Village-homestead Allotments for Selection on Lease in Perpetuity.

NOTICE is hereby given that the under-mentioned village-homestead allotments will be open for selection on lease in perpetuity, at this office, on and after Wednesday, the 13th October, 1897.

Levin Village Settlement.

This section is situated on the main street of Levin Township, close to the Post-office, school, and the main business part of the town. It consists of fair soil on a shingle formation, and is open land.

PAHIATUA COUNTY.
Makuri Village Settlement.

Weighted with £73 5s. for improvements.
This section is situated at Makuri, about 20 chains from the main road, this distance not yet having been formed into a road. The soil is good, on a limestone formation, although there is no flat land on the section.

Pahiatua Village Settlement.

Weighted with £69 19s. for improvements. There is a liability of £1 17s. 8d. on this section due to the Pahiatua County Council for rates.
This section is situated about a mile from Mangatainoka Township, where there is a post-office, school, butter-factory, &c., and is approached by a good metalled road. The land consists of alluvial soil, is level, and in grass, although fern and thistle are now getting into it.

Upper Makuri Village Settlement.

This section is situated in the Upper Makuri Village, distant from Makuri Township about three miles and a half, from which place there is a good metalled road to within 30 chains of the section. The soil is alluvial, on a shingle and limestone formation. The land is level, and covered with bush. There are a few large trees, consisting of white-pine, rimu, &c., the balance of the timber being light, with very little undergrowth. The land is watered by the Makuri Stream.

KIWITEA COUNTY.
Welford Village Settlement.

These sections are situated in a settled district, and are distant from Hunter ville, on a formed dray-road, about twelve miles; from Feilding, by a metalled coach-road via West Waitapu, about twenty miles; and from Waituna West Post- and Telegraph-office and school about three miles. The land, although broken, has a good soil on a gravel and papa formation, covered with timber consisting chiefly of rimu, rata, hinau, and the usual undergrowth. An area of 2½ acres has been felled, but not sown with grass-seed. The section is well watered.

Rewa Village Settlement.

This section is situated in a thriving district, and is distant from Hunter ville about ten miles by a formed dray-road, and from Feilding, by a formed and mostly metalled coach-road, about twenty miles. The land is level, with good soil on a gravel formation, and is heavily timbered, chiefly with rimu, matai, kahikatea, and the usual undergrowth. The section is watered by a running stream.

RANGITIKEI COUNTY.
Mangaweka Village Settlement.

This section is situated on the main road at Mangaweka. It is level, has a soil on a gravel formation, and is watered by a running stream. The bush is all felled, but, owing to the burn not being good, the land is poorly grassed.

Sections 18 to 22 are situated five miles and a half from Hunter ville, on the Watershed Road, and three miles and a half from the Mangaonoho Railway-station. The soil is good, being partly a drainable swamp, on a papa formation. The section is level, is watered by a running stream, and is timbered chiefly with rimu, tawa, &c., with the usual undergrowth.

Sections 10, 15, and 16 are situated five miles and a half from Hunter ville, near the junction of the Murimutu and Watershed Roads, and are distant three miles and a half from Mangaonoho Railway-station, by a formed dray-road. The soil is good, on a papa formation. There is about an acre of level land suitable for building, &c.

Sections 2, 4, 6, and 8 are situated five miles and a half from Hunter ville, near the junction of the Murimutu and Watershed Roads, and about three miles and a half from Mangaonoho Railway-station, by a formed dray-road. The land, although hilly, has a good soil on a papa formation. It is covered with timber, consisting of rimu, tawa, birch, &c., and the usual undergrowth.

Makohine Village Settlement.

This section is situated about seven miles from Hunter ville, by a good metalled road, and one mile and a half from the Mangaonoho Railway-station. The land is level and well watered, and the soil is good, on a papa formation. It is covered with timber, consisting of rimu, rata, tawa, &c., and the usual undergrowth.

TERMS AND CONDITIONS OF LEASE.

  1. The lands enumerated hereon are first-class lands, and are divided into village-homestead allotments, open for selection on lease in perpetuity under the provisions of “The Land Act, 1892” (hereinafter referred to as “the said Act”).

  2. The day on which the land shall be open for selection shall be Wednesday, the 13th day of October, 1897.

  3. The rental stated hereon shall be the price at which the land shall be open for selection.

  4. Applications for leases shall be made in manner as provided in Part I. of the said Act; and all such applications shall be made to the Commissioner of Crown Lands, Wellington; and leases will be issued in accordance with the provisions of Part I. aforesaid.

  5. Each applicant shall state his or her residence, occupation, and condition in life (namely whether married or single), and will be required to make the declaration prescribed in Schedule C of the said Act.

  6. Each applicant shall pay the first half-year’s rent, together with the lease- and registration-fee and the valuation for improvements, immediately the application has been approved or declared successful at the ballot.

  7. All rents must be paid half-yearly, in advance, on the 1st days of January and July in each year, as provided in section 157 of the said Act; and the first half-year’s rent is payable as before provided. The next payment of rent will become due on the 1st July, 1898.

  8. No lessee shall apply for or hold more than one allotment, and such allotment shall be held for his or her sole use and benefit, and not for the use or benefit of any other person whomsoever. No married woman shall be eligible as a selector; but this provision shall not apply to any married woman who may become a transferee under a will or by virtue of an intestacy.

  9. Improvements and residence on the land comprised in each lease shall be as provided in Part III. of the said Act. The provisions of section 144, and all other provisions of the said Act with respect to substantial improvements, shall apply accordingly to lessees under these regulations. The provisions of section 141, and all other provisions of the said Act in respect of compulsory residence, shall apply accordingly to lessees under these regulations.

  10. No lessee shall subdivide, sublet, or transfer the land held by him under these regulations, except under and subject to the provisions of Part I. of the said Act.

  11. All the provisions of the said Act, so far as applicable, shall extend and apply to the lands affected by these regulations, and to the applications and leases to be made and issued thereunder, and generally to the interests created, and the persons whose rights, liabilities, or interests are thereby affected; and the mention of any particular provision of the said Act shall not be deemed to exclude any other provision of the said Act applicable to the particular case.
