Reserves in Manukau County for Lease.

District Lands and Survey Office,
Auckland, 14th September, 1897.

IT is hereby notified, in terms of “The Public Reserves Act, 1881,” that written tenders will be received at this office on and after Friday, the 5th November, 1897, for the lease of the under-mentioned reserves.

Tenders must be accompanied by marked cheque or post-office order for six months’ rent at the rate offered, together with £1 1s. lease-fee.

MANUKAU COUNTY.—PARISH OF WAITARA.

Section S.W. 53 and Section 55, together containing 84 acres (plantation reserves); situated on the West Coast, adjoining the Waitara River, and about six miles from Pollok Wharf.

Term of lease: Five years. No compensation for improvements during either the currency or on termination of lease, but lessee may remove fences or buildings erected by him.

The lease will contain a condition that the lessee shall, at his own cost, plant each year at least 10 acres of the reserves in sand-binding grasses.

The highest or any tender not necessarily accepted.

Land in Elsthorpe Estate, Hawke’s Bay, open for Selection on Lease in Perpetuity.

THE under-mentioned Crown lands will be open for selection upon lease in perpetuity, at this office, on Wednesday, the 17th November, 1897, under the provisions of “The Land Act, 1892,” and “The Land for Settlements Act, 1894,” and its amendments.

If more than one application is received for the same section on the same day, then the order of selection shall be decided by ballot on the following day, at 11 a.m.

Description of Land.—Section 3 contains about 100 acres of agricultural land, the remainder being broken country, and only suitable for pastoral purposes; the soil is good, on papa formation, and well watered; the average height above sea-level is 800 ft.; there are about 176 chains of post-and-wire fencing on the north and west boundaries, and about 92 chains of internal fencing; the distance from Kaikora by road is eighteen miles, fourteen miles of which are formed and gravelled, the remainder is to be formed; in English and native grasses. Section 34 is well watered grass land adjoining the village; there are erected on it a large open shed used for storing hay, a good cattle-yard, a loose-box, and about 16 chains of internal fencing. Section 39 is well watered, the Makara Stream forming part of the boundary; nearly half of the section is flat, the balance being undulating hills with easy slopes; the soil is very good, all in grass, and suitable for cultivation; there are about 64 chains of boundary and 24 chains of internal fencing.

Village-homestead Sections.

Description of Land.—The Village of Elsthorpe is situated on the main road from Kaikora to the coast, about fourteen miles from the former place. It is a very pretty spot, approached from both sides through clumps of carefully-preserved native bush—a somewhat rare sight in that part of the country. The sections are all in good sward, and will make excellent residence-sites.

NOTICE is hereby given that the under-mentioned section of land in the Township of Invercargill will be offered for sale by public auction, at this office, on Thursday, the 18th November, 1897, at 11 a.m.

Section 22, Block XXXIV., containing 1 rood: Upset price, £100.

Weighted with £400 as valuation for improvements, consisting of dwelling-house of six rooms, outhouses, fencing, and garden.

Rural Land, Southland, open for Selection on Perpetual Lease.

THE under-mentioned Crown land, having been surrendered in terms of section 156 of “The Land Act, 1885,” will be open for selection on perpetual lease on and after Thursday, the 18th November, 1897. If more than one application be received for the section on the same day, then the order of selection shall be decided by ballot on the following day at 11 a.m.

This section is situated about ten miles from Riversdale Railway-station by road. The land is open, and the soil fair. About 200 acres are ploughed, but not in crop; and there are 134 chains of fencing.

The improvements must be paid for in cash on the day on which the application is approved; but if the land be balloted for, then payment must be made immediately on the conclusion of the ballot.

Motukaraka Island, Auckland, for Lease by Public Auction.

NOTICE is hereby given that the under-mentioned Crown land will be offered for lease for the term of seven years by public auction, at this office, on Friday, the 26th November, 1897, at 11 a.m.

SCHEDULE.

MOTUKARAKA or Flat Island, off Maraetai Point, near Howick: Section 1, Block IV., Otahuhu Survey District, containing 7 acres 2 roods 35 perches. Upset rental, £6 per annum.

Weighted with the sum of £25 as valuation for improvements.

The land is first-class agricultural land in grass.

The lessee will only be permitted to use the land for grazing purposes.

Six months’ rent and the lease-fee of £1 1s. must be paid on the fall of the hammer.

Rent payable half-yearly in advance.
