as to the last or highest bidding for any allotment the allotment will be put up again at the last-preceding bidding.

  3. The highest bidder for each allotment shall on the fall of the hammer pay to the auctioneer the first half-year’s rent in advance by way of deposit, which shall represent the half-year’s rent as from the 1st January next, and lease-fee of £1.

  4. The second half-year’s rent shall become payable on the 1st July, 1899, and thenceforth shall be paid half-yearly in advance to the Receiver of Land Revenue, Auckland.

  5. The lease shall be for a term of twenty-one years commencing from the 1st day of January, 1899, and the lessee shall execute the same in triplicate at the office of the Commissioner of Crown Lands, or at any of the District Postmasters’ offices, whenever requested to do so.

  6. Should the highest bidder neglect or fail to comply with any of the conditions, his deposit shall thereupon be forfeited to the Commissioner, who shall be at full liberty either to enforce the letting or to relet the premises at such time and place and in such manner as he thinks fit.

  7. All rates, charges, taxes, and assessments whatsoever to be paid by the lessee.

  8. The lessee shall not nor will at any time during the said term assign, underlet, or part with the possession of the demised land or any part thereof without the previous consent in writing of the Commissioner of Crown Lands, Auckland.

  9. The lessee, faithfully observing and performing all the covenants, conditions, and agreements contained or implied, shall on the expiration by effluxion of time of term hereby granted have the right to renewal of the lease, or to valuation for all substantial improvements of a permanent character made or owned by him and then existing on the demised land, as fully set forth in regulations, pages 276 and 277 of Gazette, 1896.
